The property is nice, but not the service.
The hotel promised to assist us with our luggage from the parking, but they didn't answer the phone for a long time. It was difficult to drag our havy bags by ourselves when we came with children.
There was no apology, just "O we have three lines here."..Really?
Parking owner knew about this hotel and knew they wouldn't answer, just empty promises.
If you want to stay with people who care, you should go to another hotel.

We visited for our 40th Ruby Anniversary.
Our “Cave” room (#7) was huge, well well appointed in the local style. The temperate in the room remained pleasant whatever the temperate outside. The bed seemed like 2 x double in size. The jacuzzi bath was relaxing and the water super soft. The outside seating was a little bumpy ( as is most of the Sassi) but gave us a panoramic view of 1/2 the town.
Staff were all very friendly and helpful and unusually most seemed to enjoy each others company which always makes a stay more relaxed.
The food on offer was all local, fresh and unbelievably delicious. Some of the breads looked unappealing to UK taste but all were great.
Being English we would have liked a kettle in the room for all day tea and coffee as the bar was downstairs and not open 100% of the time.

Do not carry large suitcase as there have many many stone steps and extremely difficult to carry all the way along to hotel as google maps might fake you the wrong way. Besides of this, hotel staff are helpful and breakfast is good.

Right in the heart of the Sassi old town in Matera, the former church of San Martino.
An amazing setting in a beautiful historic building set into the rocks.
Unfortunately we didn't get a chance to use the Roman thermal baths, which means we will need to come back!
We stayed in room 8, La Chiesa. A wonderful room, the back of which is cut into the rock, the rest finished in what looks like the same stone.
Very classy and stylish room with whirlpool bath (unfortunately the jets weren't working for us) right in the room, with shower and toilet built in to the back.
Very comfortable bed.
Breakfast room was fabulous! Looks like it might have been the refectory, again built in to the rocks and finished with the same stone.
Breakfast was continental and extensive. Delicious!
Our stay was very reasonably priced too 🤗
A great location to explore Matera, but be prepared to walk up and down steep stairways.
We only had one night here but will come back for more.

We had a great view of the Sassi and our room was perfect for the family. Really enjoyed the air conditioning after walking around with the high temperatures. We also had a wonderful breakfast at the hotel.

Fantastic hotel located in the Sassy of Matera. It’s definitely worth booking a room with a balcony/city view as the view is fantastic.
The room was clean enough but you’re staying in a cave so it’s not 100% pristine but more than acceptable. The bed wasn’t that comfortable but we slept well after all the walking around the city. The bathroom had a separate shower and bath unit with water jets which was great.
The included continental breakfast was lovely offering a mixture of options and the staff were helpful and polite.
There are a number of restaurants and shops nearby and you’re in the heart of the sassy but cars can still drive right up to the entrance steps.
The spa is brilliant. Swimming and hydro pools as well as steam and sauna rooms are available for €25 per person per 1.5 hour visit. Definitely worth a visit especially to escape the heat in the afternoon. Even the locals confirmed that this is the best spa in Matera.

This ‘cave hotel ‘ in the middle of the most picturesque manmade place in the world ( no, really) is an experience within the experience. The thermal spa is a 30 euro additional fee, but the staff overall are very accommodating and the Sassi never finishes it’s hypnotic charm.

Beautiful cave experience. We stayed in a junior suite with our two teenage children. The room was beautiful and such a neat experience for all 4 of us. Very beautiful views. Highly recommend this place.

Stunning location in Sassi! Had the most memorable experience there. Great location, amazing room and Roman thermae. Absolutely divine, highly recommended it. I also had a wonderful and relaxing lymphatic massage. Friendly staff and lots to do in the area.

It was in the historic area of the grotto area. The place was really unique it was like staying in a cave with 5 star service. The staff couldn’t have been more friendly or helpful.

Unique hotel in unique city. Amazing breakfast and special spa (additional cost). Staff super helpful. So much to explore we only scratched surface in 2 days. City has stairs EVERYWHERE . Tibetan bridge a nice hike nearby.

Fabulous hotel. Don't miss the thermal baths! Excellent staff. Extensive breakfast buffet with many local specialties to try.
My only warning is do not try to walk there with your luggage. You will never find it. GPS does not work for walking in the old city because some "streets," are barely alleys and are ABOVE others snd almost all are without signage , so you will be told to turn left on a street that you cannot see because it is 30 feet below you.
Instead take a taxi from the bus or train station, and when you realize there are no taxis waiting at the stations, call the hotel and they will send one.
Matera is a wonderful otherworldly place , and this is a great unique hotel.

Unique hotel in an amazing location. Lots of walking but it is the only way to see Matera.
I had 3 requests when I made my reservation a few weeks ago and none of those simple requests were met upon arrival.
The night front desk employees (Antonio) were NOT welcoming, hospitable or helpful.
Did not even offer to take the luggage to the room.
The daytime front desk person, Elena?, was the able to switch our room to be next door to our children the next day without hesitation.
Despite the unfriendly attitude of the other front desk staff, the hotel offers a interesting experience

We loved our stay at Locanda San thermae. It was a beautiful experience to sleep in a cave room in the sassi di Matera. You really feel like you are living in another time period but still have the modern luxuries and amenities. The spa was also beautiful and a great experience.

The dirt from the cave sifted down onto the bed and floor. Bathroom was cramped. Barely able to fit through the shower door. Mold on the bathroom ceiling was disquieting. For a place that sells themselves on their service, their service was TERRIBLE! View was magnificent! Location was unbeatable! Breakfast was really good. Maneuvering up and down stairs was very difficult so be aware!

I think this was one of the stays within Sassi with one of the most beautiful views of the old town. The spa and sauna (although not complimentary) was a very good experience after a long journey of travelling and hiking through nature. It was quiet and not to crowded, so you could completely relax rest up. The rooms in the cave, although the room temperature was somewhat warm, everything was clean an allround great unique experience with the terrace and city view. I would comeback here again, if I was to return to Matera.

We really loved staying at the Locanda San Martino. The explanation in writing and when I called in regards to how the parking worked, as there is no parking in this area, were spot on and very easy and comfortable to deal with.
Our room was simply beautiful! We were a group of three sisters and they accommodated us with three beds AND an early check in. Lovely linens, wonderful bathroom with a tub and hot water, sparkling clean.
The pools were very enjoyable. If we to ever return (fingers crossed) we would go later in the evening as the water seemed to warm up the later it got. We went right at 5:30 pm and the waters were on the cooler side. But, no matter, we loved the experience.
