Location
No bedside lamp, bright street light right outside window and curtains without adequate cover to block out light. Room 16 very noisy as on main road so early morning traffic very loud. Cold as no extra cover.

Good value for money for a triple room in a great location.
Tea, coffee & biscuits in the room.
Full English breakfast (extra) was tasty.
Friendly, helpful staff.
Clean, comfy beds, no issues with the temperature.
Breakfast not available until 10am, when the pub opens

Staff were lovely and helpful. The location is excellent, very good for town centre and all attractions.
Window in room didn't close so it was cold and noisy. The overhead light was broken so had to try & read by bathroom light. Breakfast didn't start until 10 so guests had left by then.

The beds were very comfortable and the staff were lovely! We had a great meal and game of pool In the evening!!
We forgot secure en-suite room and shared a bathroom! That was our fault though!

The room was spacious and very comfortable for the price. The staff were friendly and helpful.
There was a lot of noise in the morning that woke one of us up. We think it was a brewery delivery.

The hotel is in a really good location, being a short walk to the town centre and St.David's train station. It is excellent value for money.

Excellent locations, walking distance into the City and down to the Quay. Great choice of bars and restaurants all in just a short walk away. The hotel was very comfortable, very clean and well presented room, lovely bar area downstairs and great menu, to suit all. Staff were very friendly and welcoming on arrival and ensured we had a great stay. Great pay and display car park opposite which was very convenient.

Good location for city centre and university campus, convenient with bar / restaurant downstairs, clean and did the job for one night. Very convenient for a short stay, wouldn’t mind staying there again. For longer stays I’d look for a quieter location.
As it was quite warm I had to leave the window open, so it was very noisy with people at the bar downstairs and general traffic. One towel from the previous guest was left hanging behind the bathroom door, which was a bit off putting, but there were clean towels on the bed for my use.

I was made to feel very welcome and the staff were the some of the most friendliest whom I've ever met during a stay in a hotel/B&B.
The hotel is so central and I enjoyed the breakfast!
I know that I had booked the smallest room and ensuite but in future I will go with rooms with more room.

Excellent location, friendly staff, great price.
It's very noisy.

Decent-sized room(s) with the facilities expected, clean room and comfortable bed. Friendly staff were helpful in arranging a room swap due to a problem with the lighting. Great location near city centre and stations.
Had to swap room after sleep disturbed by a safety light in the middle of the ceiling spreading soft green light throughout the room in the night. I'm not the first guest to have this issue, which is supposedly unavoidable in some (not all) rooms due to listed building requirements. Room swap resolved problem. Also, accommodation in Exeter is expensive.

Breakfast to late
The room booked was very basic. We didn’t realise it was a shared bathroom, no water in the room for a cup of tea. Music from bar at night loud. We booked with friends and didn’t stay the second night that we had booked for moved to another hotel. We would very much like a refund on the second night as we had moved. Would not consider booking with you again.

the location was convenient
very very minimal, which is okay if you’re prepared but for similar money you can stay in an Airbnb and have a lot more.
but mainly the noise of the pub downstairs lasted until late and I wasn’t pre warned that every last Friday of the month was Karaoke night and that I’d be able to hear it until late
