The property has an oversize 2 car garage (SUV accessible) with 1 extra parking spot in the alley. The gourmet kitchen boasts a double oven along with a Viking gas stove top range. Large dining table can seat 8-10 people and there are 4 barstools facing the kitchen. This is the perfect home for families to share.

NOISE/NO PARTIES: Quiet hours are strictly enforced, 10 pm – 8 am per city ordinance. This property has ZERO TOLERANCE for noise, parties or loud music which includes any excessive daytime noise, cursing, yelling or screaming. Fines will be applied for complaints. Drinking games of any kind ie: beer die, pong, funnels etc. and music that is audible past the property line are strictly prohibited. Immediate eviction can result if these rules are broken.
San Diego Municipal Code 59.5.0502 states that at all times; any amplified sound that can be heard 50 feet away from the rented residence is prohibited. Between 10 PM and 8 AM, even normal conversation must be moved inside the rented residence. Per SDMC 51.1004 and California Penal Code 415.2 noise violations can result in fines (Up to $1,000) for property owners and Renters if there are repeated calls for noise violations to one address. Renters will be liable for any and ALL noise violation fines charged to the property owner. Excessive Noise disruptions can result in immediate eviction without the right to a refund of rental fees or security deposits.
Drugs/ Alcohol: Use of illegal/illicit drugs by any Renter, Guest, Occupant or Visitor in or on the grounds is strictly prohibited. Consumption of alcoholic beverages by a minor under 21 years of age is strictly prohibited.
No Smoking of ANY kind: This is a non-smoking property, both in and on the property. A fee of $1,000.00 will be charged for violation of this rule, plus any costs incurred to remove smoke odor or damage. Smoking includes but is not limited to: cigarette, cigar, marajuana, cocaine, incense, or vaping. While Marajuana is legal in the state of California it is NOT allowed on this property.
Properties are subject to exterior patrol by our staff and homeowner. If Renters are causing a nuisance, having a party, acting detrimentally toward the property, breaking the noise curfew or any stated rules and regulations we reserve the right to terminate the rental agreement, without refund, and immediately remove Renters and guests from the property. Absolutely no disturbances are allowed within this home or anywhere on the property premises. We also reserve the right to refuse occupancy if a house party is suspected.
Our neighbors are very, very sensitive to vacation rentals as it affects their right to live in a peaceful environment therefore we will enforce these policies in exchange for the privilege of renting this home as a vacation rental. The City of San Diego has adopted stricter guidelines for vacation properties and bad operators will not be allowed to rent their homes. If the actions of the Renter and their guests are detrimental to our right to rent as a vacation rental we reserve the right to evict and retain any rental fees and/or security deposits and will report abuse to the rental platforms and will take legal action against Renter if their behavior results in loss of permits.
Guest Occupancy:
Occupancy: The maximum occupancy for this Rental Agreement shall not exceed the number stated on the reservation. Only primary Renter and guests accounted for on the reservation are allowed to be on the property.
Age Restrictions: Primary Renter must be 25 years or older. Guests must be 25 years or older. Parents and children excluded.
No Subletting: If Renter can not keep the reservation please alert us as soon as possible so we can assist in re-renting the unit. If the unit is not re-rented and at the rate of the current reservation Renter will not be refunded their rental fees.
Damages: Renter will leave property in good order.
Damage Fee does not cover excessive cleaning; including but not limited to overflowing trash, carpet or upholstery steam cleaning, Linen Damage (Sheets, Blankets and Comforters damaged from, but not limited to, tearing, food, blood or other bodily fluids and will incur full replacement value charges) or damage due to pets, parties or excessive guests in the unit.
If excessive cleaning is needed, Renter will be charged $100/hour, or actual charges, whichever is greater.

The property was beautiful and beachy! It is well maintained and wonderfully decorated with quality furnishings. It was perfect for a family with adult children and grandkids! Location was wonderful being so close to both beach and bay. All the beach and home extras were extremely helpful too!

This property was exactly as described! Great set up and plenty of room for a long weekend with our family of five plus my in laws! Sunsets were great from the balcony and it was super helpful to have parking for two cars.

This was our first family trip since before covid. It was my family, my stepmom, my brother and my niece. The location is amazing. On the corner between the bay where we took the paddle board and the beach where we boogie boarded. Then we walked down to Belmont to ride the roller coaster. The home is beautifully decorated too, stocked with games, and comfortable for the entire family. As my 7 year old niece was leaving she said she had the best time of her life. Thank you for helping us create lifelong memories.

Well-stocked with all necessary items. House was clean and family friendly. They have beach toys and bikes to enjoy. Location is perfect. Close to bay and ocean. Playground is only a few minutes walking. property management is quick in response. We thoroughly enjoy the stay.

The house was perfect for our extended family to meet. Lots of fun things super close -- felt everything we did in city was less than 15 minutes away. House had everything we could need including 6 bikes. The large kitchen area was popular hang out for whole family as was the awesome upstairs balcony. This home offers exactly what is listed. Prime location to the beach! The beach toys were awesome and we loved that there are six bikes...enough for our entire crew. The home was very clean and had plenty of room to relax and enjoy the scenery. Would definitely recommend this home.

Enjoy San Diego
Because of the wildfires in California we had to change original plans at the last minute. Decided San Diego would be a good Plan B. Discovered this house which was available for our dates and it couldn’t have been more perfect for our family ...my husband and I, one son and fiancé, other son, wife, 3 year old and one year old. The house was very family friendly. It was warm, welcoming, and most importantly clean. It has everything one could ask for and more. My son used one of the paddle boards to take the little ones for a ride around the bay. Best part was the location which was one minute to walk to the bay side and 5 minutes to the ocean where there are fire pits. One night made a bonfire to roast hot dogs and make s’mores. We will definitely be back!

This property has it all - 1 minute walk to the bay, 5 minutes to the ocean. We appreciated all of the beach gear & especially the bicycles! We rode everywhere. The house was well stocked with everything we could possibly want, the A.C. worked great & the beds were so comfy. Fabulous!

This property was better than expected. My only complaint would be the noisy and busy intersection of constant cars and airplanes taking off every 5 minutes. Otherwise, exceptional home, location, and services.

This property was even better in person than the beautiful pictures portray! It is walking distance to beaches, food and fun.
The property manager went to extra effort for us by setting up a pack and play and high chair for my grand babies.
My favorite part was the wide open gourmet kitchen that my entire family could and did gather around and socialize while we were preparing our meals.
I will visit here again!

Amazing Mission Beach House
Wow, what an amazing property! This house is even better than advertised. So beautiful inside, great layout for families and groups with comfortable beds, places for hanging out and all the amenities one could need. Our group was thrilled with the house--the kids called it a "mansion"--and the short walk to the beach or bay was perfect. We will definitely plan to stay here again.

Family getaway
My family had a great time on our weekend getaway. The beach house was so clean, updated and so darn cute! Loved that we could fit two cars in the garage. We enjoyed sitting out on the balcony, walking to the fun restaurants on the beach, playing volleyball, and game night (thanks for supplying so many fun games). Hope we can come back soon!

Incredible property!
The home was absolutely beautiful! It was exactly as pictured and equipped with everything we needed. It was a great space and easy to get to. I liked that it was tucked away at the end of the street but close enough if we needed anything. I truly can’t say enough good things about it! Mary was also very easy to work with and communicated all the directions perfectly. I would highly recommend!!

Beautiful home in great location
This was my second time staying at this home and we absolutely loved our stay here. The kitchen is fully stocked with everything you need, the beds are comfortable and the home is incredibly open and inviting. We loved watching the sunset from the upstairs patio and being able to eat outside on the downstairs patio. We also loved having six bikes (stored in the garage) that we were able to ride to grab breakfast and coffee in the mornings- highly recommend biking to Olive or Better Buzz.
The only bummer about the location is that the planes are constantly flying over South Mission Beach and they start very early so pack earplugs if you're sensitive to sound.
Overall, another amazing stay and appreciate Mary for her professionalism, communication and making sure the house was perfect for our arrival. We will be back!

Well appointed, perfect location!
We had a lovely weekend! The use of the bikes and paddle boards was a total bonus. The location is amazing. One short walk will bring you right to the bay - on the other direction the beach at the ocean is right there too. I love to cook and found that the kitchen had everything I needed to make a meal. Wonderful place to stay and Mary was great to work with.

Fabulous house in a great location
We rented this house with another family and could not have been more pleased with the accommodations and amenities. The house is very nicely appointed and super comfortable. All beds and bedding are very high quality. Extremely well suited for a large family or two families. And.. incredible beach amenities, of very high quality. Great location.. close to the bay, playground as well as the ocean. Will definitely try and stay here on our next trip to SD. Thank you!!

Beautiful home
This home is well cared for and perfectly placed between Mission Bay and Mission Beach and close to all of the attractions. Our family had a wonderful stay and Mary was wonderful to work with. When we told her the reason for our stay (a family respite/getaway after our Dad's passing from a long battle with cancer), she was kind and gracious. Our family enjoyed dinners at the large dining table close to the chef's kitchen. The kitchen was well-stocked with pans and bakeware and there were plenty of fans, towels, games, and other amenities to make our stay comfortable. The only note I'd make about the location is that it's closer to the flight path of the airport than I realized, which was a little tricky with our 1 year old, who has always been a very light sleeper. It didn't both me, my husband or our other guests, but we had to use a couple of fans and extra volume on our white noise machine to ensure our daughter slept well. Just a note for others who may have little kids who are very light sleepers or enthralled with planes! Would absolutely recommend this property and stay again in the future.

Amazing Vacation!!
What a great experience!! Just perfect for my family. We had 3 generations stay at Absolutely Fabulous. The dining and kitchen area accommodated us all at the table. So close to the beach. Will definitely be planning to stay here yearly.

My family stayed here as we prepared to celebrate the marriage of my son. The house was perfect for a multi-generational stay. Each room has a balcony or deck. The updated and spacious kitchen had everything we needed and we could watch the sunset from the large master deck or walk a very short distance to the beach. There were beach bikes to use as well. The owner was pleasant and helpful. The house exceeded our expectations. Thank you for a lovely stay. We felt very much at home in this house and would definitely recommend it.

Me and all my girlfriends rented this house for a girls weekend and it was perfect!! The house was so roomy and slept 9 adults very comfortably. The kitchen area was so big and fun to cook in and hang out in. We loved it and would rent again for sure!!!

Outside of house looks great but inside there was cockroaches. Some in the house and the garage had many. Terrible for my daughter and I who hate bugs! The furniture in the living room was white and was very dirty when we got there, obviously hadn’t been cleaned for years. The owner charged us $75 to have the furniture cleaned because water spilled on it and left a mark because of the old soil! Unbelievable! We were also accused of losing a key that we know for a fact was returned and a remote that we never used (or saw for that matter.) There was old dirty baby bottles found behind a bed upstairs so the cleaning wasn’t thorough when we got there. The upstairs master smells weird and we could never find the source of the smell. The property manager was very accusatory and not very kind so I would never use her again. A very expensive weekend that didn’t meet our standards for the price we paid.

Mary was very helpful setting-up our last-minute reservation for our family. The house was very clean, well appointed and as advertised in the listing. The 6 beach cruisers were used daily to ride into town for breakfast and lunch...what a fun time we all had taking-in the sights that Mission Beach has to offer.
When we return to San Diego for another family gathering we will most certainly rent this house from the owner Mary again. Well done!!

Check in and out was no problem at all. Mary was available if we needed anything. Would recommend this home without hesitation!
