About this house rental
This is a large super unique and luxurious property nestled on a peaceful wooded landscape. Fields surround the gravel drive down to the walkway and its not uncommon to spot deer, rabbits, and many birds along the way. The illuminated walkway brings you to the house which is surrounded by a rambling brook/stream on both sides. A large wood deck is the perfect place to sit out and enjoy the sounds of nature.
The house has three levels and has a open spacious floor plan. The kitchen has all modern conveniences including GE Profile Stainless Steel appliances and granite counter tops. There is Wi-Fi .The laundry room features front loading washer/dryer. Dining room has a large table and seating for eight. The mid level bedrooms (one queen bed, one full) each have a full bath. The half bath is in the laundry room, off the kitchen. The bottom level is a huge room with a walk out and fireplace and a queen bed. The back of the house features a 'glass room' with a futon that could sleep one or two more people. There are three full size couches that could easily sleep three more. It is a long walk to the door down a deck. It is NOT steep, but there aren't handrails until the bottom section. We recommend to bring your own drinking water as this home is on a well/septic system.

We wish we could have had another day to just chill in the sunroom and feel a part of nature. Gorgeous room! We appreciated the spaciousness and were pleasantly surprised to find that there was wifi!

This is a wonderful property and very comfortable. It’s spacious, clean, and serviceable as well as being in a great location for wineries at both Seneca and Keuka Lakes. There’s just a couple of quirky things that would be helpful to know about in advance: you need to bring your own drinking water because the well water (although it’s been tested and is ok) isn’t recommended to be used; it’s about 150 feet from the parking area to the house down a long ramp with a number of steps and no handrail; and if you’re there in heating season, the heat is a little odd, and it took us a couple of calls to the owner to try to figure it out and we’re not sure we ever really did. But overall we had a great time and just wish we had had better weather to enjoy the beautiful wooded landscape.

Grace was incredibly easy to deal with and very prompt in answering any questions we had. This house is situated in the woods in a very peaceful, quiet setting. It was perfect for our large group of family.

the rental was spacious, conveniently located t ofingerlakes wineries. kitchen had extras like spices.,the host supplied books games for guests. more lighting in living area and at deck area would be helpfu,. it was very dark becauseof all the tress. nice rental. the host was very responsive to our needs.

This place was HUGE. It says it sleeps 8, but you can sleep WAY more. We were a group of 8 and were extremely comfortable - a bunch of ladies brought their own air mattresses and there is plenty of room to set them up.
As with other comments and the description, the walkway is a little bit away from where you park your cars. We had a lot of luggage and cases of water, so just be prepared! While we had no issues with the septic/well system, it does leave a bit of an odor, and a newly-pregnant guest was having some issues with the smell, but we were OK. I did not tell the host Grace about this as we assumed this was the case with the septic system/well system, but I apologize (Grace) if that's not the case!
Carpets could use some TLC but it's tough having white carpet and being around so many wineries!
Overall we had a great time and loved having so much space and feeling like we were in a GIANT cabin in the woods! Big thanks to Grace for hosting us - we all want to return to the Fingerlakes again, too!

Great house with lost of space
This was a great property. The house was not only big, it was enormous. With 4 adult children it is good to have lost of space. This house has plenty of it. We could do yoga in the basement, relax in the huge living room, dance in the greenhouse and dine in the kitchen, all at the same time. House was clean and in the middle of the Woods. Very enchanting surroundings. Only thing you hear is a train every morning around 9.30 and the birds. For a big family I would certainly recommend it. Owner was very nice and responsive. 5 out of 5!

Magical
We were/are so love with the location, the setting, and the property that all who stayed with us were very impressed. It was like you're staying in a treehouse. We embraced the connection with the woods and outdoor cooking. We appreciated the lightly stocked spice cupboard and other non-perishable kitchen items (foil/plastic wrap/paper plates etc.) as well and some coffee/tea supplies. BYO bath/shower products.

Repeat Stay!
My family and I were thrilled to return to our favorite Finger Lakes property. This house truly is a hidden gem and one of the best kept secrets of the area. We love everything about it! The location and design can't be beat. Our last visit was in the summer, but it was a true treat to return in the Fall. It is the perfect place to truly unwind. FINGER LAKES EXPERIENCE
The property blends in with the wooded surroundings in which it is set. Huge glass windows everywhere provide ample opportunity to enjoy nature from the comfort of home. Kitchen appliances and bathroom fixtures are top of the line. The four levels of the home are spacious so that our family of seven were never cramped. Two and a half bathrooms meant no one had to with their turn. We would come back,

Beautiful
The property was beautiful. Though it rained off and on and we couldn't utilize the deck, the "glass room" was wonderful and it is worth it for someone on to utilize it as a bedroom.
We hit a lot of snags but we had great communication with Grace and she solved all!
The walk from where we parked to the actual house is very long but not steep. Just be prepared for a small hike. But if you take that same hike and appreciate what is around you it is quite breathtaking.
My only real.complaint is there was not a lot of cookware and the power went out while we were there around 9pm and had we not brought our own lanterns we would have been out of luck. ( our phones were down on % and none of us were tired) there were no flashlights. We were told power would be on in 2 hours. It was off until 5 am.
We went there to antique and there are plenty of places to do that just call ahead of time. The times were kind of goofy and wrong in Google.
Over all our stay was great. The big bedroom was BIG and the other bedrooms were cute. Some things were a little worn but the place had updated appliances.

Waiting for a refund from VRBO
As we approached the property, the walkway was covered with leaves and sticks. Rain might have accounted for this, but the deck area was covered with cigarette butts as well. Upon entering the house there was a damp mustiness, and an unpleasant odor which turned out to be the result of a septic system failure. While most rooms were neat, and beds had been changed, the dishwasher held dirty dishes and a plate of leftover food was in the oven.
We went out to a restaurant for dinner and returned home to go to bed, no showers were taken that evening.
The next morning, one member of our group started the dishwasher, and took a shower. At that point sewage water began to back up in the adjacent shower, and flooded the floor. The odor from the failed septic system was overwhelming.
The owner arranged for a plumber who was scheduled to arrive by 12:30. Our party was in town for a wedding and moved out to a hotel in order to be able to attend the wedding.
We received a refund from the owner, but are still waiting for a refund from VRBO.

Great weekend!
We had a great relaxing weekend in this house. Grace was a great host and kept all lines of communication open. The house was clean and well stocked and the open floor plan was great you could be in the kitchen and still talk to people in the living room. We will definitely be renting with Grace again!

Cozy place
We stayed at this spacious house for 2 nights. House is very spacious, well stocked up. ideal for a 6 people. It is little difficult to find this house, you may look for the number by the rock on to your right if you head north. Overall, we would give 5 stars .

End of Summer Getaway
My wife, sister in law, her friends and myself came up to Lake Seneca for one last getaway before the summer came to an end. The house was exactly as described! Would not hesitate to stay here again. The owner was quick to respond to any and all questions I had and made herself available, should we have had any issues. 10/10 would recommend!

Fantastic Fingerlakes Experience!
This 60's mod house was the perfect mini getaway for my family during COVID. particularly when we preferred to stay away from hotels and crowded public spaces. This was our first time doing a rental property, so I had a lot of questions as to what was provided. The owner, Grace, was a great communicator and very patient with my questions. Also, she provided some fun facts regarding the history of the property. It is very conveniently located to wineries, lakes, hiking, and the downtowns of Penn Yan and Geneva. I have been to the area before with friends and would like to return for a girls' weekend. My family hopes to visit again in the Fall. The wooded area surrounding the house is sure to be beautiful in Autumn. Thank you for a wonderful time, Grace!

Such a great Seneca Lake option!!
We live in NJ and have been going to Seneca Lake at least once a year for the last 6 or 7 years. We have stayed in a few different houses on our visits, and stayed here on a long winter weekend to celebrate our anniversary.
This house is so cool! Sort of a "multi-level split". Built in 1977. Design reflects some of that, but the house has been updated nicely where needed (e.g., the kitchen.) Lots of open space (high ceilings/open main floor floor-pan) . Very nicely furnished. Nice size flat-screen TV (some houses "scrimp" on this!) Verizon Wireless cell service was strong here, but we made sure we worked with Grace (the owner) to have WiFi working so we could stream Netflix using our Google Chromecast after the wineries closed. We binged the second season "You" of you while enjoying the spoils of our daytime shopping! :-)
The walk down the steps from the driveway/parking is a bit long, but its wide and solid (and not THAT long!) If we were there in warmer weather, we would have LOVED the screened-in room on the back of the house and the outdoor brick patio with fire pit outside of that. This is a house a group could happily spend a week in.
Grace was fantastic. Very responsive and worked with us on our particular questions and requests. We hope to be able to book this house again in the future for a longer stay.

We had a wonderful girl’s weekend. The house was in a nice location. Grace was very accommodating.
Cell phone service was spotty, I would suggest WiFi to help with that.

Nice Early Season Stay
The Finger Lakes Region is a beautiful area, and is especially busy during the summer. We stayed here for my son's graduation in May. The house is just 15 minutes south of Geneva. It's a bit hard to find but the owner lives nearby and is super helpful and gracious. Just note it is difficult to see the address (the marker is set back 15 feet and the grass was high at the time). The house is set way back off the road. We got there at night and the lights weren't working, so it was very dark. The actual entrance is about 150 feet down a sloping, stair/ramp. So you have to carry everything pretty far from the car. The house is spacious and interesting--set between two creeks. It could use some updating and fixes, when we were there the deck hadn't been swept yet, or the chairs cleaned, for example--but it is a very pretty spot with very nice owners that will help you out with whatever you need.

Friends weekend
Got our group together from across the world to catch up on old times. Grace was very welcoming and easy to get a hold of. The house was charming, unique and fun. A very cool and private location. We walked to wineries and were able to take advantage of a fantastic indoor and outdoor spaces on the property. Since our group returns every year, we'd be happy to be back to Grace's again!

Lovely stay
It was great in every way! Beautiful space, lovely woods, amenities were plentiful and hosts were attentive. The only thing I would add is WiFi, for that price I was expecting WiFi, and with spotty service it made it difficult to coordinate. Overall wonderful and I would recommend!

Wonderful place!
Overall we enjoyed our weekend stay. We had a small issue with the heat when first arriving, but Grace was quick to help and figure out the problem and get the house warmed up. The house was spacious, clean and a nice little slice of heaven in the woods.

We would stay there again!
Really had a fun time! Grace was fun and the place was large and comfortable. For future guests, the set up is a little crazy, we had 4 couples and one stayed in the glass porch area, would have been nice if there were blinds for privacy, and the rest had rooms. The one draw back was there was no full bath that was not in someone's room, so two couples have to go through rooms to get to the bathrooms, which was inconvenient and awkward at times. We were all chatting and hoping Grace could easily fix that by adding an opening and a door to the one bath room that could open into the hall downstairs by the steps, or put a shower in the half bath upstairs, that would work too! We all felt the beds were decent and comfortable.
The couches and dining areas were so spacious and we did light a fire which was so nice. The kitchen is large and well stocked, might want to bring a few coffee filters with you. We loved the location and I will be looking to book again!
Only other things we thought could stand improving was the light color carpets had spots all over it and it needed a good cleaning and some large cobwebs by the door were creeping one of our guests out a little.
Grace, if you want a contractor to do some work and change a few things, I volunteer my husband to do some handy work and swap his time for some free days at this place! Bishop Home Improvement Inc... give him a call! Thanks so much for a great weekend, seriously was one of the best weekends I had in a while!

Extended Wedding Weekend
I was looking for a place to hold a few out-of-town friends for an extended weekend. Our good friend was getting married right down the road. The location was perfect, very nice property that provided a very private place for us to gather. Grace was a very nice host and was a pleasure to deal with. Everything couldn't have worked out better.

Sisters Weekend
Loved the house and the location. Very woodsy, private and close to the wineries! Made for a well needed vacation and in the middle of everything. We only drive 2 minutes away the house to visit wineries. This place is a tough act to follow.

Fantastic woodland retreat

Unique, private and quiet
The sleeping arrangements are a little unusual, but it suited our friendly party of 10 just fine. Open and spacious with a great kitchen which we ended up using way more than I would have thought. It's set back into the woods with lots of windows and views making it the perfect place to enjoy all the Finger Lakes has to offer. Lots of land with multiple outdoor seating areas add more space to enjoy this beautiful region. Grace was very easy and nice to work with. Really loved our stay, would definitely come back!

This is by far one of the best houses I've stayed at!!!
I have only rented from VRBO once about 9 years ago and the house was nothing like it was described so I was a bit hesitant since we have gone with another rental company ever since. But this house was BETTER than the photos and description!!! I wouldn't change a thing, the price was right , the location was perfect. We wine tasted during the day and sat by the fire pit at night, it was a perfect weekend. Plenty of room for everyone. We had 2 couples and 2 singles. We have been visiting the Finger Lakes for 10 years and this is by far one of the best properties we have stayed at.
