The Carriage House is very close to downtown (just about 10 mins away). We stayed in the executive suite with 2 king beds, which was very comfortable for two kids and two adults. The beds were very comfortable and the room very clean. Check-in was very easy. Great place to stay!

The front desk staff were nice and helpful, and the inn is conveniently located. But overall I was disappointed by this stay and didn't think it was a good value. I booked an overnight to celebrate my sister's 40th birthday. We stayed in Room 7. We could very clearly hear bathroom sounds from the rooms on either side. The shower in the room closer to the end of the hall had a loud screechy noise. The neighbors' flushing toilet woke me up in the morning. We could hear hallway noise really clearly - no one was being loud, the noise just traveled easily.
The inn's lobby is beautiful, and that's the vibe I was expecting to have - I thought we'd have a cozy stay in a charming New England inn. But the hallway where Room 7 is located reminded me, aesthetically, of a hospital, with laminate floors and minimal decor. Our room was extremely basic. Because the windows face directly to the parking lot, there was no way for us to have any natural light without sacrificing privacy. The bathroom was clean but the amenities were about what I would expect at a Motel 6. The breakfast had almost no fresh food.
I didn't expect luxury, but I was looking for basic comfort & charm and feel my stay fell short of those things.
Afterwards, I wrote to the hotel about my experience twice and received no response, which was also disappointing.

The room was clean and the mattress was very comfortable. The room was a bit small with limited space for unpacking items. Great location in a quiet setting. Will book again on our annual trip to visit family.

Upon check in the clerk was no where to be found for over 20min. There was no bell to ring so we called the hotel and the clerk came and sternly scolded us. Not the greatest first impression. Once we got to our room it looked NOTHING like the pictures online. We were on the bottom floor and both windows were unlocked and one was open. We didn’t feel comfortable at all. The smoke alarm was hanging by a thread from the ceiling, and the fire sprinkler had a gaping hole around it in the ceiling. The continental breakfast was like warm, half heated frozen breakfast sandwiches with very bruised bananas. Upon checkout, again the clerk was no where to be found, so we left our keys on the desk and left. The charm of the hotel was the only thing that kept us there for 1 night.

The Carriage House Inn was a terrific location to visit beaches, the car museum, wharf, restaurants.
The clerk gave me a great tip to visit Sachuest Point, a beautiful nature preserve which we loved.

The room was lovely. The downstairs lobby was nicely furnished and inviting. Everyone was friendly and the grab and go breakfast was appreciated.

Lovely property and room. Bed was very comfortable. Missed breakfast, as we chose to sleep in. Coffee was available all day, absolutely the best blend, just delicious! Lost a star due to our room being on the 3rd floor and elevator only goes to 2nd floor, so getting luggage up was a bit of a pain, but in all, would definitely recommend and stay again

Afternoon person who checked us in was very cheerful and hospitable. The morning person was dreadful. Very unfriendly. The place is run down. The breakfast was horrible. This was not a continental breakfast. No toast. No bagels. There was a bunch of processed, packaged little muffins and granola buns and some kind of prepackaged sandwiches that required microwave. Just awful.

This place could be so amazing if given just a bit more attention and styling. Everything was subpar. Rooms, hallway, no style or chic and in need of a slight Reno and general styling, just something to bring it into modern age. From outside hotel looks lovely but owners are not investing any funds into the interior. Advertised as “Breakfast included”, a fluke, cannot be advertised as such. Paper thin wall, noisy. I really wanted to like this hotel and hoped it was one of those hidden gems that even a 2 star hotel would have accommodations that aimed to get a better rating. Not at all, not trying one bit. Considering the proximity to Newport and set in Middletown, they could be so successful if just given some attention and love.

The room was limited in standard support. NO table or desk to work on. The bed was great along with pillows but the night stands were missing at one side. that was it no place to do anything work wise in anyway. I finally got the ironing board out and set up my computer to do some work. The breakfast was limited and the fruit was days old and not appealing. Even the food was on the floor in boxes in the office when you checked in.
It was kind of disappointing that the room had no support in the standard items found in rooms across the nation. The last day we found that a supporting hotel down the road was available with swimming pool and other support. just disappointed in what your get for your money.

It's a nice looking building, used to be a farmhouse. I understand that each room is different, mine was very nice. It was really big, lots of space and character lacking in the large chain hotels. Staff was nice, check in and out was easy. If staying here you need a car because transportation options are scarce in Newport. A car will really help you explore area beaches, Newport mansions and places of interest. A light breakfast is available for free with fruit, muffins and microwavable breakfast sandwiches. Only had yogurt available on one of 4 days. It becomes a little bland with the same choices each morning, but again, it's free. Would definitely stay there again.

When i arrived i was greeted by front desk, i drove for 4 hours after coming from work i wanted to rest after checking in i went to my room and my room was dirty not cleaned i went downstairs told front desk, it seemed he didn’t believe me he checked came downstairs said this never happened before he apologized but there was no rooms left he had called another hotel and had to stay there.

We were there celebrating our anniversary and wanted something other than the normal hotel experience. This hit it out of ball park for us. Our host was most pleasant and informed of the area. Our room was roomy. Breakfast was nice!
