The location is central to the beach and town centre. I enjoyed my stay.

The breakfast was fantastic, including the dessert and fruits that were made available without limit to choice of the customer. The porridge's size was the right quantity and it was delicious in addition with the honey.

It was a hot day throughout and there was no bottled water nor fridge in the room. Being on the 3rd floor without a lift, It was not easy to go downstairs and then take the stairs back up especially when was already late at night.

Nice comfy B&B for a stopover before heading to France. Great location and quiet.

The location was great and quiet. The on road parking was close to the hotel and the staff sorted out the parking permit for us. The shower was great and the beds comfy and clean.

We had to wait on the doorstep for ages. The cleaner let us in then we had to wait at reception for a while before the receptionist arrived. The receptionist wasn’t particularly welcoming but friendly enough. We could only get BBC1 on the tv but we didn’t get chance to mention it as we left early so it may just have been a glitch.

Try and find somewhere where the staff are willing to help in extreme circumstances

The room itself was nice, the bathroom was nice and location was nice. An okay place to go to if you want somewhere to just put your stuff down

They forgot to mention that you can't use the bath, toilet, sink and shower at the same time as there is a small pipe. When we did, the sewage overflowed into the bathroom and they didn't want to come and clean up because they "don't have 24/7 reception". So we had to clean up hotel sewage ourselves even though we were guests there.

Comfortable and warm , good facilities . Room could benefit from upgrade to television .

good location , clean and welcoming atmosphere

we were staying for our anniversary and the hotel only had 1 other couple staying yet the host did not offer an upgrade to a better room . We were placed on the second floor ( 3 flights of stairs ) . It was a lost opportunity to gain a repeat customer .

Cake was offered and delicious a very nice touch. Shower gel etc was nice. The shower itself was nice just shabby around it. It had off street parking. The guy in the breakfast room was lovely.

The room was small and a little tatty i.e. peeling paint, skirting around shower grubby. On the top floor, 60 stairs and no warning when we booked. No help or offer with bags. Having to gave breakfast order night before. Unfortunately, I choose a piece of mouldy bread at breakfast. Sorry I thought it was over priced.

Cooked breakfast was cooked at a time that suited you. Great breakfast selection. Friendly staff made us feel very welcome. Room was comfortable with coffee facilities. Staff really helpful and nothing was too much trouble

great communication prior arrival lovely breakfast 2 minutes walk to sea front quiet rooms

facilities need a little attention - heating in bathroom not working but was fixed immediately, remote for TV not working, cable for bedside lamps too long and just wrapped around light, no choice of tea on tray in room

A recommendable option in Folkestone, with lovely breakfast.

Nice hotel option very close to the beach/cliffs, in a nice neighborhood, not far from train station or city center. There is also a nearby supermarket. Staff are very friendly. Breakfast was absolutely lovely.

The bathroom didn't have heating, so we had to warm it through the main room's heater. Bathroom ventilator could also be more powerful to provide fresher air in the small bathroom. But these were tiny things - we had a great stay here.

Nice accommodations in an older house and great location for walking

Nice large room and comfortable bed. Walking distance to great restaurants and the water front. Even without someone to meet us, check-in was simple and quick.

Had to walk a couple blocks for parking, which wasn’t bad for us, but wouldn’t be pleasant if it was raining. Traffic noise kept me up, but I’m also a light sleeper, soo it wasn’t enough to bother my husband.

good comms, nice big room with high ceilings, nice decor nice view, big bathroom with both large shower and a bath, decent toiletries, good range overall of breakfast items, friendly service, lovely location for the leas and swimming on mermaid beach

Personally I would like a cafetiere of real coffee, I don't think much of the stuff that comes out of those machines but I can see why hoteliers use them. We were on the first floor and I am reasonably able but people need to be aware there is no lift if they have heavy luggage or mobility issues.
