About this house rental
Has all enmities and is only a short distance to Oaklawn Casino. Literally walk off the deck into the water during the summer season. Very private and located at the end of the cul-de-sac.
The pictures are of the home not quite finished I wanted to get it up so it would be able to be booked. The water is drawn down for lake repairs but will be up to normal in March

(no campers or house boats or at any time more than 10 guest on the property because I will vacate you from your vacation and refund your money after fees for having it restored to its original state. I promise you this. If you are late checking out it is 25 a hour.)
1. No smoking in the house. No pot nor crack. Nada nothing. It's very expensive to
do it. YOU WILL BE CHARGED. Smoke outside with the free natural air
and dispose of whatever you're smoking.
2. No additional guests than the original booked
3. No parties or events whatsoever at all not even on holidays
4. There is a fee for pets and the cost of paying for them later is more than paying it
up front.
5. Be respectful of neighbors please don’t drive on their grass
6. Mess up the hot tub badly enough and I got to drain it…. It's expensive.
7. DO NOT JUMP FROM THE DECK INTO THE WATER PERIOD. THERE IS A SWIM
DECK AND YOU USE THAT FOR JUMPING
8. Leave the garage door clicker when you depart please…
9) the hot tub is not a swimming pool. Please bathe and wash off and refrain from using it as a bathtub bc it will cost you dearly for me to clean it .. 350.00
10) if u leave a huge mess it’s a additional 200.00 to clean it

So when they get a bill they understand that we have a expectation of you being a good guest and passing it on
There is a grill and use it responsibly. Leave it on the concrete please because you might drop a coal and burn the whole deck down and that will be expensive as well.
Please supervise children and anyone else that needs supervision around the hot tub and stairs. That is a real lake and people do drown in it. I am only wanting everyone to leave with a smile that came. Good memories.
There is a locked closet for a reason to hold supplies and “time outs” if needed. Dont be going Rambo in the attic or playing with electrical panels. You will find it “shocking” and we charge extra for that as well. Whether you survive it or not.
Pretty simple stuff. It really isn't anything crazy but you would be surprised at what can go on.

4:00 pm unless it has been previously discussed. No need for a key just use the codes that will be provided to you by text. You will also receive the wifi passwords. All tvs are hooked to the guest account and can be streamed to and controlled by the roku app. There is hulu provided as well.
While you are here
Please enjoy yourself. Should be some coffee and etc laid out. Shampoos, soaps and washing detergents. Use all you need but be mindful we have others coming and the government is really acting a fool right now.
Check out
Check out is at 10:00 am the day of the departure. We can not extend this time due to having a valued cleaning service and turnovers. We humbly ask that you please consider the following.
1 put all your dishes in the dishwasher for us and start it up
2 put all your towels etc in the washer and start it up
3 leave the garage door clicker on the bar
4 make sure each remote is left in its place
5 take your trash out please
6 sign out of all apps on the tvs and empty the refrigerator please, turn off all ovens and
Stoves. Don't steal the microwave or the fine china please.
7 return the thermostat to 68 if it is winter and 76 if it is summer please
8 drive safely as you return back home and smile because God loves you.

Noise and Neighborhood
1. People live around you so from 11pm to 8am take it easy and everyone gets some rest.
2. You and the neighbors get in a tussle, call me cause they are going to call the law.
3. There is a noise ordinance and if you break it is grounds to vacate the rental agreement.
you will look like a real duck going to Super 8 in the middle of the night bc you
didn't know how to act.
Parking and Boating
Pretty much what you see out there on the gravel is free to be used for parking. There is a boat stall it will be noted with a sign as to the one that is assigned to the rental. There is a boat ramp behind the house on the lake side in front of you. Their names are Bill and Nancy.
The asphalt that runs beside it is the ramp way. The peninsula with the pinick table is public access as well. I don't care what anyone says about it, we built the subdivision and it is deeded. Please reserve swimming naked till after 8 pm.
There is a channel to the lake and you can not take off straight from under the bridge without hitting something. As you clear the bridge going to the lake, stay to the left about 30 feet off the bank and just follow it around. You will be fine. It is 4 feet deep. And repeat on the way in. Please see the photo that is in the listing that will show you the correct channel.
DO NOT COME IN THE AREA AROUND THE BOAT DOCK LIKE MARIO ANDRETTI AND MAKE A BIG WAKE. THERE IS A ORDINANCE AGAINST IT.

The kitchen was not well equipped. Baking pans were nasty. No spatulas for eggs. Utensil drawers were dirty. Many of the lights in the kitchen didn't work. Master bedroom had a bed on metal frame with plywood under the mattress. Squeaked everytime one moved. Some of the carpets were stained. Patio furniture was rusted as well last the grill rusted and dirty. Construction did not allow us to get in VIA navigation app had to message the home owner to find alternate route. The Boat dock lift was making noises. We have stayed in VIRBO homes before and paid much less for a lot nicer tacitly. This was just ok would not rent at this high price again.

The house was beautiful and very comfortable for my family. The house was very cleaned and stocked with everything you would need. Jason was very helpful when I had a question and quick to answer. It was very peaceful like you were miles away from everything but actually it was close to so much. We had a boat and the location on the water was awesome. Thanks Jason!!

We had such a great time staying in this home. Our family of 6 adults and two small children stayed and the home was perfect for us. It is a beautiful home! The lake views are just gorgeous and so very peaceful. Communication with the owner was great! We will hopefully be able to return very soon.

Beautiful Home
The home was beautiful and everything we expected, however there were a few things that came up that were not. I took additional grandchildren and paid $200 extra for them to be there. Then because of being a large group, I was again charged $100 for having too much trash. We loved the hot tub and everyone used it daily and as any owner should, he has to change the water and clean it, but again charged me $250. The cover to the hot tub has a small pillow like thing that’s was turn off but it did not in any way effect the covering of the tub, yet again he charged me another $200. Jason was quick to answer any questions etc but once we left, his attitude was totally different. We cleaned the house before we left, dishes in dishwasher, towels and bedding in washer and in the laundry room. Even left him a small gift of thanks but the extra charges he charged for us was almost the same amount of his “low price” special we paid.
It is a great house and my family enjoyed it, but if you choose to use it…make sure you don’t use the hot tub unless you plan on cleaning it and for the love of all things, do not have too much trash.

tight going down the road with a boat trailer. House could use some minor maintenance repairs. I understand these properties stay booked almost solid. That’s why on the first day I myself had already starting fixing a few of the simple ones like I always do. Just handles on fridge doors falling off, etc. no big deal. We had already started talking about rebooking the place. But then it happened. Property “owner” is unprofessional to say the least. First evening he came on the property (back deck) unannounced and shirtless making threats to have us removed from the property. Said his property was not for “event bookings”. Scared and made the women and children extremely uncomfortable. Basically ruined their entire trip. They had already commented on the 8 cameras on the outside of the house(YES Eight), including back deck and swim platform. Heck, it’s a lake house. Who wants to be watched all day while wearing a swimsuit. Said cameras were not in the property description and quite frankly invade your privacy, which directly violates VRBOs policy on “security” cameras. Anyway, We had 3 couples(6 adults) and our young kids, two, three, eight, and nine. Not sure if it was a glitch in the app or just all the back and forth trying to book/search for properties but the number of kids was left off the reservation.10 people 4 bedroom house, queen bunk in 1 room. 3800 sq ft, plenty of room for 3 small families. Never thought over capacity was a concern, never looked. Quickly moved to front yard with owner to talk. He made a few snide remarks about bending rules and coming after us if we damaged his house. Then his mother, who I understand actually owns the house, exited the car to talk to me and apologized. She was so nice. She said everything was fine and she definitely wasn’t putting anyone out on the street, especially children. The next day, without notice, we had an extra $200 charge from Vrbo. What were we going to do? We had travelled, moved in, and couldn’t find anywhere else to go. We obviously weren’t comfortable communicating with the owner at this point and 3 times we waited on hold with Vrbo for almost an hour each time to try to communicate the issues. We finally gave up. It was ruining our already short vacation. We decided to just make the best of the trip. Aggravated even having to type this review because it could’ve been such a great trip. I hope everyone learns from this!

Garage door opener on island as stated and coffee , coffee filters and cream were in cabinet for immediate use. Firewood was left which came in extremely handy since the temperatures dropped and it snowed unexpectedly. Host sent all kinds of tips on things to do in Hot Springs, where to eat, etc. Very enjoyable weekend!
