Place it great the mattresses and pillows were very hard so we had to buy pillows while we were here. Property host was accommodating.

The Vrbo fixed nicely for our family of 25. The parking was tight (with trailers and Polaris) but we made it work. A few essentials were missing from the property (having a Vrbo in Phoenix myself) but the host promptly provided them to us. Also, a few minor flaws or repairs were needed which they were kind enough to resolve. It's a great place, close to stores and parks. We would book again!!!

The house is modern with new appliances and staffed with adequate cookware, nice towels in the bath and the beds are comfortable. The hot tub was divine.
However think you should be aware of the floor plan. Know one can look at the drawings, but being there was different than I imagined. We like to cook. There was a full kitchen on the first floor and on the third floor. On the second floor is the dining room. (Granted there is a small table seating 6 on the first and third floors, but we were 14 people.) So the only table large enough to accommodate all of us was on the second floor. This meant bringing all of the food, the plates, silverware, napkins, glasses, etc. up or down a narrow stairway. And then back up or down to wash all of the items and to store the left overs in the fridge. One of the kids counted 15 steps between each level. Gets old doing this for 3 meals a day for a week.
The property manager did respond promptly to texts.
We used the clothes washer and dryer and they worked great.
The kids loved the game room. There were lots of board games plus 3 table games to keep them amused.
We saw 2 deer in the back yard and out front. Nice to wake up to that while having coffee.
A previous review mentioned the interior door locks. Assume they were talking about the keypad door locks at the bottom of each staircase. We solved this problem by propping the 2 doors open with a chair.
The decks were divine. Wanted to write more but out of space.

The property was immaculate. There was plenty of room for our group of 18. Any questions we had once we arrived were answered within minutes. We were very happy with our stay.

Stayed here for a family vacation with 20 people. Set up allows for 3 zones with 2 kitchens that enabled togetherness while also providing space for relaxing. The 2 hot tubs were great for relaxing.
The only issue we had with the house is that upon arrival we read the house rules and they required us to be inside by 8 or 9 depending on the day. There was also a noise meter outside that sent alerts if people were outside. Given the 2 hot tubs and a wonder all fire pit in the back yard, it would have been nice to be able to enjoy those amenities into the evenings. Not talking about noisy parties, but being able to sit around the fire and enjoy the cool evenings. If these quiet hours were disclosed prior to booking then we missed it completely. Overall a great trip, but could have been even better!

Each year our family gets together for a week for vacation. Historically it’s been the Outer Banks at Nags Head. This year we choose Flagstaff as our spot and used it as base camp for family to see Grand Canyon, Sedona, Cottonwood/ Jerome, floating the verde river, Winslow/ crater, etc. House worked great for our large party of adults and several walked down to the corner grocery for Starbucks in the am. Our group is all couples so the large number of bedrooms with en-suite bathrooms was excellent! The house is pretty new and other than 3 levels the group loved it. Downsides: 2 fridges but no ice makers and the floors were installed pretty poorly for a new house.

Our stay at the Gathering Tree home in Flagstaff was amazing. The home had ample space for large family and friend gatherings and fun amenities such as 2 hot tubs, a fire pit, pool table, foosebsll, and video games, making it the perfect venue for our son’s graduation from NAU. An additional bonus is it’s location, conveniently located near downtown Flagstaff, the NAU campus, and close to several shops and restaurants. We definitely would stay here again, probably in 2 more years for our other son’s NAU graduation, and highly recommend this property to others looking for a fun Flagstaff getaway!

We had the BEST time staying at The Ponderosa Gathering Tree property for our large group. We loved that each room has its own restroom w bath/shower. The large family table on the 2nd floor was so nice for us all to eat with each other. The house is very up to date and clean. The hot tubs were such a nice touch and had towels ready for you right next to them. Our host always responded immediately via text on any questions we had. The cabin-like home feels like your out in the woods but essentially your a quick drive from grocery stores in the event you forgot anything on your trip. There are hiking trails close by and downtown Flagstaff is a quick drive if you want to go shopping or bar hopping. We absolutely loved this place and can't wait to plan another trip here again.

There were 19 of us and a 1 1/2 yr old toddler who stayed at the property for my parents 60th wedding anniversary celebration. It was perfectly appointed for what we needed, with plenty of room for everyone to sleep and spread out. The property manager was great with communication and we would happily stay here again. Beautiful property with all the amenities you could ask for! We had several families stay with us and we had plenty of room for everyone to congregate as a group as well as spread out into smaller groups. The game room was a favorite for everyone. The hosts are great at communication and so sweet to work with. Would definitely stay here again.

We are a group of friends that have been traveling together with our children for the past nine years. We have stayed in many houses, and this by far was one of the best! The house easily accommodated all four families with children, and had plenty of amenities to keep them busy, including both hot tubs, and a perfectly stocked game room. The property is located right downtown and easy to access all of the downtown amenities. The property manager was super helpful, responding quickly to every inquiry. We look forward to visiting Flagstaff and this exceptional home again in the future.

We had 5 families with 11 children, this house was perfect. The rooms all having en suite accommodations made it very comfortable for each couple. The kids had a blast and all enjoyed the bunk bed and game rooms. Highly Recommend for families and friends.

This was amazingly clean, well stocked, and beautiful. The neighborhood was very quiet and a quick drive to NAU, downtown Flagstaff. Many amazing restaurants are nearby and shopping in downtown Flagstaff is great! This property had enough room for our group of 11 and the game room was amazing. The hot tub was a welcome break in the evening after a day of shopping. The house was extremely clean and very comfortable! We hope to stay here again in the future.

This was a great property for our family reunion. The game room, fire pit, and two hot tubs were fun hang-out areas for kids and adults. A grocery store down the road made it easy to grab food and beverages. Two kitchens, refrigerators in each room, and two washers and dryers were a plus. Flagstaff is a cute town with lots of restaurants. Sightseeing/hiking at Walnut Canyon, Sedona, Oak Creek Canyon, Grand Canyon, etc. etc. were easy drives from the house.

Wonderful newer, super clean three level property with ample, private space for Grandpa & Grandma, their children and grandchildren. Lots of family gathering areas inside and outside. Game room was a hit, as were balconies and hot tubs. House is on a busy street with lots of foot traffic. Big driveway and garage fit all 10 of our cars. Kitchens are well stocked with plates, bowls, cups, utensils, cookware, coffeemaker, coffee packets, tea and supplies. Each bathroom has 2 large bath towels and ample hand towels. Each level of the house has washing machine & dryer. We should have brought some of our outdoor seating from home but made it work. Also should have brought pool towels for the hot tubs so we didn’t have to use the bathroom towels but fortunately for those washing machines on every level.
We loved this home and will stay there again!

This property is fantastic! We had a group of 9 (diminshed from an expected 15 originally) staying and the size of the house was more than plenty. Each of the 6 main bedrooms has a private bathroom, and the 7th bedroom is off the bunk room and has a shared bathroom. The house was beautiful...floors, furniture, bedding, towels, etc. Both kitchens were well stocked. We primarily used the lower level kitchen (two floors down from the ground level) because that one had access to the back yard, and we figured we'd be out there most of the time! The fire pit and grills are all plumbed for natural gas, so no propane tanks. The hot tubs were wonderful also. The location is also convenient for all of Flagstaff, including stores and restaurants (Fry's Food is less than a mile away). We hiked at the Grand Canyon and in Sunset Crater National Monument and it was convenient for both. I would definitely book again!

The house was beautiful! So helpful to have the multiple floors and separate kitchens. The hot tubs were working great! The large table on level two fit all of us which was amazing! Beautiful decor! Close to downtown. The staff was so helpful and communicative. They went above and beyond for us.

This property was perfect for what we needed. We were able to comfortably sleep fourteen 10 year olds and 6 adults. We took our travel hockey team to Flagstaff for a beginning of the season retreat. The table with 20 chairs, the outdoor seating with fire pit, the game room, and the spacious bedrooms made it easy for us all to stay in one place. The only “problem” was we all took our own cars and the parking situation was a little tight. Between the garage and driveway we squeezed 8 cars. There was no street parking available. We also ran into a minor issue where every floor has its own lock and not all floors have the same code. The property manager was great at communication and we were able to resolve the issue quickly. Overall, we are already contemplating going again next year.

The home is beautiful and was perfect for the 15 of us who went. The home has great space to hang out in both inside and out. The hot tubs were clean and felt wonderful. Check in and out was easy and the area is beautiful with trees all around. Close enough to downtown Flagstaff for a night out but feels secluded. We had a great time and would love to come back. This home is perfect for a team retreat. We were there with our senior football players and the home gave everyone their own space as well as having a large enough area for everyone to get together for dinners, meetings, etc.. It was also close to all of our activities. We would stay here again for sure.

This trip was a family reunion. The 3 levels, game room, hot tubs and backyard were perfect for what we needed. The property manager took care of any issues that came up in a very timely manner. Check in and check out were a breeze and the amenities offered at this location was great. This is a great spot to bring your family together and build memories.
