The location was perfect for us with eateries, buses and trams within walking distance. Bus to and from airport also close to accommodation.
This property met our needs

The room had comfy beds and plenty of space for 4 of us, the staff were really helpful and friendly, had a family feel to the place. Location was pretty good, about a 25 minute walk into the city or a 10 minute taxi. Had a great stay, thank you.
The walls were quite thin but wasn’t disturbed too much

Location was good, and property very very quiet and comfortable. Edinburgh Haymarket station 10- 15 mins walk and Edinburgh Waverley station about 25/30 min walk. Buses nearby if you don’t want to walk. Room clean and unexpectedly quite large (No.2). Bed comfortable.
Entry was via keysafe. Each key safe for individual rooms had your name and room number on the box. This meant you could see how many people there were, their names etc. Only two tea bags and two milk capsules for a two night stay! I arrived at 3.30pm which only allowed for one cup of tea if I wanted one in the morning! Luckily I’d brought my own! Total lack of info in the room made for finding WiFi guesswork and details breakfast impossible. No one around for checkout either or during day.

Room was good size and quiet.
Breakfast was good including cold and hot food served quickly by friendly owners
Location perfect with a bus stop outside to take you to the city and enjoy an evening walk
Difficult with size of room but another lounge chair, only one provided for the two of us

The room was very clean, and the bed was very comfy. Easy check in.
A little dated, and quite basic

Convenient location away from the busyness of Oldtown/Princes Street and with Airport bus stop across the street. Very convenient for getting to/from the airport. Many good restaurants in walking distance.

It was a lovely Guest House with comfortable beds and great location from Murray Stadium (10 minute walk) and the city centre (20 minute walk)
Was nice and quiet at night and was very easy to check in and out.
Will look to stay here in any future trips

Beautiful villa and spacious room. Great location. Helpful and friendly staff. They let us keep our luggage for a few hours.
Shower water pressure could be better.

The facilities
The heater was not working when we arrived and the room was 15 degrees, but they sorted out the problem fast
6.0
The location is good bus stop in front of the lodge
Big spacious room and comfy bed
The shower pressure was very poor...and the drain was blocked so even with no pressure the shower was flooded.
We had 2 room in one of the rooms there was glasses in the room shower gel and plenty of milk for coffee...but in the other one no glasses only shampoo and conditioner and a couple of milk
Tesco bag in the drawer

The bed is good
The shower is weak

Easy access to everything we wanted.
But most of all, EXCEPTIONAL customer service. Corena went out of her way to make our visit easy and pleasant and she went the extra mile each day to ensure our last days in Scotland were some of the best.
A few hooks for hanging things in the room would be most helpful. Otherwise, it was all we needed it to be.

Great location and easy to park your car.
Comfy bed, amazing water pressure (a rarity in the UK) and drinking water refilling stations
No staff around later in the day if you had questions.
Bathroom was very small so tall people may struggle.

Our second stay at the Duthus lodge at the end of our Scotland roadtrip. The only room left was the one with an external bathroom which was no issue at all as it was very spacious.
The bed was very comfy again
The room was very small with no real space to open your suitcases and we had dirty cleaning supplies left on the floor (maybe from cleaning the windows)

Very comfortable with all I needed for my very short stay within my room. Very quiet which made for a restful night.
Given very late arrival and equally early checkout I didn't meet staff but their communication by email was very friendly. Didn't see anything other than my room so can't comment on other areas or breakfast which I was disappointed to not be able to sample!
Too short a stay! The roadworks outside made for a frustrated taxi driver!! My fault.. Instructions for entry had been kindly supplied by staff before arrival but typically I hadn't read or processed them properly and arriving on dark rainy night didn't help.
