The hotel was sufficient for a single night but the room was very small and up a very narrow flight of steps. The door to the bathroom stuck on the floor making it difficult to get the door open or closed.

A little bit noisy and shower was cold but couldn’t find anyone to help fix it.
Modern decor and easy to find/check in.
Clean and comfortable just a pity about the above.

major building work nearby. Seemed to be a large group of men congregating regularly during the day in the small park next to the hotel. Could be intimidating for some people. Hotel itself very nice, with pleasant staff..

Felt like I was staying in a hostel. It smelled like a dank gym locker. We weren’t sure if it was dead bugs or dust in the sheets. Directions were confusing for checkin. Did not feel safe

I suspected when I booked that it was a basic hotel.
However if you have a basic hotel, you must get the basics right. Very few channels worked on the TV. The shower temperature could not be regulated and was far too hot to use. So this did little to help.
Having said that, the staff were outstanding and were so helpful.

We were travelling to Brussels from St Pancras Station, needed a place for just one night, coz the train was early in the morning, hotel is just 5 minutes walking distance, very convenient, would recommend for very short stay.

My room was in the back courtyard, it was small, but contained all I wished for except a small fridge (which I wish for often, but its not very common). The only downsides was a mattress thats so worn out that its like sunken in in the middle, and people would sit and smoke next to the room, which then seeped into the room. But staff was friendly, room was clean, and Walter the resident spider in the shower was keeping most the bugs away. Please dont bother him, he was there before you, and he means no harm.

I requested extra blanket and pillow but when I asked at desk they were just telling me Hôtel is full. Eventually I got an extra pillow-
I also asked about an adapter and was told just bit one because people don’t return them. How about u put a pending charge on my account and when o return it you take back the charge? Many hotels in Canada do this type of thing for tv etc
Also speaking of tv the connection was spotty. We tried to fix it and unplugged it and re plugged it as it said on tv to do-
Also we were told water maybe best to buy. A complimentary bottle would have been great.
The coffee machine was great! I recommend putting bigger cups beside it as the small glass ones overflowed. I did find bigger ones in the cupboard.
Over all ok I guess for one night close to the station.

The property was in a great location although situated opposite a park frequented by homeless types who were noisy throughout the night. The reception and staff were faultless. The room was clean, but tired and sparse. There was no plug in the sink, the shower head was broken and a lat or two missing from the window shutters.

The room was tiny beyond belief with no ventilation or even a fan during a heat wave.
The bathroom was miniaturised - even the toilet was smaller than normal! The smallest handbasin ever too. Oh and all the corners of the shower were thick with black mold. I have seen worse hotel rooms in London, but not this century!!
Not sure how someone could stay there more than a few hours, to be honest. The bed was a cheap piece of rubbish too with a mattress that collapsed in the middle and some cheapo metal base which gave no extra support at all.
Avoid!!!

The staff, service and kindness shown was refreshing. I will be booking again and look forward to the updated rooms, the sister hotel is lovely also.

The room was tired, paint work was chipped on the wall, the shower doors did not close and the shutters had slats missing
The staff and comunucations was very good and they advised that they are hoping to complete renovations soon

The location and the staff were excellent, but the hotel could be much better. The pillows were lumpy, the room was noisy, and the shower space was really, really small. There are no curtains, and no space in the reception to sit, anyway, I think you can get a better value for your money somewhere else :(

We booked here for an overnight stay with our grandchildren to visit London.
The price was very competitive for a family room.
It was nice that we had a kitchenette with sink, microwave, kettle & coffee machine.
A iron & ironing board are available and a hairdryer if needed.
There was also a patio door leading to a small patio area with seating, which was shared with the opposite room.
Unfortunately we had a problem with ants, which I guess can happen anywhere.
The room wasnt perfect, cleanliness couldve been better by sides of beds and underneath and rugs were poorly placed and a potential trip hazard (attention to detail)....Wallpaper coming away from wall...Not all lights working.
That said, beds were clean and comfortable.
The room itself is a good size with 2 double beds.
Bathroom was extremly small, it is a unit installed into the room, much like a caravan style, but honestly, if you just need a place to stop over at a reasonable price, its okay, though if you're like a size 2XL or larger, you'd have trouble trying to move around in there.
I'd rather have had this in the room though, than to share a bathroom with other guests, so that's something to bear in mind.
Bottom line:
I loved the art deco style of the room and outside area & having a kitchenette and somewhere private to get clean, albeit extremely small.
I was disappointed by the attention to detail, things that could easily be rectified without huge costs and the prescence of ants.

Stayed in a single room, downstairs. Room was simple, functional and small but fine.
Really noisy all night with people moving around above and up and down the stairs. Also toilet (presumably from the room next door) really stank bad. Usually I can sleep through anything, but not last night!

Good stay! Room was super tiny, but we were only stopping through for a night, and it was super close to the train station, which is what we were aiming for. Staff made check-in and check-out super simple.

Door didn't fit properly, was a very windy night so it kept banging. Had to find something to wedge it closed.

The room was well-equipped and reasonably priced, boasting an excellent location. It included amenities like air conditioning, a fan, lamps, a TV, and multiple power outlets. The check-in process was smooth, facilitated by a pre-sent keycode.
However, there are areas that require improvement. Positioned in the basement without windows, the room featured an "artificial skylight" to mimic daylight; unfortunately, one of the panels was broken. There were signs of dampness, such as blown-out walls around the electrical sockets and a musty odor. The shower lacked a holder for its head, complicating use in the confined space.
Noise and light intrusion were issues due to the adjacent hand dryer placement in the neibouring bathroom and the slamming of the front door, exacerbated by hard flooring and a poorly sealed bedroom door.
Despite these drawbacks, the bedding and overall cleanliness were satisfactory, reflecting the room's fair pricing.

Very unsafe area could smell drugs being smoked all night noisy area as well, the room smelt of drains and damp hike the room on 3rd floor as well while place needs refurbishing will not stay again

The team at the hotel were excellent and very helpful but the condition of the rooms and bathrooms is not great, the images on the site are a bit misleading. It was quite difficult to get the shower to run hot and the first room we were shown had the curtains falling off. The staff were really helpful though and changed us to another room, can’t fault the service at all. Unfortunately the pleasant green square you see outside when you look on the map is currently a building site with excavations taking place which is noisy during the day too.

Lovely hotel. Stayed here 1 night after returning from Disneyland. Hotel is across the road from St Pancreas Station. I was exhausted when we arrived back around 10pm. Room was beautiful, lovely comfy bed and hot shower was very much appreciated. Fridge, microwave and coffee machine plus kettle was an added bonus. Would highly recommend this hotel.

It’s was a very pleasant experience and the staff were very friendly and very caring, we had accidentally forgot the insulin in the fridge for my son and the staff made it a priority to reach us out and stayed until we were able to pick it up, we were grateful and happy with the staff

Its possible there are some decent rooms in this hotel. Mine wasnt one of them.
Reception was nice and staff seemed friendly enough. Room was in poor condition with a smashed plug socket, wallpaper hanging off, bathroom very small and no shower curtain so everywhere got soaked when you took a shower. Metal camp bed looking thing with a cheap matress and 2 very thin pillows.
I dont like writing poor reviews as ive run businesses in hospitality and i know how reviews affect business. But this wasnt a particularly pleasant stay unfortunately and one id not look to repeat.

Service was friendly and engaging. The hotel's pretty nice, and really handy for Kings Cross. The room was OK for one.
A bedside lamp would have been a helpful touch.
Please don't put the TV directly under the air con - it was dripping condensate onto the electrics and will do so again. I raised it with staff, who have resolved to fix this.

This guesthouse is fine for a one night stay. It was expensive for the quality of the room but rates in London are high so I suppose they are in line with the market - that said it wasn’t good value for money.
Room was tired, there was a mug with a broken handle, no beside light (batteries missing), tiny pod-like bathroom, none of the decor matched.
Didn’t meet any staff but the instructions sent to enter the building / room were clear and there was no issue with access.

People yelled a d talked all night in the park. Right outside the window. They played music. Police were heard thru out the night. Not good for sleeping
