Advertised 3 bedrooms and double bunks. We were told about 5 days before arrival that bunks had been ripped out and no longer available but they could relocate us. Since we were in big group of family staying at Monterey we didn’t want to be relocated to another property. Also 9 a.m. check out is inconvenient! More problems but enough for now. Will not stay anywhere 30A escaped is the manager.

We have been to Florida many years with our family of 6 and have stayed in multiple accommodations. This place ranks at the top. It is convenient to the beach and a perfect location for riding your bikes into Alys and Rosemary Beach. It is clean and very spacious for our family of 6. The balcony is perfect for sitting on and enjoying the beautiful view of the beach.

Overall the location was great. The service from property management was great. As for cleanliness, all of us collectively felt it could be much better. Our feet were completely black after walking into the unit for the first time. Property management came and mopped the common areas, but the bathrooms and closets remained the same. The furniture did not seem clean. There was a small beetle in the master bed the day of check in (thankfully it wasn’t a bed bug). Dishes are very limited. We had to purchase wine glasses which we left for future guests to enjoy. If you strictly enforce a 9 am checkout and a 4 pm checkin to allow ample cleaning and sanitation time, I expect a MUCH cleaner unit.

beach time with friends
We arrived right after 4pm and the unit was ready. Upon arrival the elevator wasn't working- so glad it was only 3 flights. The elevator worked on and off during our stay and then someone fixed it on Wednesday. the unit was clean and spacious for 4 adults. Kitchen is a bit tight but it is a condo. The beds were comfortable and the View was the MAIN attraction. They had plenty of dishes and cups but some essential items were missing. They only had 3 wine glasses it would have been nice to have a few more. A few more cutting boards- only 1. Pots and Pans have been used alot and are starting to have the coating come off. No spices except salt and pepper, no dish soap- could be bc of COVID they don't leave that behind but being at other rentals there is always an over abundance of spices to use bc of people just leaving what they don't use on their trip. All in all it was very nice.

Relaxing Stay with a Beautiful View
Our family enjoyed our stay here. Beach was fantastic, good location. Condo is spacious and clean. Bedrooms were comfortable. Overall we enjoyed our stay. Suggestions-Can opener in kitchen please/better coffee maker/main door didn’t lock automatically. We all felt the unit could use updating-living room furniture old/worn. The complex needs more trash bins-they we’re always overflowing and pool area/beach stairs littered with toys/shoes etc. Be advised there are a lot of stairs down to beach-wasn’t problem for us, but be forewarned.

Decent
We didn't mind the condo itself. It was really nice! The building that the condo is in is old and needs some basic maintenance badly! Granted we were there during Hurricane Sally, but the windows leaked and we had pools of water all in the family room, all down the hallway, and a little bit in our bedroom. During the storm the entire condo felt damp which was unpleasant. The elevator inspection date is expired. The complementary bikes were also a nice gesture, but we weren't able to get 2 of the 3 bikes unlocked and our contact person never came to fix it. I would probably stay here again if some updates to the building were made.

Just got back from a week at this property. Our stay was great. The condo was as advertised on the site. It is all private with gate access and there are 3 condo buildings with 8 units each so not real busy. There were elevators to take up when unloading. The views from 301A were amazing and we could see as far as the eye could down both sides of the beach. The condos have their own private access to the beach and it is a few flights of stairs but well laid out. All of this area is up on the dunes. You go through the pool area which is not very big but we stay on the beach most of time and never used the pool. There are 2 additional restrooms by the pool as well, all for guests only. There are beach chair and umbrella rental right at the bottom of the stairs. We took our own stuff and got down early every morning and set up. My suggestion would be though if you are going to rent the chairs and umbrellas, go ahead and do it early and prior to coming to make it easier, they will have set up every morn ready for you.Because it is just condo developments and a few houses on both sides of this property you aren't fighting the crazy crowds like other areas. There was plenty of room for everyone and I never saw anywhere in this area where it was 2 or 3 deep with setups. There is not as much actual "beach" meaning the area from the dunes to the water as far as further up toward Seaside but that made it alot nicer when setting up and not having to walk as far.Go ahead and rent bikes, you are only about a 7-10 min bike ride to a neat development called the HUB that is to the west and about the same amount of time to ride to Ally's beach and Rosemary to the east, (prob my new favorite area and development on 30A) both really neat developments that are growing. There are shops, dining, family activities, etc.As far as location goes, this property is basically in between Sandestin and Panama City Beach main area. It's about a 18-20min drive to either but very easy. There is a Winn Dixie and Publix right down 98 in P.C. that is only about a 8-10min drive. Also the Destin famous Donut Hole.By car you are only 6min from Seagrove and 8-10min from Seaside. This pretty well covers as many good local restaurants and activities you want to do.I would definitely recommend this property and area to anyone.

Construction here not next door
Emailed not able to use pool 6 days prior Arrived to full construction site then told would only be working on building B & C by Stephanie. Next morning scaffolding up and blocking view, sky lifts over only entry, materials, roofing nails, and debris falling on walkways and my balcony and constant hammering, drilling, plugged in power tools at elevators and on the balcony continuous 9 am to to 6 pm every day. Condo was nice, clean, and as pictured. Poor management and handling of situation ruined hard earned for family and 3 grandchildren of 2 toddlers and 4 month old with no naps

Great place for our family vacation.
Beautifully decorated condo. Plenty of room for our family and visitors. Beautiful view of the ocean. The bunk area was perfect. The large pantry was one of the best features. I forgot our crock pot. There was one in the pantry.
We did have a leak in the kitchen sink. Texted Abbey and she responded immediately.
There are a few suggestions. Nothing big, but would be helpful for future guest. There is no carpet in the condo. So, dirt and sand is a problem especially with little ones crawling on the floor. There is a small vacuum, the brush does not spin, so does not pick up great. There is no mop or broom. I had a friend bring me her swiffer wet to clean our floors.
FYI if you have grandparents coming with you. There are 50 steps to get down to the beach. The 50 going back up with beach stuff could be a challenge.

Wonderful condo on the beach
This was a "girls getaway" and it couldn't have been better! The management company was wonderful to work with from the time we booked. The condo was spacious, beautifully decorated and well equipped in every way. The best part was the view of the Gulf from our balcony - spectacular clear water and breathtaking sunsets every night. Wonderful beach and great swimming both in the ocean and the pool. We will definitely return!

Fantastic Family Condo
My huband and I, our two sons, our niece and her boyfriend stayed in this condo in June. We have been going to Florida for several years and stayed at various places. This condo was perfect for a family our size. The owner's were kind, easy and very responsive to our questions/needs. We did not see any ants at all, the cleaning crew went above and beyond in cleaning this condo for us (we were there while they cleaned). The pool was wonderful, the beach amazing and the sunset/sunrises divine on the balcony. Had a spectacular meal at The Terrace one night and Angelina's another night. Seaside is a hop, skip and a jump away where we spent a couple afternoons shopping and happy hours at Great Southern. Would absolutely rent from this lovely couple again. (got our full deposit back in a very timely manner)

WONDERFUL! SIMPLY "WONDERFUL"
This was our first visit to the area and we couldn't have picked a better location. The condo is spacious and very attractively furnished with many waterviews ~ our favorite place was on the balcony overlooking the beautiful Gulf waters - with a view of Panama City on one side and Destin on the other - from sunrise to sunset - spectaular ~ you will never want to leave! It is perfectly situated between the busier beach towns allowing you a very relaxing beach experience and onlya short drive to quaint shoppes and wonderful restaurants. We would "highly" recommend this unit for anyone who hasn't been to the area and is looking for a beautiful unit on the water - we were very sorry when we had to leave after seven glorious days and we do hope to be back next year for a longer stay!

Winter on the Beach
We arrived December 31st and spent the winter months until March 31st. This was an awesome time to be in Florida. The beach was great and we had a 180 degree view of the gulf. We had wonderful sunrises and sunsets. The dolphins were frequent visitors and put on quite a show the last two weeks that were there. The condo was everything the photographs showed and very comfortable. Sonny was very helpful in checking in with us to see if everything was going well.
Monterey is in an excellent location and quiet, which is what we enjoy the most. It is not congested as Panama City Beach. We highly recommend this condo to anyone who loves the water and watching the dolphins and sunrises and sunsets. And walking on the beach!! Fred and Mary

OUR FAVORITE R&R RETREAT
We have been staying at Monterrey every October for at least the last five years. We find the condo
beautiful and comfortable with the best beach views ever. The restaurants are still open, the weather is nice, the beach access is great. It is quiet and well kept. We first came as a couple and now are joined by our little grandsons and family. Everyone loves it and the owners are good folks!

This is the second time I...
This is the second time I have stayed here, and it won't be the last. This time was with family, and three generations were confortable and had a great time. The time before was "girls need a break" and my friends and I had a lazy, relaxing time. This condo has everything you could want or need and is beautifully decorated. Of course, the best decoration is the constant view of the gulf, whether inside or out. Out of every property I have visited in my travels, this is my favorite.

This is the BEST place we...
This is the BEST place we've stayed in the Seagrove/Seacrest area, and we've stayed in LOTS of places! The condo was VERY spacious, lovely, and clean, better yet, it was just like home and definitely not a typical rental! We also enjoyed all the little extras available (videos, DVDs, books, puzzles, etc.), so Susan got to catch up on alot of movies that she's missed. The view was magnificent, and the jacuzzi was sooooo relaxing. Thanks for being so kind, and thanks again for making Monterey 301 available to us! We hope to stay again very soon. Marie
