Room was nice staff were friendly , but there was a horriable smell that made you feel sick smelt like sewage or something in the lobby and corridors which was off putting . The breakfast was over priced and the bacon was rock hard and looked like it had been warmed up in the microwave and eggs were over cooked . So disappointing . Staff were lovely though and location was good

Staff were friendly, chose option of breakfast and was a little disappointed, cold and little hard but overall value for what we paid for a nights stay.

The hotel is clean but a little dated. Breakfast in the restaurant was nice but there were a couple of flies buzzing around which seemed odd for time of year.
All perfectly functionable and rooms quite spacious.
Handy location, situated off main road into Brighton and good parking.

Overall the accommodation was ok but the bar was very expensive and to check in early was another £30 exhortionate

Our room should have been cleaned on Saturday. We went out twice during the day and left the door hanger on the outside. There was cleaning stuff outside in the corridor but no one cleaned. Then knocked the door about 4.30pm to ask if we needed anything when were getting ready to go out.
The breakfast wasn't great. Cooked breakfast cold on the Saturday morning.

First room had an odd/old smell with a connecting door which was not soundproof and could clearly hear a man coughing and talking next door. Asked to be moved and were promptly, by the somewhat unwelcoming and sullen receptionist. Hotel is a tad 70s, no aircon and looking its age. TV system was limited and could do with updating to current smart tv levels. Oodles of parking. Was in a convenient location for the purpose of our weekend.

A tired hotel, in need of modernisation.
We had a very uncomfortable and squeaky bed. The bathroom!toilet door did not close, either.
The meal SERVICE was good, the young waitress was on her own, but she was very pleasant and extremely helpful. Due to delivery difficulties, no lager was available, either on draft or bottled. Napkins/serviettes were not provided and the meals, while pleasant, were child sized portions.

Nice size rooms and handy location.
Wifi was good so no real complaints although breakfast was poor. Eggs luke warm at best, no beans! Avoided the sausage as no guidance on whether it contained wheat or not (As coeliac I need to know) like most other hotels I stay in.

Great 2 night stay visiting family in the area. Room was spacious, bed comfortable and shower was excellent. Plenty of parking and pleasant staff.

The hotel was chosen for convenience and economy, and delivered against both of these criteria. Staff were friendly, efficient and helpful. The rooms were clean and comfortable.

Excellent breakfast and the service was top. The waitress could not do enough to make us enjoy our stay. Walls and ceiling in our room must be thin, we could here the creaking of floorboards every time the guests upstairs were moving about. Downstairs doors were constantly banging.
Ran out of a few things. Had to keep asking about replenishing the shower gel in the bathroom. We chose the executive double room but did not feel it met the expectations. No air conditioner, a fan is provided instead. The bathroom door was worn out, it left shavings on the floor mat. Housekeeping could do more to make the room and bathroom cleaner.

Good hotel for a low budget stay - shame the noise from the first floor rooms is so loud when you’re staying on the ground floor - loud stomping at all hours isn’t great when you’re trying to sleep.

Nice location, really nice staff on reception. All very clean, bed comfy, good shower.
Just all a bit dated. Also only 2 spare sockets in room, and with fan going (hotel supplied as no aircon and very warm weekend), only 1 spare, so had to unplug tv to charge 2 phones overnight.

No food available on a sunday which was annoying . Hotel was ok a little dated and the shower was weak and it was a bath shower

Great location, friendly staff, quiet room, great shower power, and generous breakfast portions.
The only serious negative was the mattress was too hard. The other minor negative was lack if drinking water bottles daily.

The room was very spacious but old fashioned and some items were damaged and needed replacing. The breakfast was very good and there was a lovely pub not far from the hotel.

On arrival to the property seemed to be clean and tidy, rooms are very basic and needs a revamp around whole property, whole hotel doesnt have air-conditioning so it gets very hot, not much going on in the grounds/ no gardens.

rooms in desperate need of a make over looks and feels very old, beds not comfy , toilets badly stained with some of the rooms have really bad stained carpets.
