Great location, very friendly staff and clean rooms.
Pool was small but decent, probably needs empty and refill more often rather tham just chlorine etc.
Excellent stay and value for money accompdation, we would recommend.

My room was listed both fan and A/C which matters when it's 100 degree. I booked 5 nights. When I asked about no A/C they said it didn't come with that room and I could pay double to upgrade to an A/C room. Even after pointing it out on the listing they wouldn't honor it, nor would they give me my money back. Expedia had to step in and i think they covered the refund.

It was different from the reservation contents.
The reservation confirmation stated the following.

Overall, it was a pleasant stay. It was a good deal considering its location, facilities provided and the comfortable room. However, the front liners (except Shieng Hai) were unfriendly and they did not apologize for their mistake during airport pick up.

Great stay, used the pool daily and loved the atmosphere and friendliness of the staff. We asked for a last minute packed lunch order on an arranged day out and they produced great baguettes for us. We had transport from and to wherever we wanted to go and loved our stay.

Good budget hotel. Careful with the free airport pickup they offer... they will give you excuses and will never arrive to pick you up, so better negotiate with them that they pay the way back to airport when you leave the hotel. In general be careful in Cambodia because everybody try to give you prices overpriced for everything. If you didn't book yet, consider any other option in the countries around... Cambodia is only worthy for the Angkor Temples, 2/3 and better go to enjoy to any other country. Said this, hotel is good for the price they offer, breakfast is really nice, nice swimming pool and location, a bit apart of the crowd. They also offer motorbikes for an affordable price. Just be sure if you arrive in the late night that they will have your room ready, as they play a lot with these kind of things and double book rooms for the same night, playing with the flight timetables... if you are in a romantic trip, definitely find better options, if you're travelling in a budget, that's your option. Manager (the woman) is nice and reasonable, stuff just so, so, always bargaining and looking for trouble with small issues...

I have stayed here many times as it is a convenient cheap hotel. This time they have new management and a new swimming pool. I think considering the improvements it's good value. Needs renovating but that seems to be what is occurring. I look forward to staying here in the future but it may not be so cheap next time. Staff were very keep to assist and you can book anything from the front desk. They have a good small bar and restaurant next to the swimming pool. It is also walking distance (50 metres) to excellent restaurants and you can walk to the town centre easily. Look out for the great mobile coffee shop opposite the Wat.

Nice guesthouse with a good location. Overall good service and help from owner and staff. The only thing we recommend is that the staff serves the breakfast faster. We were waiting too long every morning.

I stayed for 3 nights in a private room with 2 beds. The hotel arranged a free tuktuk ride from the airport to the guest house, but when I arrived to the hotel, I was spooked out by the appearance of the hotel because all I could see was a pile of sand with a lot of construction equipment. It was as if the driver dropped me off at an old abandoned house with everything broken down. The pool was under construction, there was no lounging area that everyone raved about in the reviews. I checked the reviews from only 10 days before my visit and they seemed to have had a great time at the hotel and there was no disclaimer upon my booking that some of these facilities will not be available. I had an okay stay because the room was clean and spacious at a convenient location, and the hotel staff were friendly, but I wish I had at least known about the constructions going on.

Stayed for just around 7hrs though we payed 1 night. The attendant gave us the wrong room and upon checking out asked us to pay the difference. We argued not to pay since it was not our fault. Good thing the owner/manager came to settle everything.

This place worked out well for us. The room was large, airconditiong was good, wifi was perfect. The young man (Kann?) behind the desk in the mornings was great and understands what good customer service is. He's an asset to this hotel! There are families that live on the first floor. If you dont want to hear a crying baby, the first floor is not for you.

Wifi speed is good. Reception is very friendly and helpful. The only thing need to concern is A/C not working well.

A little rough around the edges but the room was clean and the staff were nice. The bar was a nice place to grab a quick drink before heading out. Close to pubstreet and all the night life. Overall I was pleased with this hotel.

Stayed in both a private room with friends, and the dorm. The private room was great, clean and roomy. Typical shower in an open floorplan bathroom, so be aware that this is normal in the area. Moved to the dorm where the bathroom was a little bit more humble. Water pressure not as great as the private room. But for the price, it was still a comfortable stay. All the working folks were nice.

Firstly we booked a double room and received a twin bed room, not the end of the world but still annoying. On arrival to our room the bin had not been emptied, again not a massive problem, but not something that should happen.
However there was one major problem. The bathroom toilet spray had a leak, leaving the entire bathroom floor soaked with rusty coloured water. We informed reception who said they would take a look. When we returned it was still leaking, so we reported it again to another member of staff (he looked like the manager). He said a part was needed and it would be fixed the next day. Surprise, surprise, it was still broken the next day, so we checked out and moved to another hotel in Siem Reap.
From looking at the staining on the bathroom door frame / wall this has been happening for ages. I suspect they just put people in this room who are staying for a few days and just palm them off when they highlight the problem.
The minor problems were tolerable, however, the leak wasn't, and the issue was compounded further by the guesthouse staff unapparent care about the problem.
Note: The common area is also significantly more worn than the pictures indicate.

When you go to Siem Reap, you are probably there for Angkor Wat. This is a typical budget hotel and was quite acceptable. The staff in general spoke English and I got along well with them. A definite plus was they have draft Angkor beer on tap. There is a night market one street behind it, there are restaurants beside it and it is a short walk (2-300 yards/metres) to a very bustling touristy centre of town so the location is just great. Just across the bridge into that area is a Mexican restaurant and I can recommend that restaurant as having very good Mexican food. I did not eat in the hotel/guest house, so no comment on their food but in general, for a budget hotel, I had a good stay and would recommend it. Its location is quite good, it is reasonably priced and the hotel and room were clean.
