Filthy - the counters, tables, couch (smells like urine) and floor are all very dirty
Broken dishwasher- filled with foul smelling sludge
Broken washer machine - filled with putrid water and a towel floating in it
Broken screen
Hole in the wall
Filthy screen above kitchen sink
Filthy grill - unusable and obviously not cleaned in a LONG time
Black mold in the bathrooms - even on the ceiling
Broken dressers and cabinet doors.
Receptacle without a cover - safety issue under the sink and where the dishwasher is plugged in
Receptacle without a cover in the children’s room on the floor - major safety issue
A view alone does not a good rental make - this home was disgusting. Ruined my vacation - I had to hand wash all dishes for 8 people and could barely get through it without dry heaving. The sheets and towels from the previous guests were in the hamper in the closet. Couldn’t be more disappointed- my husband’s 50th birthday and our 25th wedding anniversary was overshadowed by this gross rental.

The location and view was perfect. The unit was somewhat run down and needed refreshing as well as the fans needed cleaning. Also the parking was misrepresented as the parking place for the second floor space in the garage was far too small of anything other than a motorcycle as it was very narrow. With all that being said, we had a terrific time in Newport Beach.

The location was awesome! The door to patio is in need of repair. The Grill is all rusty. However even with these inconveniences we really loved our stay!

Was not sure what to expect after reading previous reviews, but we were very happy with this place. Plenty if room for our family. I would say the beds are not the most comfortable, but not as bad as some others we've experienced. Very walkable to the pier and close enough to a store and some eateries. Watching the sun set every evening on the balcony was the best. The only complaint we had was the parking situation. The spot for the upper rental has a third of it blocked off by posts. We were fortunate enough to have cool renters below us the first couple nights and they didn't care that we parked over the line. Still had to climb over a seat to get out on the other side of the car, but at least we were in the garage. Larger vehicles will not fit. There were plenty of towels, both bath & beach. Lots of dishes and kitchen items provided as well. We made all of our meals in the house. The grill was a nice spring as well. Also having beach chairs and umbrellas so we didn't have to bring our own was a plus. This was a great spot!

The upper house has lots of space. It is all about the location. If you want 5 stars spend more. If you looking for a great spot for your family, aren't overly particular, this works great. We loved seeing the dolphins every morning from the deck and enjoying the beach by day. No complaints for the money spent.

The property has clearly been mismanaged, is dirty and is in very, very poor shape. My family was subjected to mold in the bathrooms and a non-functioning grill (which a Vacasa agent fixed), a non-working themostate/furnace (which we did not report), a broken "coin-operated" washing machine (which was reported the first day and never got fixed or replaced), and bedroom TVs that would either not turn or not connect to the unit's sketchy WiFi. And, there is NO PARKING for the upper unit in the garage, unlike what is stated in the listing (due to two large steel posts protecting some electrical panels on the wall, which doesn't allow for enough room for a second vehicle on the right-hand side of the garage, which is where the upper unit is supposed to park. This made finding curb parking in a very compact neighborhood with lots of restrictions a daily chore.

The location is right on the beach. Very nice. As with most beach houses, they are crammed next to each other, and there were parties next door (30+ people, DJ, until 3 am one night, and 4 am the next). Called management after the first night to see if they could inquire of the owners, but never heard back. Obviously, nothing was done. Finally called the police the second night around 3 am, as walls/windows are paper thin, so we couldn't sleep. Asked management if we could check out at 11 am instead of 10 am after our 3rd/last night, since we were sleep deprived, but request was denied. So, condition of house gets a B- (fairly dated; bugs on windows; no insulation from noise; fireplace doesn't work; etc.); neighborhood gets a D based on our party neighbors. Location and view of beach gets an A.

After reading some of the reviews we were hesitant to chose this rental, but decided to take a chance. First off, the location was incredible! You just can't beat waking up and having the entire front of the house be sandy beach, ocean and Catalina in the distance. Every morning and evening we would sit on the balcony soak in the view. There's a grocery store and shops in walking distance and a garage space for a small car. I would say if you are looking for a luxurious rental this is not the place for you. It is a family friendly, beach weathered place that you won't have to worry about the kiddos breaking anything or ruining the furniture or carpet (there isn't any). The mattresses were mediocre; the kitchen had plenty of glasses, bowls and plates but only the minimal cooking supplies; and the TV was the size of a computer monitor. However we weren't there for TV so that wasn't as big of a deal as we initially thought (almost every room had a small TV that we never turned on) So this is the spot if you are looking for a family vacation or girls retreat that isn't fancy, sleeps a lot of people and a gorgeous view - this is your place. You will love the location, love the open kitchen and living area, love that there are lot of rooms, plenty of bar and table seating and a garage space for your car.

I booked this rental based on the pictures and then read the reviews later. I was nervous after reading the reviews bit have to say i was pleasantly surprised. It's clear that the owners listened to the feedback of others. And honestly you are literally steps away from the ocean. It's the best location. We woke up and watched seals and dolphins. The weather wasn't great when we were there and were so comfortable inside playing have and watching the waves roll in. Such a great trip. Everything looked great and super clean but my kiddos said their beds were a little Sandy when they got in them the first time. But other than that it was so great.

House was very clean, had almost all ammenities. Didnt have a large pot to make dinner for a big family. Also dryer didnt work whole trip. Ended up uaing the neighbors drier, with 6 kids we had a lot so that was a bummer. There were chairs, umbrellas and toys for small kis which was great for beach days. Honestly very pleased, money well spent.

The beach view and location is great. However, the house is not. The house needed a deep clean and was just gross. No A/C and the fans available looked like they came from the dump. There is no en suite bathroom, no luxury linens. This is an old, run down house with a paint job and new kitchen fixtures. It was funny to see how they ran out of countertop and just put in another variety. There were a lot of kitchen tools to choose from.

I rarely leave a one or two star review. Unless it's needed to help others make informed decisions.
We rented a property through the Vacasa platform, which turned out to be a property managed by Seabreeze Vacation Rentals of La Jolla. I had a voucher from Vacasa and based on the pictures Vacasa posted on their site of this property, and it's location, Newport Beach beachfront on Seashore, I was expecting a nice vacation for my family.
The property was awful upon arrival and was not as promised. Delayed maintenance, awful condition, dirty, and not as pictured. There was human hair stuck to the wall of the bathroom when we arrived -I kid you not. I contacted Vacasa who sent out a cleaning crew, but even the cleaners admitted they couldn't remove the rust, stains, sheet rock holes, dirty walls and we agreed that the issue wasn't just cleaning stains that could not be removed, but rather their advertising this seedy, dilapidated place as a high end vacation rental.
This rental needs to be completely sheet rocked and painted, just to get this livable, let alone rentable as a vacation home. From our experience, this company does not represent high end vacation rental properties but rather substandard and poorly maintained rentals.
I am giving an extra star as Vacasa sent a cleaning crew, in an attempt to remedy a situation, but there was nothing they could do to fix the situation (outside of removing the hair from the wall.) I do think as a platform Vacasa has a responsibility to screen rentals and not to use false advertising or misrepresent a dilapidated locale as a high end vacation rental.

The location was awesome. The water didn't get very hot for showers. It could use a broom. The patio glass could use a wash. A notice about the garage size would have been helpful. Too short for an SUV, but we found on street parking most days. Deck door doesn't lock.

We loved our stay at the beautiful sunny retreat ! Loved the updated kitchen and super comfy beds with soft sheets and towels galore. Plenty of room for family of 5 with spouses and kids too . Go to sleep to the sound of the ocean and wake up to coffee on your patio watching the waves roll in 🌊. It doesn’t get any better than this friends . 🌴🌴

House house a lot of maintenance that needs completed. Mattresses are horrible, need replaced. Appears that landlord puts as little money as possible in the place. Location is good and new port is always nice.

Great view and location. Hard to beat. House needs a lot of love, cleaning supplies / sponges, needs new sheets / towels, and accurate wifi information. Likely will not be back, but great house if you’re goal is to be beachside.

We stayed here 9 days. The location was beautiful. If you have an oversized car or large SUV do not plan to park in the garage. If you like cuddling on the couch with blankets bring your own. There are no extra ones on the couch. There were lots of stains on the kitchen table bench. Made me wonder how dirty the couch was (it was dark) so couldn’t tell. Some bathrooms has hotel size soap and conditioners others did not. For 9 days it was not sufficient for our stay. Pans were extremely insufficient to cook any type of family meal on.
The most frustrating part was all rooms were extremely small. No space to walk without hitting your shin on something. The listing says en suite bathroom but that was non existent. If you are looking for a normal house with a master bedroom you will not find it here. All bathrooms are shared and all rooms have minimal space.

Beautiful location, multi-million dollar property. Accommodations for 10. All of that in mind, and the exterior needed paint 10 years ago; it has a front door that a 10 year old child could kick in; cracked and missing tile on the deck; curtains in the bedroom that provided minimal privacy from the neighbor’s window (located about 6 feet away) television in the living room that the volume couldn’t be controlled with by remote (No NETFLIX capability) [No big deal except it was SuperBowl weekend] 4 coffee mugs! plates utensils cookware all purchased from the dollar store or at some swap meet somewhere! Finally, Wind was blowing pretty hard one night, a 4 foot section of metal flashing broke loose from the roof that was flapping and banging against the property for 30 hours before it finally broke off. This was located over the deck which made it impossible to enjoy sitting on the deck. The management company was contacted 5 times about it with each response being “ Somebody is on the way” nobody showed up until the next day. Finally said “The hell with it” and departed a day early. Again, it’s an awesome location, but if you own a multi-million dollar property, how about maintaining it? How about trying Bed Bath and Beyond rather than the Dollar Store? How about going to Costco and get a TV manufactured in this decade? BTW how can they be listed as a “Premier Host” when it’s some management company? Why did I have to pay a fee to VRBO yet they have no responsibility to any of this? No offense but I’ll be booking elsewhere next time. BTW The pictures on the website are not completely accurate, you might wanna get some updated ones.
