Comfortable bed, and plenty of room for what I needed
Faint smell of cigarettes in the room upon arrival but didn’t last long. Breakfast was quite small on day one but I asked for more on day two and the staff were very accommodating

Close to the Barbican area, could walk to town quite easily.

We had room no1 it was clean, beds were soft and comfy, shower was good, host spoiled our dog with a sausage, English breakfast available, location great for the hoe and barbican. Host was very helpful to answer questions and point one in the correct direction.

HONESTLY NOTHING.
NIGEL DID TRY TO MAKE THINGS A LITTLE BETTER I SUPPOSE. HE TOLD US HE HAD NOT PUT THE COST OF THE ROOM THROUGH ALTHOUGH AT THIS POINT THAT WAS IRRELEVANT AS BOOKING.COM HAD HAD THEIR MONEY AND WE KNEW WE WOULD NOT BE ENTITLED TO A REFUND.
45 MINUTES AFTER LEAVING THE HOTEL ON MONDAY 4TH SEPT, AN EMAIL WAS SENT TO US FROM NIGEL, THE MANAGER, POINTING OUT THAT THE LOCATION OF THE BOOKED ROOM WAS IN THE ATTIC AND THAT THIS MAY NOT BE SUITABLE FOR EVERYONE. IT SHOULD HAVE BEEN CLEAR ON THE BOOKING.COM SITE THAT THERE WAS NO LIFT AND IT WAS A TOP FLOOR ROOM.
BREAKFAST WAS NOT AVAILABLE FOR CLIENTS WITH DOGS UNLESS THE ANIMAL WAS LOCKED IN THE CAR OUTSIDE IN THE HEAT. AS SUGGESTED BY NIGEL, THE MANAGER OF THE ESTABLISHMENT. NOWHERE AT ALL TO EAT SEPERATELY FROM THE RESTAURANT.
LOCATION OF THE ROOM WAS NOT DESCRIBED OR THE LACK OF A LIFT BEFORE ARRIVAL. WE BOOKED ON A FRIDAY EVENING VERY LATE ALMOST MIDNIGHT, AND ARRIVED THE NEXT DAY, SATURDAY AFTERNOON, HAVING TRAVELLED SINCE MORNING SO NO ONE TO CHECK WITH BEFORE ARRIVAL. HAVING BOOKED ON THE BASIS THAT THE ROOM FEE WAS NOT RETURNABLE WE FELT WE WERE GOING TO HAVE TO STAY OR LOSE £210, A SIZEABLE AMOUNT OF MONEY TO LOSE. WE HAD BOOKED A 2 NIGHT STAY.
THE PROPERTY WAS IN AN EXCELLENT LOCATION THAT SUITED US ENTIRELY. PARKING WITH A BLUE BADGE WAS EASY.
I HAVE REDUCED MOBILITY, AND I WAS THEREFORE UNABLE TO GET TO THE ATTIC FAMILY ROOM, SUITABLE FOR 5, WITH IT'S OWN BATHROOM, THAT WE HAD BOOKED. WE WERE OFFERED TWO SINGLE ROOMS ON DIFFERENT FLOORS, ONE FIRST ONE SECOND WITH A SECOND FLOOR LANDING BATHROOM SHARED WITH THE REST OF THE ESTABLISHMENT. MY HUSBAND HAS ALZEIMERS AND THEREFORE HAVING HIM ON A DIFFERENT FLOOR WAS JUST AS UNACCEPTABLE. I HAD, HOWEVER, BEEN DRIVING FOR MANY HOURS AND COULD NOT FACE THE PROSPECT OF RINGING AROUND TO FIND AN ALTERNATIVE.
WE WENT OUT TO DINNER AND UPON RETURN NIGEL GREETED US STATING GREAT NEWS SOME GUESTS HAD UNEXPECTEDLY LEFT AND HE NOW HAD A DOUBLE ROOM WITH IT'S OWN TINY BATHROOM ON THE SECOND FLOOR. MY HUSBAND SAID IT WAS THE SMALLEST BEDROOM HE HAD EVER SLEPT IN. WE HAD NOT STAYED ANYWHERE WITHOUT OUR OWN BATHROOM SINCE COLLEGE IT WASTHE BEST SCENARIO.
THE ONLY WAY WE COULD HAVE AVAILED OF THE INCLUDED COOKED BREAKFAST WITH THE DOG WOULD BE TO EAT AT DIFFFERENT TIMES SEPERATELY. UNUSUAL AND NOT EXACTLY A COMFORTABLE PROPOSAL FOR ANY COUPLE. WHEREVER WE HAVE BEEN BEFORE THERE HAS BEEN SOMEWHERE WHERE WE COULD EAT OUT OF THE DINING ROOM. DOGS WELCOME? NO, DOGA BARELY TOLERATED. WE LEARNED FROM IT.

I would liked if there had been a mirror in the room. The option of a fan would have been good as it was very warm.

Friendly staff very welcoming, lovely breakfast
Room not great, strange smell. booked for 2 adults 1x5year old child with booking.com but when arrived even though in triple/family room they wasn’t expecting a child, just 2 adults consequently we had to pay £40 extra to what we were expecting. This was disappointing & embarrassing, no idea where the cock up was made but cost us!! Won’t book again through booking.com. We chose it at the online price as we only wanted a cheap couple of nights away.

Great location for the Hoe, public transport, the city . Quiet pleasant street. Nigel and his staff were lovely. The cooked offer of breakfast was very tasty

The staff were very friendly and made you feel welcomed. The room was clean and tidy. You had a choice of breakfast e.g. Full English or toast and cereal and everything was freshly cooked

Thoroughly enjoyed my stay, room was warm and comfortable and staff friendly and welcoming. Very good value for money, great central location only a short walk to the city centre, Hoe and Barbican. I was very kindly allowed the use of a private parking space at rear of hotel but plenty on street parking in immediate vicinity if this facility is not available. I look forward to a return visit one day.

while the host & owner of this B&B guest house is most welcoming & pleasant, the property is a bit old fashioned & tired in terms of the carpeting & general decor. In the room I occupied there was a comfortable large double bed alongside a single bed. A small bathroom with no toiletries other than a small bar of soap. Towels of course but no floor mat or towel. Also, I mentioned to the owner/manager my concern that the shower cubicle had quite a lot of growing mould. in fairness he did say that such occurrences were attended to & renovated. It would be interesting to know if the necessary work was carried out following my advice.

Desperate need of a revamp. The hall/stairs carpet has been there since the 70’s and the smell hits you as soon as you walk in.
