This 4 bedroom, 3.5 bath home is located at the end of South Mission with panoramic views of the ocean and bay. The beach, bay, and park are only steps away. The property has an oversize 2 car garage (SUV accessible) with 1 extra parking spot in the alley. The gourmet kitchen boasts a double oven along with a Viking gas stove top range. Large dining table can seat 8-10 people and there are 4 barstools facing the kitchen. This is the perfect home for families to share.

THE LOCATION:
Mission Beach is a laid-back neighborhood whose 2 miles of sandy shores attract surfers, sunbathers and volleyball players. Locals and visitors alike enjoy the paved walking and biking paths that curl around Mission Bay, a popular spot for water sports and family beach days. Casual cafes and eateries line Mission Boulevard, the single road that runs between the Pacific Ocean and Mission Bay. This home is located in the southern part of Mission Beach and is kitty corner to the jetty where you can watch boats sail out to sea! There are two beach parks east and west of the home; South Mission Beach Volleyball Courts are famous for their tournaments and Mission Point Park has a playground for the kiddos! Nearby Belmont Park also has tons of dining and entertainment options for all ages in addition to the world-famous Mission Beach boardwalk and Giant Dipper Roller Coaster. With this unit being just a block away from the ocean and bay, you’ll experience the best of the beach has to offer!

Good Neighbor Policy: This home is surrounded by OWNER OCCUPIED homes. While we understand the Primary Renter and guests are on vacation, the home owners are not. Therefore, we respectfully request Primary Renter and Guests display behavior that is becoming of a typical neighborhood environment. Home owners across San Diego are banning together to eliminate the rentals of private homes as vacation homes. Please help us preserve our right to rent by being respectful neighbors.

NOISE/NO PARTIES: Quiet hours are strictly enforced, 10 pm – 8 am per city ordinance. This property has ZERO TOLERANCE for noise, parties or loud music which includes any excessive daytime noise, cursing, yelling or screaming. Fines will be applied for complaints. Drinking games of any kind ie: beer die, pong, funnels etc. and music that is audible past the property line are strictly prohibited. Immediate eviction can result if these rules are broken.

San Diego Municipal Code 59.5.0502 states that at all times; any amplified sound that can be heard 50 feet away from the rented residence is prohibited. Between 10 PM and 8 AM, even normal conversation must be moved inside the rented residence. Per SDMC 51.1004 and California Penal Code 415.2 noise violations can result in fines (Up to $1,000) for property owners and Renters if there are repeated calls for noise violations to one address. Renters will be liable for any and ALL noise violation fines charged to the property owner. Excessive Noise disruptions can result in immediate eviction without the right to a refund of rental fees or security deposits.

Drugs/ Alcohol: Use of illegal/illicit drugs by any Renter, Guest, Occupant or Visitor in or on the grounds is strictly prohibited. Consumption of alcoholic beverages by a minor under 21 years of age is strictly prohibited.

No Smoking of ANY kind: This is a non-smoking property, both in and on the property. A fee of $1,000.00 will be charged for violation of this rule, plus any costs incurred to remove smoke odor or damage. Smoking includes but is not limited to: cigarette, cigar, marajuana, cocaine, incense, or vaping. While Marajuana is legal in the state of California it is NOT allowed on this property.

Properties are subject to exterior patrol by our staff and homeowner. If Renters are causing a nuisance, having a party, acting detrimentally toward the property, breaking the noise curfew or any stated rules and regulations we reserve the right to terminate the rental agreement, without refund, and immediately remove Renters and guests from the property. Absolutely no disturbances are allowed within this home or anywhere on the property premises. We also reserve the right to refuse occupancy if a house party is suspected.

Our neighbors are very, very sensitive to vacation rentals as it affects their right to live in a peaceful environment therefore we will enforce these policies in exchange for the privilege of renting this home as a vacation rental. The City of San Diego has adopted stricter guidelines for vacation properties and bad operators will not be allowed to rent their homes. If the actions of the Renter and their guests are detrimental to our right to rent as a vacation rental we reserve the right to evict and retain any rental fees and/or security deposits and will report abuse to the rental platforms and will take legal action against Renter if their behavior results in loss of permits.

Guest Occupancy:
Occupancy: The maximum occupancy for this Rental Agreement shall not exceed the number stated on the reservation. Only primary Renter and guests accounted for on the reservation are allowed to be on the property.

Age Restrictions: Primary Renter must be 25 years or older. Guests must be 25 years or older. Parents and children excluded.

No Subletting: If Renter can not keep the reservation please alert us as soon as possible so we can assist in re-renting the unit. If the unit is not re-rented and at the rate of the current reservation Renter will not be refunded their rental fees.

Damages: Renter will leave property in good order.
Damage Fee does not cover excessive cleaning; including but not limited to overflowing trash, carpet or upholstery steam cleaning, Linen Damage (Sheets, Blankets and Comforters damaged from, but not limited to, tearing, food, blood or other bodily fluids and will incur full replacement value charges) or damage due to pets, parties or excessive guests in the unit.

If excessive cleaning is needed, Renter will be charged $100/hour, or actual charges, whichever is greater.If area carpets are excessively dirty after check out Renter will be charged a $300 fee for carpet cleaning or full replacement value PLUS any loss in rental income at $500/night.

NO DAILY MAID SERVICE: Daily maid service is not included in the rental rate. The cleaning fee referenced above shall be applied to the cleaning service after check out. If daily maid service is desired it can be arranged for an additional daily fee.

Missing or damaged items will be charged at full replacement cost.

Kitchen: Cooking at high temperatures can result in strong smells that permeates throughout the home and into the fabrics of the home. Excessive odors can come from, but not limited to, popcorn, fish, certain spices etc. Please open windows, use kitchen fans, and be mindful that this is a shared living space. Should a strong odor be detected upon check out, an air purifying fee will be applied.

Check in / Check out:
Per the contract check in time is 4:00 PM and check out is at 10:00 AM. Check in and check out times are strictly enforced, please do not enter the property early without permission. Disruption to the contracted cleaning company’s allotted service time will incur a fee.
If available, early check-in/late check-out fee is $250.
Upon Vacating, Renters and guests will follow the provided Check-out Procedure.

Hurricane/ Storm Policy/ Pandemic: Mandatory evacuation by State or Federal Authorities will be sufficient cause for refund. Refunds will only be issued for the specific area and for the dates requiring mandatory evacuation. “Shelter in place” is not considered evacuation orders.

This house is a beautiful spacious home. It was perfect for our family! The home is so close to both the bayside & ocean. My grandchildren enjoyed it so much! They loved the Pacific Ocean and also enjoyed the bayside! The home has so many toys & the kitchen is fully stocked. Couldn’t ask for more!

The property was beautiful and beachy! It is well maintained and wonderfully decorated with quality furnishings. It was perfect for a family with adult children and grandkids! Location was wonderful being so close to both beach and bay. All the beach and home extras were extremely helpful too!

This property was exactly as described! Great set up and plenty of room for a long weekend with our family of five plus my in laws! Sunsets were great from the balcony and it was super helpful to have parking for two cars. We would definitely stay again!

This was our first family trip since before covid. It was my family, my stepmom, my brother and my niece. The location is amazing. On the corner between the bay where we took the paddle board and the beach where we boogie boarded. Then we walked down to Belmont to ride the roller coaster. The home is beautifully decorated too, stocked with games, and comfortable for the entire family. As my 7 year old niece was leaving she said she had the best time of her life. Thank you for helping us create lifelong memories.

Well-stocked with all necessary items. House was clean and family friendly. They have beach toys and bikes to enjoy. Location is perfect. Close to bay and ocean. Playground is only a few minutes walking. property management is quick in response. We thoroughly enjoy the stay.
