VILLA IS A TRUE 3 BR, 2000 SQ FEET, AND CAN ACCOMODATE YOUR WHOLE FAMILY WITHOUT FEELING CROWDED. NOT ALL 3 BR IN QUEENS GRANT ARE THIS SIZE.
The two-story foyer, with its lovely tiled flooring, is the main entrance providing access to the second floor stairway, the kitchen, the living/dining room, and a convenient powder room. The tiled flooring extends into the new fully equipped kitchen which has a door to the service court, and is open to the living and dining room.
The adjacent living/dining room features a separate dining area with tile flooring and a table with seating for 6. The spacious living room is also tiled and has a comfortable seating group for 8 and an entertainment center with a 50 inch smart TV. If you are using the sofa bed (new with a memory foam mattress) for one of your guests there is storage( four drawers) in the living room for their clothes. A nice feature is the full-wall window that includes a slider door to the outside deck offering a tranquil landscaped view.
Just off of the living room is the master bed room, which has a king size bed with memory foam topper, a 32' flat screen TV, double closets, and a private bath with a walk-in shower. This room also has a slider door providing access to the large deck. As you can see by our photos our deck has a picturesque view which ever way you look. It is completely private and very quiet. There is a gas grill available if you should feel ambitious. Everything you need to cook a great meal is in the kitchen including the margarita glasses!
On the second floor, a balcony landing overlooks the entrance foyer and leads to the two guest bedrooms. One bedroom has two twin beds.,and the other has a queen bed. They share a connecting bath with a bathtub and shower. Both bedrooms have their own flat screen TV.
Palmetto Dunes is a 2000 acre oceanfront resort that reaches from the three miles of white sandy beach, through 11 miles of lagoons, three golf courses, and 25 tennis courts, to the bikeway under Highway 278 that provides access to the Shelter Cove Marina, shops, restaurants, and Mall. The Queens Grant section of the resort has an five on-site pools.
There are three championship golf courses in Palmetto Dunes Resort; the Robert Trent Jones golf course borders our villa. In this short block, you will find a Five-Star Restaurant, general store, and an outdoor outfitter with bikes, kayaks, and much more.

Everything was just as advertised. Had everything we needed. Pool outside the back door was also a very nice feature. Plenty to do at Palmetto Dunes and HHI in general. Golf, beach, walking and biking trails, fireworks at Shelter Cove, something for everybody. We had so much to do that we never did have time for the pickleball, but that facility was also top notch. Can’t say enough about how much we enjoyed our week. Island Getaways was also very easy to work with, and their golf deal at Bear Creek was a real bargain. The only glitch we had was when Queens Grant filled up with cars on our last night and we came back from supper and there were no parking spaces left. But we improvised, and it didn’t detract from our thorough enjoyment of the week. Our whole family gives it 5-stars.

This is our 2nd visit to Palmetto Dunes. We loved the location of this unit. Close to the beach, the General Store and the Pickleball courts. The unit is very spacious and clean. We were six adults and there was plenty of seating for everyone in the living room area. Loved the kitchen! We booked pickleball court time at the pro shop. Great perk to be able to book the courts at no charge! I will definitely book this unit again!

Cathy was very helpful in getting us set up with a last minute trip to HHI. We have been coming to the island for 20 years and this condo definitely has all the little things to make it easy to unpack and go have fun.

We are a family of 4 with teen boys, and thoroughly enjoyed our stay. The condo is in a great location, and a quick walk to the general store and tennis/pickle ball centre. There were plenty of beach chairs and skim/boogie boards to enjoy.
The pool is in the backyard for those who prefer it to the beach.

We stayed at the property for a state tennis tournament weekend. The property was perfectly located, clean and the owners were very quick to respond to any questions. Check in was very easy.

Great location. Loved being close to pool and beach. Easy bike ride to beach, longer walk but with a parking pass easy to park or drop off stuff. Close to general store, bike rental and tennis. Worked perfect for 2 teens to have their own rooms. Back deck was private. Lots of space on main floor for everyone to relax. Would rent again!

The unit was well maintained, a few initial issues with the upstairs being too hot, but we were able to figure that out. The dishwasher is also not very effective and we did find several dirty dishes in the cabinet. The upstairs bathroom also had a VERY loud toilet flush, which woke up our small children whenever someone forgot and flushed in the middle of the night. Just a heads up, I’m sure maintaining appliances is challenging without an owner or management group able to lay eyes on it. We did not contact the owners regarding these issues because we felt there wasn’t anything they could do and we were able to work around them. And we recognize not everyone is traveling with younger kids. All communication with the owner was responded to very quickly!
Not an issue with the unit, this is just in case anyone with younger kids has more questions about this particular plan: we rode bikes to the beach, but we hadn’t stayed in palmetto dunes in quite a while and didn’t realize how busy it would be. Would not do that again with our children (5 & 7 year olds had trouble managing the busy bike paths and intersections). It was a 5 minute bike ride to the beach with 2 road crossings, one was very busy. You are also not allowed to leave your bikes near the unit and need to park them in the bike racks. The racks are a few units down from this unit, which isn’t a huge deal, but again with younger children just provided more of a challenge than expected based on other HH experiences. The pools are not very well maintained, but the one nearest the unit is very close. So, just depends on your expectations. We did not end up using them as much as we’d planned.
The supplies provided (toilet paper, paper towels, dishwasher detergent etc) were more of a starter pack and we needed to buy our own by the 3rd day. This would have been fine, except based on the listing’s encouragement of how well stocked the unit was, we did not plan on providing these. Would also recommend bringing your own hand soap for the bathrooms as the small bars provided were challenging.
There were a lot of options for cooking (casserole dishes, crock pot, measuring cups etc) which was very nice. We did end up using some of the beach chairs which was a nice help! I also appreciated there was plenty of open cabinet space for the food and supplies we brought.

We had a great time staying here. The owners provided lots of toys to use for their guests. The owner notified us that the 'unadvertised' bikes were missing before we arrived, but weekly rentals are easy and inexpensive on the island.
The only hiccup was the cleaning service. While the condo was very clean, they didn't resupply the essentials very well. The owner messaged that a kitchen starter kit should have been left consisting of dish washing cloth, pot holder, dish towel, a packet of soap, and some extra trash bags. They did not receive a new pot holder, dish washing cloth or trash bags. We did find some dirty pot holders left in drawers and the owner had a new box of trash bags delivered to us.
Additionally, there was only one set of towels in the master bath area. But that was easily rectified by taking a set from the upstairs bath.
We also discovered that there was no backup TP, but we were able to get an extra roll or two from my in-laws staying in a different condo.
Overall, the stay was good, but the cleaning service needs to do a better quality control on replacing supplies.

Perfect Location! This was our first visit to Hilton Head. This area (saw palmetto dunes) was great! Less crowded than some other areas on the island but still close to a lot of places. We did one trip walking to the ocean but that was a bit much for us with 4 kids and beach supplies. We loved the Dunes Buggy service! You call them and a few minutes later they pick you up and drive you right to the beach! Then you call and they take you home... for Free! Walking path and pool outside back door was amazing! We ended up with a rainy week but the pool saved us there. We could swim anytime! Kids could leave and run inside whenever cause it's right there. Sometimes we were the only ones swimming and sometimes there'd be a few more people but it never got busy. We also enjoyed pickleball but never got a chance to ride the bikes. There are so many beach chairs and umbrellas to use at the villa! We ended up buying some more little kids sand toys and then left them for others to use when they come. Layout and bedrooms all worked well for us. The kitchen had the best supply of pots, pans, plates, etc of any vacation house/ condo we've been to. We hope to be back and stay here again!

Cathy was wonderful to work with. She was quick to respond to questions. The villa was very spacious for our family of 6. We loved walking/biking to the general store for breakfast. We loved Walking to Big Jim’s restaurant. The two hours of pickle ball free daily was a huge hit for the entire family! We biked, walked, and drove to the beach. It was so nice to have the pool close by to swim in the afternoons after being at the beach all day. The porch was a great place to relax…..Comfy chairs and a place to rinse off some of our beach gear with a hose. The shower outside of the kitchen was a great place for the kids to rinse off sand after being at the beach. Great week! Would highly recommend!

When you go into the kitchen of many VRBO rentals, you’ll find the owners (and guests over time) have stocked the spice cabinet and maybe left condiments in the fridge. This type of property is more like a hotel in that the cabinet is pretty bare (some salt and black pepper, even the ice maker was emptied by the cleaning crew). This isn’t a criticism, just telling you to be prepared to bring spices and condiments if you plan to cook. Also, bring paper products (trash bags, toilet paper, tissues, paper towels, napkins, foil, baggies, plastic wrap, laundry detergent and dishwasher detergent). The kitchen is well stocked with knives, pans and a ton of plates! The icemaker in the freezer is super-fast at making ice, and there was a Brita in the fridge. AC worked great!
The owners are super-responsive and helpful. We had one small glitch that they solved almost immediately; we’ve rented from a lot of good owners, but this was above and beyond.
The place is spacious. We had six guests and had plenty of room for eating all at once and hanging out. The pool is steps off of the deck, so bring some floats to hang around!
The property is close to everything. The beach is a short walk away; we tended to go in the evening, when my wife and I could drive down with chairs, cooler, etc.. and find a spot right at the beach while the kids liked to walk. Be ready for a WINDY beach! Sand is soft with NO ROCKS.
We recommend a trip to Savannah (we used Vagabond cruises), a tour of Pinckney Island (the Discovery Center puts this on, BRING BUG SPRAY TO THIS!) and Pickleball play at the courts provided. Stop in at the Pickleball office to get a schedule for classes, tournaments or open play. This is a great place to learn! We did, and now we own our own rackets! Our son even participated in a round-robin pickleball event and had a great time. We hope everyone else has as nice of a time as we did!

This property is in a wonderful location. It is close to everything, but is situated in a private setting. It is by the pool, but as described, this is lightly used and did not detract from our privacy. The property was clean and comfortable for our family of 6 adults. It is a quick walk (5-10 minutes) or bike ride to the beach. We would rent here again and highly recommend to anyone else.
