In a conservation area just a mile from the cliffs and sea at Dancing Ledge, this attractive and very well-equipped stone house enjoys superb views across the countryside towards Swanage Bay. Set with its own garden on the edge of the small hamlet of Acton, it has been completely renovated to a good standard throughout and includes an extension at the rear (part of which is the owners’ accommodation). Each bedroom boasts en-suite bathroom facilities and colour television making it ideal for large family groups holidaying together. Swanage (2½ miles) has a lovely sandy beach, and offers a wide variety of attractions, including shops, inns and restaurants, a theatre, and facilities for tennis and swimming. There are steam trains to the little town of Corfe Castle, and odd pieces of architecture brought from London, including the Wellington Tower on the beach, which once stood near London Bridge. The unspoilt village of Studland (4 miles) has another excellent beach (NT) and is close to woods and downs. North of the village is Studland Heath National Nature Reserve, home to a variety of wildlife ranging from wildfowl to lizards. A ferry runs from Studland across the bay to Sandbanks, from where the bay stretches on to Bournemouth. Excellent walking can be found in this area, with the coastal path running nearby along the cliffs, and the hills at Nine Barrow Down within easy reach. Riding stables at Wareham, 8 miles. Golf 4 miles. Poole and Bournemouth, both 20 miles. Shops ½ mile, three inns within a mile.

Fernlea was our base for a group of friends annual gathering to walk, catch up, eat and relax. It was very well equipped with excellent kitchen facilities and each member of the group was able to have their own room and bathroom. Lots of coastal walks directly from the house allowed us to park up on Friday afternoon and not get back into a car until we left. When the weather allowed views were excellent. Would thoroughly recommend for families and groups. Nearest shops and pubs are a mile or two away so make sure you bring everything you need with you. It really was a fabulous way to spend a weekend and we all agree we would happily use again for our meet ups.

Amazing place
This was a fabulous house, really big and comfortable for a large group we could actually cook proper meals because the kitchen was so well equipped like a home from home! The location was fabulous, the owners friendly, literally couldn't fault it!

Overall we enjoyed our stay.
Overall we enjoyed our stay. There were 3 couples, two teenage boys and two, 2 year olds girls.
Because of our numbers we had plenty of bedrooms. However, the three couples in our party all thought their double bedroom was tiny, with the smallest sized double bed. Too many bedrooms had been crammed into the first floor and the bedroom generally were small.
The kitchen was very well, even overly equipped in some ways, except there were a few items missing - mixer, whisk in particular. Also we could not find a mop to clean the tiled floor, so any slight spillage was a chore.
Although superficially clean, we found cobwebs behind furniture and even up in the corner of rooms. The windows outside were extremely dirty and many were difficult to open.
Because of our numbers we were able to eat on the 8 seater table on the ground floor, though this is at the other end of the house from the kitchen. Had we had to use the dining table down in the basement, in a somewhat foreboding environment, it would have been very inconvenient. Up and down stairs with large pots of food, crockery, cutlery etc would have been a challenge.
There were some fittings that looked a bit tired - bath panels and around some of the en suite sinks and particularly irksome was the left hand glass door on the dresser in the kitchen, which caught on the horizontal surface beneath it every time it was opened.
The location is good with lots of interest within short walks or drives and nice beaches for sunny days.
I do think however that 14 people in the place would be somewhat cramped.

A great place for a relaxing holiday with a large group of people. There were seven of us on a photographic holiday in beautiful Dorset. The property is not within walking disance of a shop or a pub but it is with sea views from the 2nd floor bedrooms. It also has ample parking, good wifi and is well provided with about everything that you need. the owner is friendly and helpful.

Excellent property for a large group and exceptional for all 7 bedrooms to be en-suite. House well equipped, comfortable and in a great location for exploring the Jurassic Coast. Couple of “even better ifs” would be more reliable and effective WiFI ( barely worked for us) and why not just. include heating and electricity costs within the rental rather than additional fees on arrival and departure that creates a bit of a negative feeling.

Fernlea is a superb house for both a group of friends or a family. All the bedrooms are on- suite. The house is well equipped and the location is great. The coast is around a mile away and there are plenty of lovely walks close by. I would definitely go back

Delighted with our stay at Fernlea, all 3 generations. Spacious and well appointed , a special bonus all bedrooms having ensuite (and internal phones), Large garden space and parking, friendly sheep in field next to us, views to Swanage. Excellent base for exploring the area. Very grateful to Roz who was available for advice, and warnings about the sensitive fire alarm! Fernlea is not in a village, eg with a shop/pub for food, but plenty within a short drive.
Its a slight pity that the very large diningroom is in the basement with a bit of a musty feel, and one would have to carry everything down a flight of steps, but this definately wouldn't put us off revisiting Fernlea which we hope to do. We did find a doggy odour on the sofas, but not a great issue. Perhaps a benefit would be a reference folder re appliances and local info, but overall great!

This was an excellent property to rent for a big family party. There was lots of space both indoors and outdoors. We were lucky as the weather was fantastic for our long weekend so we ate outdoors. We were glad not to have to carry food to the big eating area downstairs.
There was an extraordinary array of kitchen equipment but otherwise you needed to bring everything except salt and pepper!
The children loved running around in the garden. We took swing ball which was popular

The house was great with lots of space. Having more twin rooms rather than doubles all with en-suite was the best.
The kitchen was very well equipped and cooking in the aga was great.
Beautiful well kept garden and lovely to have a big table outside where we were able to sit and eat outside.
Fantastic location for walks from the village out to Coastal path.
The only negative was the fact that the dining room was downstairs so you had to carry food down a flight of steps and it was quite musty down there. But luckily for us the weather was superb so we only ate dinner down there on Friday night and ate outside at the table for rest of the weekend!
Also one of the twin rooms at top had a bathroom issue with the wet carpet outside the bathroom door on arrival.
All in all one of the best houses we have stayed at over the last 15 years as a large group of girls and would definitely book here again??

Fernlea was ideally situated for our walking holiday.
Fernlea was ideally situated for our walking holiday. There is an hourly bus service into Swanage which is handy. The house is spacious and homely and carpeted throughout. We also liked the garden. We weren't keen on the dining room in the basement which was cold, had a peculiar smell and snail trails under the table.
The house could have done with a more thorough check as to what is working. Room 7 has a leaking shower which resulted in a damp carpet by the door to the bathroom, Room 4's shower wasn't working at all, the TV remote in Room 5 wasn't working and there was only one bedside lamp. Several bathrooms had no towel rails.
In the kitchen we missed eggcups and oven gloves. Overall it wasn't as clean as it could have been. All the windows are very stiff and difficult to open. Written instructions for kitchen equipment and fire alarm would have been useful. The dishwasher hadn't been plugged in, we had to move the machine to be able to do so. We also would have appreciated a welcome pack with at least tea, coffee and milk which we have found in other houses that we have rented.
But overall we were happy to spend a week in Fernlea. The surrounding countryside is beautiful and it is very quiet with exception of the sheep in the adjacent field.

It was helpful having someone on site for our questions and very friendly and approachable. As everyone said that they would love to go back to the house that says it all.

What an amazing find! Lots of room and all bedrooms are ensuite. Fully stocked kitchen and everything you could need for a party to stay. The dining room is down a flight of stairs and what a gem - lovely big table, a couple of fridges and some smaller rounder tables. Huge lounge with plenty of sofas to sit on and a dining table and chairs we used for our breakfast buffet. Lovely gardens and great table and chairs outside. Would definitely recommend this house. Just to note that although you do get towels and the beds are uber comfy - remember to take soap as there was none in the bathrooms. Thank you Guy, amazing property and one we will definitely use again.
