The house is a little dated and could do with updating in lots of areas but the room was clean and the bed comfortable ,the owner is very helpful and cheerful

The host was incredibly kind and helpful with us, as well as with the other guests. The room was very clean and the position was great (30 min walking to the Royal Mile).

The reception staff (sorry, I don't konw his name but most impressed)is very kind and hospitable,warm-hearted to us. He talked a lot with us which made us feel very happy and warmly-welcomed. He provided us the book of tourism guide and that's very good!

I travelled with my two teenagers in July this summer, and we got a huge, beautiful room with a nice sofa in front of the tv as well. They do not serve breakfast, but you get a tray with tea, coffee and biscuits every day, a really nice gesture. We like to walk, the place was a 30 minutes walk from the Edingburgh Waverley. But the bus stop is just outside the guesthouse if you prefer the bus. The host was also helpful ordering a taxi to the airport. (As for breakfast, we loved the sandwich shop and coffee bar Amarelo a 10 minutes walk up the street!)

The host was charming and welcoming. The room was comfortable with nice linens and a nice sampling of biscuits.
There are plenty of markets, pubs, and cafes in the neighborhood and it is a walking friendly street.

Great location and brilliant hosts. Very helpful and made sure we had everything we could have wanted. the location is a short walk from the centre of town and has all necessities close at hand. I will defiantly look to stay again on our next visit to Edinburgh.

The owner very pleasant and helpful. Although not a prime location it felt very secure, and it was a short walk or bus ride to the royal mile. The room was spacious enough. Wifi good.
The beds should be scrapped. Thin walls so could hear the neighbors.

We had a lovely stay at Capital House! The guest house is on a quiet street, easily reachable by bus from the train station, and near several nice and affordable eating spots. Our room had a nice garden view with Arthur's Seat in the background. The beds were comfortable and the bathroom was clean with a good shower. Our hosts were friendly and quickly available. Good wifi. Would recommend!
No complaints, really! Our private bathroom was separate from the room - this was communicated beforehand and was not a problem, but maybe it would be an idea to install an outside lock so that only people staying in the right room can make use of it (to be clear, the bathroom does currently have a lock from the inside). Also good to be aware that there is no elevator, only stairs.

IT was lovely weekend in beautifull Edinburgh. The owner is very nice and helpfull guy. Location is 15 min walk from the city centre and 5 min by the bus. Also on the next street there is a bus station from which you can go to Roslin Chapele.

The room was very comfortable and regularly cleaned, I liked how the staff provided us with new breakfast supplies every day (water in the electric boiler, nescafe and biscuits) as well as new towels and toilet paper. The staff was very nice to us, they gave us the best recommendations for places to visit in the city and how to reach them, and fortunately they lended me a plug adapter (EURO-to-UK) since I forgot to pack one.

Room was neat and clean, and the hosts made sure we had what we needed. Location was nice, we enjoyed the butcher just down the street as well.

The kindness and availability of the host, the parking space right in front of the house.
I had problems with the temperature of the water of the shower, after I turned it off for soaping, when I turned it on again to rinse, it was switching between extremely cold and extremely hot even when I was non changing any setting, to allow the electrical heater self-regulation. Anyway the host said he would have checked and fixed it.

We were happy that the place was quiet and safe in a large city. It was close enough to the Royal Mile to walk, but there were buses too if needed. there were plenty of brochures and the host seemed keen to talk about the city and make recommendations (we had everything booked up already and had to be gone early in mornings so we didn’t have space to add activities to our trip). We arrived fairly late, but still received a warm welcome.

Lovely guest house in great location, very handy for a nice 15 min walk into the city. Lovely hosts who were very friendly and welcoming. Very nice en suite double room.

Staff were lovely and even allowed us to check in early. They also stored out suitcases for us and carried them to the room so we didn’t have to.
We found that the room just got a little too hot in the evening, even with the window open. That could just be down to the time of year we stayed.
