The house is set in the picturesque hamlet of Shore Bottom in an area of outstanding natural beauty. The spacious 3 bedroom property has grounds of 6 acres and has a lovely large garden with a terrace overlooking 3 ponds of varying sizes and a rose and honeysuckle covered gazebo with views to the countryside beyond. The ponds are a lovely feature of the property, but small children need to be supervised around them at all times.
There are 2 sitting rooms - one with French doors onto the terrace and a cosy, oak beamed area to enjoy the log burner set in the original old fireplace, the other sitting room is a large contemporary room off the kitchen , french doors open onto the garden and there are stunning views from all the windows onto the surrounding fields, often home to horses or sheep.
The kitchen is a lovely traditional Devon country kitchen with pine table and Aga (there is also an electric oven and hob). It has a delightful window seat overlooking the garden and ponds.
There is a very large utility room with washing machine and tumble dryer. Off this is a large modern shower room.
The main bedroom has a super-kingsize bed and wonderful dual-aspect views. There is a family bathroom with shower. The second bedroom has a Kingsize bed.
At the other end of the house is another flight of stairs leading to a large bedroom with 3 single beds one of which is a trundle bed that pulls out to make a double bed or additional single (sleeping 4 in total).
Garden furniture and a BBQ are available to enjoy the garden in the summer and a handy second fridge freezer in the garage.
The nearest pubs are the ancient Tuckers Arms in the village of Dalwood, 3 miles away, very good home cooked food, amazing Sunday Roasts or The Kings Arms in Stockland village, 3 miles away. The nearest beach is Lyme Regis (15 mins) where you can enjoy fish and chips on the beach, or push the boat out and admire the amazing view of the Cobb and harbour from Hix Crab and Oyster House restaurant.
Axminster, with its direct train line to Waterloo, is a 15 minute drive away and has been firmly put on the map with Hugh Fearnley-Whitingstall’s River Cottage restaurant.
Honiton is also 15 minutes away and is a historic Devon town with a weekly market on Saturdays. The discerning Pig Group of hotels the Pig At Coombe, just a 20 minute drive away, lovely for a special lunch or dinner during your stay.
East Devon is very unspoilt and there are numerous coastal towns to explore, from bijou Topsham on the beautiful Exe Estuary to seaside classic Sidmouth. There is a fantastic walk over the cliffs from Beer to Branscombe where you are rewarded by a delicious lunch at The Mason’s Arms.
There is much to see and do in the area but the main joy of a holiday here is just being at the house with family and friends.

We have just had two wonderful weeks at Shore breach, even though the weather was not kind to us the holiday was fantastic.
The house is in a perfect location, just far enough from the coast to be tranquil with great dog walks just outside the front gate, but close enough to the tourist hot spots to “do stuff” when we fancied it.
The house is lovely and we really enjoyed using the AGA, and appreciated the warmth when the weather was bad!
The gardens are more mature than the photos show, and the owners have created a haven for wildlife, we were treated to several visits by Deers and foxes as well as water fowl and vivid dragonflies .
There are several friendly pubs very close by that do excellent food and a few special restaurants within a half hour drive (which were excellent recommendations by the owners) were real treats.
Also to add, the communication with the owner was first class, we were made to feel very welcome and I would recommend Shore Breach as a base for a perfect holiday.

The property is spacious and very bright. The kitchen is well equipped, large and very functional. The two living rooms are very comfortable with one having access to a patio with lovely views and the other with a cosy fireplace. The bedrooms are very comfortable and again very bright with views across the countryside and garden. The garden is absolutely lovely with the ponds and stream running through the it. We saw lots of wildlife in the garden such as rabbits, deer, buzzards, coots, ducks, bats and various birds. The gardens are bordered by fields in which there were horses and sheep. The garden was a peaceful haven in which to while away the time. There is a main patio area next to the house but also other seating areas located around the garden to give a different perspective. This was a fabulous stay. Our hosts kept in contact to make sure we were OK but were not intrusive in any way. There are some great pubs/restaurants within a short drive and, of course, many tourist attractions in the surrounding East Devon and Dorset countryside and coast although the house and its garden are a holiday in itself.

Had an absolutely amazing time here earlier this month. While browsing Vrbo we were in two minds over whether to go for civilisation or something more tucked-away and peaceful; we had a few options in walking distance of restaurants, bars etc but as soon as we found this the decision was pretty much made for us. It's a gorgeous property, within comfortable driving distance of everything but large and homely enough for you to not really need to go anywhere.
The grounds are vast, wonderfully landscaped but not manicured; clearly plenty of thought has been given to the local wildlife, from the ponds to the unmowed fields and patches of lawn left to grow long. We saw rabbits every morning. A baby deer came to snack on the foliage as we took breakfast. Lovely stuff.
My family and I (wife, two kids under ten, large dog) have spent the Covid years staying in various Vrbo properties along the south coast and this was comfortably the best. Most of the others have clearly been rental properties, run purely as businesses: a cottage, townhouse or converted farm building stuffed with spare furniture and the bare essentials. This feels like a home — the owners clearly spend time here, and it shows. It's comfy and cosy and the interior design, particularly in the sun room, is spellbinding.
We had a terrific time, left feeling thoroughly relaxed and energised, and fully intend on a repeat visit. (I quite fancy it in autumn, particularly if they'll let me have a go on the ride-on mower.)

The house was very comfortable, as were the beds. We only slept in the master bedroom. Great to wake up in the morning and see the bunnies on the lawn by the pond. We did use the AGA in the kitchen and the barbecue with coals.
We stayed at the end of July and it was rainy most of the time. Enjoyed visiting Lyme Regis by the ocean, Dalwood and the Dalwood vineyard tour and wine tasting. Also Exeter, Axminster, and Darts Farm complex just outside of Exeter. Amazing place to purchase all kinds of gourmet food and items, pastries and to eat at the restaurant. (crowded in August, but we ate outside at the restaurant.)
Sallie our host, was very helpful giving us information about the surrounding places to visit and her favorite restaurants. Hix Oyster and Fish House in Lyme Regis was our favorite for amazing seafood-and gluten free. A little tricky to find, but well worth it.
The roads from the property and many in Devon, are very narrow. Some are the width of the car. The hedges are high, so it's almost like a tunnel. (others are wider and definitely doable) That said, this is a fact in Devon that we did not realize.
All in all, a fun and interesting stay in the Devon region.

Beautiful garden and stunnjng views. The house was comfortable and had everything we needed. Very quiet,peaceful location great place to chill and relax. We were cycling and would have preferred a few less hills...but luckily we had E Bikes so managed pretty well. Lots of good pubs around for dining and just enjoying a drink .

Exactly what I wished for in a rural break. The house is beautiful and the garden very large and enclosed for our dogs to run around. The garden itself is very well attended to and the location very rural and peaceful.
The house is large and beautiful inside. I do however feel it could have been cleaner as there were cobwebs in one of the wardrobes and the side tables and units could have done with a dust and polish, other than that it was wonderful.
I would definitely return for another break.

Wonderful location, house and garden. Had a brilliant time. So much to do in the area, lovely walks from the house, quiet yet easy to reach places, including Millers farm shop, where you can stock up with all sorts of goodies!

Good points - great location in absolutely beautiful setting, close to many great amenities like shops, restaurants, beaches in local towns like Honiton, Lyme Regis, and Seaton. Good local pubs near by serving great food. The house is large enough for 8 people and has seating for the same, in dining areas and lounge. The hiuse is well equipped. The gardens are a great area fir the children abd dogs to play and there are many great walks nearby. We had a problem with water pressure on our arrival, which was out of the owners control. On contacting the owners they were fantastic in finding out the cause of the issue and when a solution would be rectified. In deed the issue was solved by late afternoon. So thank you to you both.
Bad points - the only issue I had on arrival was the the top shelf of the fridge was full of half used jars of food and condiments. In addition the kitchen cupboards were the same we were expecting a delivery of groceries from a local supermarket but we had nowhere to store it. In the end we cleared the cupboards and fridge and had to place them in the utility room. I noticed there are carbon monoxide alarms but no fire alarms throughout the house I would have brought some had I known. There were a couple of other safety issues, which I discussed with the owners , who confirmed they will sort.
Overall the house and gardens are fantastic and we had a great holiday. Simon & Sallie are very attentive hosts without being intrusive. The issues raised would not stop me booking this property again in the future.

Perfect Stay in Devon
My family spent five weeks at ShoreBreach. It was like a little piece of heaven for us. It was peaceful and beautiful, even better than you can tell from the pictures. Everyone loved going for walks and relaxing in the yard and sunroom. The neighbors we met were so friendly and had three sweet dogs. We enjoyed seeing the wildlife., rabbits, deer, a fox, an otter, and lots of birds. The master bedroom was one of my favorite places. The bed was so comfortable and the view of the property from there was wonderful. We really liked learning to use the Aga! Sallie was kind and helpful at every turn. We really hope to come back for a visit some day.

A lovely week
The seven glorious days of sun we had only enhanced what was already a lovely house to stay in. Plenty of room, both inside the property and outside in the wonderful grounds, which encouraged us to spend part of each day, on site. Not happy singing this property's praises and attracting attention, as we'd like to be able to book it again! Thank you so much, Sallie.

Great location
Great location for the family. Lovely setting with lovey views, very restful and very peaceful. Great to have 2 lounges, one for the kids and one for the adults. Beds were really comfortable. Not far from the beaches and great to just walk out the door to walk the dog.

Lovely stay
We had a lovely week in Stockland, a great location for exploring East Devon/ Dorset boarders. Easy access to the main roads and plenty of local welcoming pubs to visit. The house is very comfortable and our dogs had the best time (and didn’t want to leave!) overall a lovely welcoming home which provided us with everything we needed :) Thank you Sallie & Simon

The house is beautiful with stunning gardens. It's in a fairly secluded area so lovely and peaceful. Really easy to check in and access the house, and everything was ready for us, with everything we needed to feel at home! We were two families with three kids between us, and there was plenty of space for all of us in the house. We had fun making this our home for 10days and attempting to cook all meals on the lovely aga! Sally was so helpful before and during our visit, she provided lots of information about the surrounding areas, with more available in a helpful booklet inside the house, and she was only a phone call away if we needed her. Would definitely recommend!

Beautiful house and location
A lovely, spacious house in a beautiful location with an amazing garden. Very convenient for exploring both Devon and Dorset. Sallie and Simon were both really helpful and responsive. The house was really well equipped and we didn't want for anything during our stay.

Was very good.
The host sent directions, which were excellent.
My grandson enjoyed exploring the gardens and surrounding grounds.
It was peaceful and beautiful area.
My husband has mentioned that although we knew there was a stream and two ponds it would be useful if there could be a roll of plastic green fencing about 3ft high with poles, for visitors to put up to eliminate any chances of accidents for children of certain ages and dogs.

Beautiful location
The perfect getaway for those in need of some peace and tranquillity. The house is set amongst glorious Devon Countryside with lovely views from the conservatory and garden. The only sounds you'll hear are from the local wildlife (and maybe the horses in the adjacent field) accompanied by the ever present sound of the water as it cascades from the waterfalls to the impressive pond at the bottom of the large garden. You can't help but relax here.

Beautiful Garden
We arrived exhausted, and, as the weather turned warm and sunny, we were delighted to be able to relax and chill out in the beautiful garden and enjoy the peace. The location is secluded and quiet. The house is large and very comfortable (although the bathrooms need updating). The surrounding area offers plenty of short and longer walks. We did explore the coast. But not much! We were happier to stay sunbathing in the garden.

Autumn break
We much enjoyed our break in particular the beautiful garden and walls from the house. The south coast was easily accessible and we would recommend the walk from Branscombe to Beer. Worth visiting the Dart Farm shopping too. Thank you to Sallie for being so flexible with the booking.

Just spent a lovely week here with my family the house was exactly as described. The Aga made the kitchen very welcoming in the mornings. The grounds were beautiful and peaceful. It was lovely to sit in the garden room and on our last day the deer wandered through the garden. The house is a good base for visiting Devon

The perfect get away! Would love to stay again!
Before I begin to review the house, I would like to mention that Sallie from point of booking to check-in and during our stay was extremely helpful and responsive to our queries.
We arrived late at night, so the driving instructions were extremely helpful and the access to keys instructions clear. The next morning we watched the sunrise from the beautiful garden the sound of the water from the fountains and birds singing were such a change from city living.
The house is isolated so a car if defiantly required, the roads surrounding the property are very quite albit hilly I didn't come across a car during a 10km morning run. The grounds are beautiful and we all enjoyed playing outdoor games and the dog loved running around. We found in the info folder the location of property's other grounds and larger pond - would be good if you have small children or can't do long country walks.
The house itself is huge plenty of space with 2 large living rooms to relax in and the terrace for outdoor dining, we also had dinner in the dining room on one night we was lovely. The kitchen has everything you would need plenty of plates glasses etc. there is also a small bose speaker which came in handy as we forgot ours.

I couldn't recommend this property enough for both family holidays or a get away with friends.

Lovely grounds and accommodation, master bedroom and main lounge beautiful, showers and utility room great but electric cooker slow so don’t plan cooking anything elaborate! Enjoyed playing peaceful stay

What a great place
We had a great week at Shore Breach! The house had everything we needed to be home away from home. The garden and it’s amazing ponds was a wonderful place to spend time in and wake up to each day! We were very lucky to have a hot week so the local beaches were only 20/25 mins away too.

Glorious Devon family break
We had a wonderful week, the house is spacious, there was always a good supply of hot water and excellent WIFI reception. The garden is beautiful and the grandchildren were thrilled to see a deer and rabbits early one morning. As well as the sheep in the next field.
The house was within easy reach of beaches ( not too crowded) and good restaurants.

A slice of heaven in the East Devon countryside
We all absolutely loved our stay at Shore Breach - and didn't want to leave! The setting is magical - with a beautiful garden with ponds and a waterfall and views across the valley. The surrounding countryside was a real discovery, lots of fabulous walks in glorious nature. This part of East Devon is an Area of Outstanding Natural Beauty and it's easy to see why. The house was comfortable and homely - it had a very welcoming and relaxing atmosphere and is perfect for families. Lovely views from the windows and a great sitting room/ TV room which is a newer addition to the house with high ceilings. It was a real wrench leaving such a beautiful place - we hope to be back!

Wet October Week
We spent 1 week at the property and everything was as advertised, an easy check in process with good directions provided to navigate the winding local roads.
If you are looking for a quiet, secluded break with beautiful scenery and abundant wildlife this is the place for you.
Good local amenities within easy reach and a great local farm shop and fish shack from Lyme provided everything we needed.

Fabulous home from home
This property really was home from home in a spectacular setting with all the amenities required and more. The two lounges were ideal to cater for the sporting tv members of our family and also the more relaxed quieter needs of the rest of the family. The bedrooms were large and comfortable and airy. The kitchen had all the equipment needed and the milk and bread in the fridge were a welcome touch. The grounds were spectacular and lovely outdoor seating to enjoy the late summer sun.

Five days of bliss in a heavenly rural setting
Loved our visit to this delightful rural hideaway. Beautiful setting the garden is stunning and the house is comfortable and homely. Well equipped plenty of hot water and good showers. The aga took some getting used to but managed it in the end. Five stars from all of us. Highly recommended hope to return one day. Dogs were welcome which was a huge bonus for us.

A stellar experience
Outstanding views from every window, well equipped with all “creature comfort,” owners responsive and very helpful, picturesque walks in all directions. Only caveat is be prepared to drive on very narrow roads.

Loved the house. So much space. So well equipped. Amazing grounds. Bright and welcoming. Quiet and authentically rural, exactly as desired. And a fantastic location to explore both South and North Devon equally. From Dartmoor to Exmoor, and all the beaches!
