About this apartment rental
Located on the Caribbean Sea at the end of a quiet street, you’ll find our beautiful and spacious one-bedroom condo. A long-time favorite of travelers to Ambergris Caye, we invite you to become part of our extended family. We are located just at the edge of town, a mere six-minute walk to Central Park. You’ll find so much to do within minutes of our condo that you won’t need the expense of renting a golf cart unless by the day to explore the island.
Belizean Reef is surrounded by palms, whispering tropical pines, tropical flowers, and the Caribbean Sea is right at your doorstep. The view from your balcony is inspiring; you’ll never tire of watching the sunrise with a cup of coffee in your hand. If you’ve just come to sit and relax, you’ll find yourself spending your days gazing at the beauty of the turquoise water and mesmerized by the waves as they crash over the coral reef. What about the sunsets, though, you ask; climb the stairs, and you’ll find yourself on our rooftop deck with a panoramic view of the island. It’s the perfect location for watching the sunset before you head out for dinner some nighttime entertainment.
Speaking of dining and entertainment, you’re literally located a minute away from Blue Water Grill and Carlo and Ernie’s Runway bar. Two “must go” spots for all visitors to the island. A vast selection awaits a few minutes farther field. You’re probably wondering how you’ll ever find all of these great places. Worry not, As soon as you book, we will provide you with our constantly updated Mobile Guest Guide. Our Mobile Guest Guide is loaded with information, including listings for numerous restaurants, bars, and activities. Is a morning swim or snorkel on your list of must-do activities? Just walk into the water right in front of the property. Only to the south are the ruins of an old dock that make for an exciting snorkel; we are in an area of little boat traffic, so feel free to swim parallel to the shore to the north of us.
You're probably wondering about sleeping arrangements. We have a king-size bed in the air conditioned bedroom, and two double futons in the air conditioned living room. If you are a family with children, we can sleep up to 4 with no extra fees. We also have additional units available at the property if you need more space.
Housekeeping is available upon request at no additional charge; we also provide laundry service for a small fee.
When you arrive on the island, we're 200 yards from the Tropic Air terminal, 450 yards from the Maya Island Air terminal, and 550 yards long the beach from the San Pedro Express Water Taxi terminal.

We landed and walked less than a block to the greeted by Kaitlin, Ermita and the welcoming team. With only seven units in this quaint seaside place the staff is as helpful as th sea is close. Located next to the islands flagship dive shop and pier excursions and dining is easy..clean, simple and unpretentious belizean suites is foe those ready to relax in the opposite of the over-the-top all inclusive mayhem and instead enjoy a clean, quaint Caribbean experience with staff who care in the heart of San Pedro. All the units are ocean view and clean!

First I want to say Kaitlynn was absolutely amazing and made our stay! She had everything covered from checking in with us as soon as we landed, ensuring the golf cart was ready for us upon arrival to the island, offering us activities and booking them. This was one of the least stressful vacations I had. The condo itself is in a great location. Right off the beach with easy access to shops, grocery stores, and restaurants. The condo had everything we needed and more. The view was spectacular. I enjoyed having my morning coffee on the balcony watching the morning waves crash along the beach. We will be coming back and staying here again on our next trip.

We found this condo just perfect. It was fantastic in every way. We were beachfront, close to grocery stores and restaurants, banks, airport, and boat transfer. We could not have picked a better place to say. We had an awesome view, close to activities at Ramon's. We will stay here again.Kaitlynn, the manager, was more than quick to respond and helped us with everything. I can not recommend Belizean Reef enough.

Big fancy resorts are not our thing. In looking We found the Belizean Reef about 10 years ago and it has been our first choice for our yearly vacation.The management system changed this year and we had a few glitches but managed to have it all cleared up before arriving. Kaitlyn kept in touch to see what she could do to make our stay go well. Thank you Kaitlyn. It as great to see Ermita again. She is kind and does a wonderful job keeping our condo comfortable. God willing we will be back again next year.

My understanding is they are with a new owner; however this was my first time here of four previous visits. The property is wonderfully clean and maintained. The staff is virtually begging you to let them help you make your stay better; arranging golf carts at great rates delivered to your door to carrying your luggage to your room. It was the first time we stayed in town, and we understood there would be more noise. We wanted this experience because the town and its people are why we love this destination. Everything was so close, we were able to walk to eat dinner twice. Additionally, we walked to the French bakery twice for breakfast. The stores were also within walking distance. There is a bar across the street that is also pretty hopping for an evening drink. The room had everything needed for a morning coffee to watch the sun rise and enjoy the sea breeze to being another day in paradise. It has all the TV channels, so you can catch the game back home or keep up on the news as well. Highly recommend.

This place is literally across the street from the airport. You just need to walk over to the place. No need to worry about airport noise because it is all small planes so it has about the same noise as a lawnmower.

Wonderful location right in town waking distance to all the good restaurants. The condo was clean, safe, and comfortable. The hosts were amazing. Yvette picked us (and our overflowing luggage) up in the golf cart and got us settled for our comfortable 10 days. She was very responsive to emails/texts and made sure we always had what we needed. Housekeeping was thorough and efficient, only coming on the schedule you request. Wifi was very spotty, so if you are traveling with work in mind that may be a consideration. They have a website/app available with so much great information on local bars, restaurants, and stores. We will absolutely return.

Modern unit with a full kitchen, sitting room, king size bed and a balcony overlooking the ocean. Location is only a few minutes walk to San Pedro restaurants, water taxi, airport. Grocery store next door. No need to rent a golf cart. Thank you Yvette for taking care of us. Enjoyed our stay very much. Would stay again.

Yvette the property manager was AMAZING, whatever you’re paying her, it’s not enough. Property was clean and looked exactly like the listing. Right next to airport, walk-mart, and multiple bars/shops/restaurants. The water was a little “seaweed” heavy, but that’s not the property owners fault. We had one tiny issue with a toilet handle, but it was fixed an hour after mentioning it. Great stay.

We very much enjoyed Suite 4 at the Belizean Reef. It was clean, super spacious, decorated nicely, great view and an incredible staff. Yvette, the manager, and the housekeeping lady went above and beyond to be helpful. We stayed there to be close to a friend who stayed at Ramons, two buildings down. The condo was twice as big and half the price. Very good value. Plus it has a full kitchen and there are two great restaurants just a short walk down the beach. It's very convenient to both the water taxi and the regional airport, making transportation a breeze. You can hear an occasional plane go over but not many. There are several tour boats, just a walk down the beach.We didn't like the town of San Pedro at all, very crowded, too many fuming golf carts everywhere, but we found we didn't need to be in town at all, we had everything we needed either on the beach or right behind the property. We rented a golf cart to explore the town and beyond, which turned out to be a waste of money because there was nothing we wanted to do. Even Secret Beach was a let down. A loud, crowded bar scene with at least 100 chaise lounges and loud music on what once was probably a beautiful beach.

My wife and I stayed here on our first trip to San Pedro. Condo is furnished well and absolutely spotless. Location is prime for visiting restaurants and bars, very convenient to the water taxi and air terminal. View is great off the large balcony. Loved it and will be back.

The location was great! Very close to stores, restaurants and bars. We had arranged for a Cart Rental representative to meet us at the airport and were embarrassed when it took him literally 1 minute to take us to the property. That being said; it was a bit noisy during the day but the nights were fine.
Lots to do within walking distance. The property manager, Yvette, was amazing! She’s on site 6 days a week and very helpful and friendly.

I had the easiest check in experience with Yvette. She was so prompt, super responsive and went above and beyond to help me book excursions and give me information on different things to do on the island. I would highly recommend staying here. The space was beautiful and so much more spacious than I thought it would be. It was a short walk to the main hub of the island where the ferry comes in.

The location is awesome, walking distance to downtown. We spent the first 4 days walking to get a real feel for the area before renting a cart to explore further out.

Our Belizean home away from home
Yvette and her team truly made our holiday spectacular. The balcony is a haven, even in the rain, and the King sized bed is really comfortable. There is lots of room to live here, and the location is great. Thanks for a much needed relaxing stay!

We had a great time. The Belizean Reef is in the perfect location and just the right size property. We didn't want a "resort" per say, and this was perfect. The grounds were lovely and our apartment had a fabulous view that you cannot get from the larger resorts. The grounds were well kept and island pretty. We met so many wonderful people. Ambergris Caye is a magical place and one of the best dive spots in the world. Yvette was wonderful and a true gem! She is such an asset to the company! I would highly recommend a stay here.
