Nice and clean, comfortable bed and good shower

The location was good as it was within walking distance of the beach/pier and shopping area.
The room was super noisy! My room was above the front entrance and there is the pub 1 door down, so I heard loud music and drunken noises all night on Saturday, plus people sitting and conversing loudly on the front stoop in the middle of the night. Then one night about 3 drunk people came home at 5:30 am and were right across from me (their door was 3 ft away) — I could hear everything they were saying plus their TV was blaring until I got up at 7am and checked out. Also, if someone else flushed a toilet (above me?) my toilet sounded like a bomb went off in it! Really weird! The room was very small and the bathroom/toilet was about 3 ft (1 meter) from my head. The room was super dusty.

Didn't have breakfast but room was comfortable with some extra conveniences. Location was superb and vey close to the beach.
Unsure, with the reasonable price so close to the beach you couldn't possibly ask for more.

The hotel is a bit neglected and run down. We had trouble getting the front door to open when we returned that evening.

The location was perfect. I've never stayed in Kemptown before but it proved to be very convenient for the theatres. There were also plenty of cafes nearby for breakfast in the morning.
The room was comfortable and clean. However, I wish there had been a blackout blind/ curtain at the window, to stop the sunshine waking me up so early.
It was a shame no one replied to my message about parking, until after I stayed. A parking voucher would have been useful.

Our room was very spacious with everything we needed for our overnight stay. The bed was really comfy & although in a busy area was quiet .
There were a few minor issues with our room which I don’t think the owners were aware of but when I mentioned them they were apologetic & said they would sort them for the next guests.

As a single traveller I often get assigned a small room, so it was lovely to be given a room with a four poster bed - much appreciated

Really friendly welcome, the property was easy to access, and check in was straightforward. The location was great, with easy access to the centre.
Facilities were a little basic, for example single glazed windows.

The room itself was bright, clean and comfortable with free snacks.
The lady who checked us in was nice and helpful throughout the stay. The location is great too. I took earplugs, as you do expect noise in such a central location, and that can't be helped.
I was promised a bath in the room when I booked around a year ago. I was quite unhappy to find our room didn't have a bath. The lady did mention we may have a chance to move rooms, but I really didn't want the hassle of something that may or may not happen. I would not have booked this room or hotel itself, had I know it didn't have a bath as promised.
The shower was a bit fiddly to get the temperature right, but again, the lady who checked us in was helpful when we asked about this.
When we were going back into the hotel on the Tuesday morning just before we checked out, a man came up to us demanding who we were. We said we were guests and said we had been there since Friday. Somewhat worrying that they didn't know who was staying. Really disappointing, especially as the lady who checked us in was really nice and helpful. No way to speak to paying guests, especially given how polite and respectful we were of the room and throughout our stay. Had this not have happened, we would have scored a bit higher.
Given the circumstances, 6 is more than fair and arguably generous.

The location was great, close to everything you'd need.
The rooms could have done with a bit of love, and a better clean. the hot water didn't work on our first night there, and a closing locking door on the bathroom would be great

Room was well-presented and comfortable; spa bath was brilliant. Great complimentary snacks and drinks in the fridge!
No-one there to meet me; no response when I told them when I was coming. Had to ring emergency number several times before someone appeared from the nearby pub and checked me in. No staff on site for the whole weekend as far as I could tell. Despite breakfast being advertised as an option (even included in the price in one advert I saw) on Booking.com AND in the instructions in the room, I was told that they aren't serving any breakfasts at all at the moment.

location to the beach and free snacks etc were a bonus! comfortable bed and good, working facilities like tv and fridge!
not as clean as I would have hoped, plus the sink in the bathroom was not fixed to the wall.
didn’t attempt a shower as it just didn’t look welcoming or clean enough to want to :(

Great location within the City.
Rooms dated, dirty and smelt of stale smoke. Bedroom furniture was shabby and damaged. Bedding did not seem fresh, no mattress protector on bed and bathroom not clean. Lights did not work. Kettle was rusty, dirty and unusable.

Vicki and her lovely husband can t do enough for you. The location is very centric and the beds super comfortable.
