About this apartment rental
This space is an entire lower level of the home with a private entrance, one bedroom, a relaxing separate living room, a private hot tub for guests, and a luxurious bathroom with indoor sauna. The front porch has beautiful views of Pike's Peak. We are minutes from downtown Woodland Park with cute local restaurants, parks and shops. We can't wait to share our favorite city with you!
Safety Note: Must be able to manipulate steps without railing
Your space is the entire lower floor of the home, and is separate from the living area upstairs. Since the upstairs is a separate rental, you will probably be able to hear moving about upstairs, but we do ask all our guests to try their best not to be overly noisy and follow all quiet hours. You will have your own bedroom with a very comfortable queen bed, living room with a queen pull out couch, kitchenette, an outdoor hot tub, indoor sauna and the bathroom. The kitchenette does not have a full oven, but we did provide a hot plate and large toaster oven. There is no thermostat in the unit but the home stays set between 68-70 degrees. If you are too hot please feel free to open the windows or use the floor fan provided. If you are too cold please enjoy the cozy gas fireplace to warm up!
The space has a Roku device that you can use to sign in to your favorite streaming services (Hulu, Netflix, etc).
There are eight steps without railing up to the unit's door that may get sketchy in the snow.
We would ask that all smoking be done outdoors and away from the house.
Guests are provided with their own parking area where two cars can park side by side. You'll walk from your car halfway up the drive to the railroad ties that are the steps to the unit. You'll have to carry luggage up the steps as the rollers won't work well. Once you get to the top of the stairs you will approach a gated area where the hot tub and door is located. To unlock the door you will need to enter the access code provided upon booking followed by the check mark symbol.

Our neighborhood is quiet and very close to several cute shops and restaurants in downtown Woodland Park. We really enjoy Cafe Leo Coffee Shop, Judges, and Memorial Park. We are located 12 miles from the entrance of Pikes Peak, 17 miles from Garden of the Gods, and 19 miles from downtown Colorado Springs.
Uber's and Lyft's are very limited in Woodland Park. It's easy to get a ride to the Airbnb, however getting a ride from the property can be difficult.
4WD is highly recommend in the winter months. The driveway is a little steep, and although the driveway gets plowed (typically done in the mornings) when we experience snow it can be difficult to drive up especially when we receive snow after plowing has been completed. Please account for snow being present in the winter months (November-May)
The Cleaning Fee is set by the Cleaning Pro that we contract with. They are trained, experienced, and go through the AirBnb 5 Step enhanced cleaning process which includes disinfecting high traffic/touch areas (remote controls, light switches, rails, etc.)
For stays longer than 30 nights we do require a lease agreement, background check, copy of drivers license, and a one time insurance fee to be paid before your arrival. For stays 30-59 nights it will be $370 and each additional 30 night block of your stay will be an additional $130

-if you turn it on, turn it off
-if you break it, fix it
-if you use it, take care of it

Airbnb guidelines state that if a guest is reported for a disruptive party or violating Airbnb's party and events policy, they may be subject to suspension or removal from the Airbnb Platform. In addition, the host may also ask that you vacate the property and no refund will be given.
Fee schedule for violating house rules:
-Unauthorized late check-out: $50 immediately, $50 for every 30 minutes after checkout (i.e. +$100 at 30 min after checkout, $150 at an hour after checkout).
-Smoking of any kind in the unit or where it can waft-into the unit: $100
-Unauthorized Parties or events: $250
-Additional guests beyond what was approved when booking: $35 per guest, per day
-Pet cleaning fee (excessive hair, bodily fluids, stains): $100-$300
-Deep clean fee, if required (i.e. vomit, carpet stain, bodily fluids, or excessive trash, etc.): $100
-Broken/damaged items: charged at replacement value.

We stand by our firm by our cancelation policy and getting travel insurance is your best option for protecting your trip from the unexpected. Upon completing your reservation, we will provide you with an optional third-party Travel Insurance policy.
We use third-party guest screening: We use a third-party company for guest verification. Upon booking you give permission to the property manager to use a third-party to verify your identity and check criminal databases to confirm your reservation. The property listing description was accurate. The railroad tie stairs are a bit treacherous, especially with heavy bags, but that was disclosed. The unit was clean and well stocked. K cups for coffee were provided! The linens on the bed were thin, faded and worn, but they did the job. There is noise from upstairs, but fans and a noise machine are provided. The ceiling has been repainted in patches and could use a thorough repaint, but again, that didn’t affect our stay. The location was quiet, yet convenient to everything that we wanted to do in the area. The views from the porch were nice. The biggest disappointment was that just a couple of hours before check-in we were notified that the hot tub at the property wasn’t working and wouldn’t be repaired during our M-F stay. Erin, the property manager, was very apologetic and suggested that we might want to visit Sunwater spa, a local mineral springs hot tub spa so we could have a hot tub experience with a Mountain View. We booked a 90 minute soak and thoroughly enjoyed the hot tub and the cold plunge! It was only $45 per person and was money well spent! Erin was very responsive to all of our questions, even when the TV remote batteries were out late one evening! She offered us some money back due to the broken hot tub and also offered many suggestions on things to do in the Manitou Springs area. I can’t say enough good things about her! Overall, I would stay here again and would definitely rent from Erin and her company again

We needed a place for a week long getaway and we saw this. It was a nice and cozy place, worth it for the price, great neighborhood. There is an upstairs and while we were there we had some particularly noisy parties... so as long as you're okay with some noise this is the place for you.

This property is adequate for what it is, i.e., a lower level rental in a mountain cabin. Just keep in mind, if you're looking for a peaceful mountain retreat, you're trying to beat the odds. You'll need to have a high tolerance for noise coming from the upper level like loud thumps, clearly discernible conversation & laughter, footsteps of people walking in hard-soled shoes, and so on. It's a roll of the dice whether the unit above you will be occupied - we stayed 3 nights and had a loud "partying" group the first night, no one upstairs the second night (blissfully peaceful!), and a quieter family the third night.
The bonuses of this property are the private sauna and hot tub, both very easily accessible from the unit. There's a beautiful view of Pike's Peak and plenty of windows in the unit to bring in natural light. The kitchen is generously stocked with utensils and cookware to prepare your own food or heat leftovers from restaurant dining. The bed was SO comfortable with plenty of pillows and extra covers available.
We've stayed at multiple rental properties over the years and they vary greatly. This one lacked the personal touches that some places provide, making you feel it is your home away from home. This one felt more "corporate", being managed as one of multiple properties in a conglomerate. But it did provide the basic items needed.
Overall, this isn't a terrible place to stay if you can deal with neighbors but we personally won't be renting here again.

The property was amazing and had everything that was listed. At night the drive way is a little dark and scary, keep that in mind for the people who park on the lower parts, as we backed in to prevent having to back all the way down the drive. Highly recommend for a short get away!

We loved this place! The pull out sofa was perfect for cuddling on the couch for movies. The fireplace kept us nice and toasty. We spent lots of time in the hot tub. It was the perfect way to enjoy the snowday! The bed is so so comfy and the windowless bedroom was perfect for afternoon naps. The hosts were very quick to respond when we had an issue and fixed it in seconds. Can't wait to stay again!

The home was perfect for our short trip and was in a beautiful area which was only a short drive from Pike's Peak and less than a 2 hour drive from Breckenridge. Would definitely stay here again.

Our stay was amazing! We had a fantastic time! The house was super clean and the views were amazing. I definitely recommend waking up early and sitting outside to watch the world wake up in the beautiful mountainside. The wildlife surrounding the area was amazing as well. We honestly saw more wildlife around the house than we did on our hikes and drives. The only thing I wish the house had was a thermostat in the lower level. The people staying above us had the house a little warmer than we would have liked and couldn’t turn it down. There was a box fan provided, but we ended up buying another fan to help us sleep at night. All in all it was a fantastic stay and next time we might just book the upper level.

Great quiet spot for one or two people. Nice view off the front porch. Quick access to town/hikes. The description in the listing is accurate so you know what you are, and are not, getting at this location. I would definitely enjoy this rental again next time I need to unplug.
