Il ne s’agit pas d’un hôtel à proprement parlé comme indiqué sur booking, il n’est pas situé à todos santos même.

What a disappointment!
The place is nice but the rate is really expensive, compare to what they offer.
First of all, regarding the location, it is more 10 minutes by car from the city centre rather than 5 mentioned in the hotel description, but mainly you are next to a highway which is really noisy.
When you arrive, you have no reception and no details from the owner before 3pm (Shaina) for checking in.
A housekeeper was able to reach her to indicate our room, which "could have been made prior to 3pm check-in time exceptionally", we have been told a few times, which doesn't make you feel very welcome. We perfectly understood the check-in time, and luckily, the housekeeper was very kind and informed the room was ready.
On the same page, this experience happens to other clients after check-in time, but we were on site to tell them the process, really weird.
We were 2 persons, and we had a really small room (especially the bed) close to the shared kitchen.
The room was really dark, it’s a pity when you are in Mexico which provides you lot of light with the sun 95% of the time.
The day after we arrived, a group of Mexican people arrived (10 boys).
They were here to have a party when the place is sold for meditation and relaxing.
It was impossible to sleep and the morning at 7am, they were already at the kitchen.
Unless the fact that we didn’t sleep that night, the kitchen was really dirty (we even saw a mouse..), the pool was not any more infinity pool and had lost 30% of the water density, and the 2 mattresses at the pool were in the Mexican room.
Above all, we woke up with an animal poo in front of our bedroom door. Knowing that any of the people in the place had a dog.
I immediately informed Shaina of this nightmare.
Her mum came and started to clean and refilled the pool (she was really nice and understanding). However, we were not able to use the pool during our 2nd day. When Shaina arrived around 3PM, her first reaction was “is it better now” ?
Maybe starting by “I’m so sorry for what happened” would have been better.
Finally, on our last day, we asked to keep our room until noon, and she declined. No flexibility at all from her side. Flexibility isn’t a keyword in hospitality?
It’s a good idea to buy a place like this, but if you are not from the hotel industry you need to learn a few things that the money doesn’t teach you.
1: You don’t put a couple in a room close to the shared kitchen when you’re having a huge group (and you are not fully booked)
2: You don’t take a group of 10 boys if you sell a place for relaxing
3: If your rooms are ready, try to satisfy your guests (same for check-out if you can)
4: Try to be on site for check-in and show that you are happy to be here even though problems can occur

The atmosphere and the group kitchen area made the property so friendly, giving the luxurious place a bohemian feel.
Sometimes the water pressure was feeble in our shower, but this is the baja.
