Newly renovated hilltop retreat minutes from Brewster beaches. Sunny and spacious, your perfect spring, summer, or fall escape! Centrally located in Brewster, this is the ultimate home base to explore all the Cape has to offer. Linens provided and AC mini-splits throughout!
Sun-filled living/ dining area with soaring ceilings. Three oversized bedrooms, sleeps 8. King master bedroom, king second bedroom, third bedroom with four twin beds. Both full baths are huge and were completely redone in 2021. Master bathroom offers rainfall showerhead in a spacious walk-in shower. Fully equipped spacious kitchen and dining room are a delight to cook and entertain in. Sun streams into the house all times of day.
Expansive back deck for dining and lounging, bonus side deck perfect to hide away with a good book or enjoy your morning coffee. Retractable awning over deck provides shade and rain cover over the outdoor dining table if needed. The inviting yard includes trees and boulders to climb, a tree swing, and lots of room for family lawn games. The house and yard are surrounded by trees which create a private, peaceful setting. The outdoor shower is great for rinsing off after the beach.
Since we have young children of our own, we are particularly focused on providing a kid-friendly experience: This rental provides kids' toys (magnatiles, duplos, puzzles, books, beach pails and shovels, outdoor games, etc.) and family games (dominoes, Parcheesi, Uno, Scrabble, Jenga, etc). Kid equipment includes two pack-n-plays (please provide your own crib sheets), Fisher Price booster seat, and kid cups/ plates/ bowls/ utensils. Beach equipment includes 6 chairs, beach towels, pails and shovels, sand toys, beach wagon, cooler.

I cannot begin to describe how gorgeous this home is. The decor is stunning , the layout is absolutely perfect for families, and the whole home is clean, cool and comfortable! The basement is beautiful with many games for children. The upstairs is renovated with four twin beds in one bedroom which made it easy for our children to stay in the same room! The second upstairs bedroom is huge with its own big bed and desk for working. The bathrooms are stunning and the one in the downstairs bedroom has a huge shower. The whole house is stocked full of everything you could imagine ! The backyard is beautiful with mature trees and plenty of room to play! I could go on and on! This house is a must stay!

A perfect vacation home for adults and kids alike! Beautifully decorated with many thoughtful touches: e.g., the well appointed kitchen with kid friendly dinnerware; comfortable bedding; beach chairs, toys, and wagon; and a guestbook with helpful suggestions for sunny and rainy day activities. A lovely selection of games, toys, and books were also a treat for the kids and adults. The property is private and picturesque - we enjoyed morning coffees and evening drinks from the multiple outdoor seating areas. Conveniently located a super short drive from various bayside beaches and the adorable Brewster general store. Try the ice cream! A big thank you to our conscientious and thoughtful hosts for providing a perfect home base for our beach vacation!

My family and I enjoyed a great week at this rental property. It is clean, charming and has every amenity you could possible need. The hosts were very easy to communicate with and we had absolutely no issues with the property the entire week. We are hoping to go back next summer!!

It was an absolutely beautiful home. Kate was an amazing host and responded right away! The area of Brewster in Cape Cod is our families favorite. The house however exceeded our expectations in every way. Kate and her husband have thought about every single thing to make your trip amazing. We are hoping to come back year after year!

Rarely when you rent a home is it actually more beautiful in person than in the pictures online but that was the case here! The home was even more stunning than the pictures online. The rooms were spacious and everything was sparkling clean. Check in and check out was a very easy process, and Kate, the homeowner was extremely responsive with any questions we had. They had a great welcome book with wonderful suggestions of things to do in the area and restaurants to try. Would 10/10 recommend this property to anyone. My only disappointment was that we didn't book it for longer!

We recently stayed at the Sandy Hill Cottage. It was located in a quiet neighborhood. The house sits on a hill and the yard had beautiful fall colors and was well maintained. The surrounding area was beautiful with great walking and biking trails and easy access to many historical sites. Kate and Mohit provided great information about their home and Cape Cod. We agreed unanimously that the house was the most comfortable vacation house we have stayed in and we would love to stay again if we are in Cape Cod again.

The cottage is lovely, clean, well equipped and decorated with style. It is the perfect place to escape the buzz of the city and enjoy the amazing surroundings and tranquility of Cape Cod. We loved it!
Kate & her family were wonderful hosts who thought of everything and were very friendly and easy to communicate with. Check in went smoothly and WiFi worked very well.

This is our second stay at Sandy Hill Cottage and this continues to be our favorite place on the Cape! Kate is an exceptional host who has great attention to detail (and decorative style!) and our vacation with a total of four young children is a breeze. The property is gorgeous and the thought that is put into items for the house is so appreciated - for example, a step stool in the bathroom for the kiddos, beach chairs/wagon, and toys. The location is also perfect for all our kid-friendly beach adventures with Crosby beach and Skaket just a short drive away. We hope to be back next year!

Beautifully updated home, loved it. The yard is huge compared to most Cape properties. It sets on a hill so you are looking out over the tree tops, very beautiful and peaceful. The beds are very comfy with a king size both upstairs and down. Basement has ping pong table and foze ball table for entertainment. Nice open concept on main floor. Great central location.

We loved Sandy Hill Cottage! We're a group of three middle-aged friends, and this was our second summer staying at the house (for a week in July each time). We were thrilled with it again! The house is so cheerfully and tastefully decorated, and it has absolutely everything you might need. We also really enjoyed the deck/backyard, the lovely neighborhood, and the Brewster area in general -- so much to do. The owner, Kate, goes out of her way to communicate in a friendly, helpful way; she genuinely seeks out suggestions for improvement -- but we could not think of any! We would highly recommend this property and hope to come back next summer.

The home is much bigger than expected and absolutely beautiful. The owners spared no expense on the decor and renovations. All rooms are very big and comfortably accommodated our family of six. Nice big private yard as well.

This property was just as advertised and more. The house is updated and very clean. Kate has thought of everything to make your stay complete and you won’t need a thing. The yard is also very pretty and great if you have kids. There’s a nice beach close by and many options to eat out. The location is central to the other cities, so easy to go up and down the Cape. We definitely recommend this house!

We just returned from our latest VRBO and boy did we luck out! We have stayed in many guest homes over the years and I can honestly say this is one of the finest. Sandy Hill Cottage was extremely clean and comfortable and it's obvious a good deal of thought and effort has gone into making it such a pleasant retreat. Every room is big, bright and beautiful, with plenty of space and privacy for our 3 generation trip (parents, teens, and grandparent). The yard is equally lovely, it feels like you are surrounded by nature at every view and there are stars galore on clear nights. While there are neighbors, you can hardly even see other houses and it was country quiet at night, even though you are minutes from civilization and the beach. It's location on the Cape is excellent, about equal distance from Provincetown and Woods Hole and such, so a great jumping off spot for exploring the whole area. Not that you need to go that far, the home is packed with every manner of beach toy, chair, float, shade, towel, etc. you could want and the local beaches were gorgeous. Kate prepared a very thorough guide on the house and things to do/restaurants to try/etc. and everything she recommended was spot on. The few minor things we contacted her about were responded to immediately, she is a friendly and responsive host and clearly has your comfort in mind. As such, we enjoyed ourselves immensely and would go back in a heartbeat!

My family stayed here for a week and it was the perfect place for us. Every inch of the home was immaculate. The host was extremely attentive and kind. No detail was missed - so organized. This house was an incredible place to stay and added to the memories we made together!

My family of four had a great 6 night stay at the property. Interior of the house was newly renovated and done beautifully. Front steps however were deteriorating. We were told upon check-in about their condition and that they were being fixed after our stay. Although there are other ways to get into the house besides the front, someone must exit this way to lock the house. This was a big safety issue and wish it was addressed prior to our stay.
House is in a great location - just a short distance to shops, restaurants, and beaches. Hosts were very easy to communicate with and left great recommendations for The Cape. Kids toys, beach equipment and baby gear were a great perk and made packing for the trip a lot easier. However, house was lacking on basic house rental amenities. For our 6 night stay we were only given two extra rolls of toilet paper, one roll of paper towels, no pantry items, and one set of mostly empty bottles of toiletries. For the price of this house the guest should not need to go shopping for these items.
All in all it was a great stay. The minor issues we had are easily fixable before next season and if they are we would highly recommend this family friendly house to others!

My family and I had a wonderful stay at Sandy Hill Cottage. The house was immaculate upon check in, and included every amenity one could possibly need, from clean soft linens and blankets to games to a fully stocked kitchen. The house is beautifully and thoughtfully designed. We enjoyed the ping pong and foosball in the basement, as well as the rafts and chairs for the beach. This house is a gem!

We had a phenomenal experience at the Sandy Hill Cottage! Kate was fantastic to work with - so friendly and quick to respond. Our family of four rented with our friends’ family of four and had a total of four kids ranging from 2 years to 6 years old. This property is an absolute dream for traveling parents! It included so many thoughtful details, including step stools, a booster, kids dishes, and toys that they actually want to play with. One of the things I appreciated the most was that she was very specific and communicative about what amenities were at the house and included plenty of pictures. We were able to leave a lot of stuff home because we knew we could count on high-quality toys, beach chairs/wagon, etc. The home was beautiful, clean, and comfortable. We are hoping to rent again next summer!

Wonderful Property
Our group of three friends stayed at this wonderful property in July 2022 and absolutely loved it. The house was immaculate, beautifully decorated, and well-stocked with everything we needed. The location is excellent in a quiet area of Brewster, with outdoor activities, grocery shopping, restaurants, etc. just a short distance away. The owner has done an outstanding job of making the house "user-friendly", with helpful instructions, lots of labels, basic supplies, etc. She is also extremely responsive! The owner clearly takes her responsibility to her renters very seriously and did everything she could to help us have a wonderful vacation. In my view, this is the way a VRBO experience should work. We would be thrilled to return to this property and look forward to doing so.

Incredible stay
We just stayed at this property for almost a week and found it exceeded our expectations! Kate and her family thought of every possible thing you could want in order to have a perfect stay on the Cape. The house was spotless, comfortable, spacious, and beautifully renovated. Everything was incredibly organized throughout the home. There was a well written recommendation book and lots of labeling, all of which made for easy settling in, cooking, putting things away etc… and none of the usual “staying somewhere new” confusion. It was also just a short drive or bike ride to the beach and the Cape Cod rail trail. Kate was also very friendly and communicative. We will definitely be back!

Lovely home
This is a lovely and very spacious home. The bedrooms are all very large with comfortable beds.
The kitchen is well equipped
We particularly like the deck with large table and awning to protect against the sun. There is a big yard and the house feels very private. We liked Brewster alot with its beaches and restaurants. The house had nice beach chairs and umbrella.
We hope to stay there again.

Beyond Expectations - Excellent
This was our first time using VRBO and Sandy Hill Cottage has set our bar very high for future bookings! The property was stunning. More than we could have envisioned. Extremely clean. Very well taken care of and not one detail left out. Everything and anything a family could need was there. We just cannot say enough - Kuddos to the property owners. They were quick to respond with any questions we had and very helpful with sharing local restaurants, beaches and fun things to do for all ages!

Best VRBO on the Cape!
Our family enjoyed a month at this beautiful property. It is an extremely relaxing place! This was one of the best vacations our family has had (this is our third trip to Cape Cod). Sandy Hill Cottage is clean, spacious, full of light, and the hosts left no detail unattended to when it comes to the renovation of this property. The owners are responsive, kind, and gracious. The house is located in a pristine neighborhood. It has multiple outdoor seating areas and a wonderful space to eat and relax in at the end of the day! It was a beautiful get away!

Great vacation house
The house has everything that you need during your stay. Very clean and spacious, surrounded by greenery. The owner responds quickly to the messages. We also liked the location , short 20-30 minute ride to the beaches, close to Cape Cod Rail Trail , etc.

Perfect in every way
We were immediately blown away by this beautiful property. The house was immaculate and beautifully yet tastefully decorated. I have a son with special needs and was not nervous that he would destroy the place, yet I still felt that I was being treated with an upscale resort feel. The rooms are very large and between the bedrooms, living space, basement and expansive lawn, there were plenty of spaces to spread out. The house was equipped with tons of activities including games for all ages, puzzles, ping pong, outdoor games and beach items. The owners clearly have taken great care to provide anything a guest would need. Can't reach that shelf? Oh look, there's a stool right there. Need a blanket? There it is, in that basket. We had mediocre weather at the beginning of the summer season, but didn't even mind because we were never lacking something to do. The location was close to several local food spots including great coffee at Eat Cake 4 Breakfast. Just minutes to Breakaway Beach which again, was chilly for summer, but great for sunset views and a nice walk. It was a quick ride to the Cape Cod Rail Trail for older kids or adults that are comfortable biking on a main road or a quick drive with good parking if little kids are riding.
I really can't say enough about our wonderful stay. While it was on the pricier side for our family of four, it was hands down worth every penny and we look forward to returning!

Sandy Hill Cottage
We had a wonderful time in Cape Cod! Our daughters are mid twenties and we are well past the "share one hotel room" stage. This house was beautiful and so well kept. The owners communicated so well and made sure we had everything we needed. I absolutely recommend this Cape Cod home -- it's beautiful inside and out!
