Beautiful views, but.....
This house is in a great area, with an older homes neighborhood that I thought was great. There are lots of games, toys and kitchen supplies for our large group with young children. The beach is just a short walk out the back door
but there are some questionable steps . The problems were with the cleanliness of the house (carpet cleaning, oven, screens; the owners have a rule to clean dishes before you leave which is very reasonable, but no plan b for if they don't.
We had to clean things left by previous guests.) and the outdoor gear that was pretty much not what it looked like in the listing. There were 2 owners numbers to call. I called the first, when there was no answer I left a message and did not get a call back for 3 days. The 2nd told me to call the first. Our family is not looking for resort living, and I love the idea of an older family beach house. But , I do want a clean place for the children to play.

Great warm beach family home!
We had a wonderful time with our family. The house was roomy and had everything we needed and the beach was perfect for the grand kids! Loved using the canoe and floats and really appreciated the life jackets!

Beautiful Northwest Beach
Gorgeous location on one of the few warm-water beaches in Puget Sound. Terrific for wading, swimming, or just hanging out. Eagles flying overhead, fish jumping in the water, a canoe to paddle--just great. The house itself is very well equipped and had everything we needed. We liked the whole place very much and would happily come back again.
Our one complaint is that the property managers--not the people who own the house, the Evolve people who manage it for them--wouldn't answer or pass on a question we had beforehand (we wanted to make sure that my 90-year-old mother wouldn't have to go up too many stairs to get to the bathroom or deck--turned out just fine, but we wish they would have passed on the question).

Awesome Family Get-a-Way
A comfortable and inviting home overlooking Port Susan and Camanio Island. Easy beach access and beautiful sunsets. Our grandkids' age ranged from 2 to 12 and spent many hours building sandcastles and playing in the water, which is very safe, especially at low tide. I recommend canoeing at high tide as there are fairly strong tidal currents that can be difficult for novice paddlers. Overall, we loved the home which felt big enough for to 10 of us.

We had a few problems but owners were helpful in resolving any issues we had.
We rented the air B and B and while we only had a 2 day stay we noticed the place was poorly maintained, the toilet paper and shower dispenser was poorly stocked, the broken toilet seat and backed up plumbing in the upstairs bathroom made it impossible to use the upstairs toilet, the door handle in the downstairs bathroom was broken and their was laundry in the dryer from the guests before us, and a oven built up with residue to the point where it was smoking any time we went to use it. When contacting someone to get into the house we were unable to get ahold of the owners and had to resort to using the housekeeper who was very resourceful. The issues we’ve had were resolved with the owners, overall it was a good experience aside from the problems we encountered with our stay.

We had a great time. The furnishings are cozy and comfortable and the beds were great. It is a fun place to bring kids, with a well stocked play room and game closet. The views are beautiful and the beach is great at low tide.

Good amount of space and plenty to do for a large family!
Good sized, and clean home with plenty of space! Toys, games, movies, and plenty of outdoor fun! The view is great, and the kids loved watching the high and low tides everyday. We also loved the enormous dining table/space; it was perfect for everyone to gather around and do whatever activity they wanted,
but be able to sit together. The owner was very responsive when we had questions, and seems like a very kind person.

While the weather was cold and rainy, the house was warm and cozy. Our family had a great few days away from the world. Watching movies, playing games, and relaxing were all on the agenda and all were met successfully.

Well Stocked and well maintained house
Kids loved the beach and they had lot of toys/games to play during the stay. Fire pit near the beach is awesome. Place was really clean. Rooms are spacious and beds were really nice and comfy.

Perfect home for a family with young children but muddy flats
The property was great. It had all the amenities you could want for a family with young children. Books, toys, beach toys and even kids plates and other kitchen needs. It is a very short walk down to the beach. There is a sandy area which then turns to rocks and when the tide is out it is muddy flats. Very muddy, to the point of not wanting to venture out because you sink in the mud. Our toddler also was slipping and getting stuck which was not his favorite thing. Overall a wonderful place to stay with beautiful sunsets and all the amenities you could even need for a trip. However, if you are looking for a beach to explore creatures of the puget sound, this is not the spot.

We loved the relaxing vibe that your property had to offer and the added canoe and paddle boat were so much fun. We roasted hot dogs and marshmellows down at the fire pit while the sun set!

Comfortable stay, short walk to the mud flats
Home was well appointed, although one of the cabinet doors in the kitchen was broken, hanging off the hinge. We stayed in the bedroom downstairs, but the bed upstairs squeaks loudly so I would recommend light sleepers to sleep upstairs as the noise traveling down could wake you. The house had beach towels, the kitchen was well stocked, and there was even a first aid kit! It was a pleasant surprise to find a kids playroom in the room with the fireplace, my toddlers loved it! The campfire by the beach had a wonderful view of the sunset, and the water in the mud flats was warm and shallow during low tide. The kids had a blast! Side note: if you are coming with young children, bring a baby gate for the stairs, we used a bench and a chair to block the stairs but I wished we had brought our baby gate for ease of use. There is a booster chair that straps on to the chair for younger children instead of a high chair, but it worked well for my 1year old. All in all, a great get away with our own private beach!

Great Summer Nights
We spent five days at the beach house with friends. This is a beautiful house full of natural light. The views of the beach and sunset in the evenings were amazing. Loved the camp fire pit at the beach. The canoe and the paddle boat was a big hit for us once the tide came in.

It's a great spot to get away, be by the water and just relax for the weekend. This is our 3rd year doing our annual boardgame weekend there and we plan on coming back!

Christmas Rental
We rented this place for 4 nights and from 1st day itself we have been struggling with multiple issues --
The place was super cold because none of the heaters were turned on and with a strong cigarette smell all over the place. Tried calling all of the guest contacts one by one and no one picked up call. One of the contact (listed as cleaner) finally picked up call and told she doesn't work for that house anymore. We finally called vrbo and later the property owner called us back just to let us know that they have intentionally turned off the heater from basement and we can't access that place, so our only option is to let other heaters run and see if that helps warming that place up (which never happened by the way and we ended up not using the whole kids play area because it was way too cold).
Next day we wanted to do some cooking and figured that the dish washer is not working properly. Soapy water started to come out of sink and it overflew down to kitchen floor. We ended up cleaning the mess ourselves and we could never reach out to any of the guest contacts again. Vrbo suggested us to text them and wait until mid day for them to reach out to me. The property owner eventually tried to call me in the afternoon which I missed (being busy in our vacation), and he never attempted to call back to check again. We had to hand wash all our dishes every time due to washer issue.
There were other issues as well like --
1. Shower was throwing cold water on and off making it real hard to stay in the shower for few mns without getting the chilled water falling on us randomly
2. Lots of power sockets were dead, not able to charge our devices
3. Shaky internet connection, making it hard to be able to keep our devices connected
4. DVD player never worked and we ended up playing movies on our personal roku device and projector
5. Front entry of the house was totally not clean (even the fall leaves were not cleaned up)
6. There was no driveway in that house, however it was marketed as 7 car pull through driveway.
7. Some of closets were locked and other closets pretty much had owner's stuff in there leaving us a very small place available to keep clothes etc.
Overall it felt we were just on our own with all the struggles and we ended up fixing the house issues more than being able to enjoy our vacation.
Giving 2 stars because the kitchen utensils were usable.

Fantastic beach house
Great place for family and friends. The house has everything anyone could need: linens, really well stocked kitchen, lots of space for hanging out, toys puzzles games books, and a great beach. We’re already looking forward to coming back.

Mud flats are cool!
We had a great time with our kids and grandkids. We saw seals and eagles! And the sunsets . . . so beautiful. The house is well maintained and there are plenty of towel racks for a lot of people. From late afternoon to sunset the tide comes in and the water comes to the edge of the campfire area. Midday, the tide goes out and you can walk way out on the mud. The grandkids saw clams, baby crabs, minnows. We did it every day we were there. But the campfire was the best of all. There's a large spot down by the water. We roasted marshmallows, played guitar and had the best time looking at the reflection of the moon on the water.

Ladies tulip trip
The location of Tide-Over Flats worked perfectly for visiting the tulips and a day trip to Seattle sites as well. We enjoyed walks on the beach and chatting around the nice large dining table. Thank you!

This is a beautiful home and has a great open floor plan with ample sleeping options. With the chilly outdoor weather it was hard to keep warm, however we did not use the fireplace. It was tastefully decorated and has comfortable furniture. Detailed instructions would have been helpful for the tv/electronics. Overall it was an excellent choice for a ladies weekend!

We love the beach, the view, & layout of the home.
This place fits all of our needs as a family of 8. We love how the kitchen, dining room and living room are all one big room so that we can all be in the same room even when we are busy doing different things. It's also nice having 3 bathrooms, and 8 beds in the house plus an extra mattress.
