Holmdale in Porlock (Somerset) is situated in the heart of the lovely village of Porlock. Backing on to Exmoor but with sea views from the first floor, Holmdale is a holiday paradise for walkers, runners, beach-goers or relaxers alike!
With three double bedrooms, one triple-bunk bedroom, a twin bedroom, plus a 'snug' sleeping up to 2 on a fold-out bed, the property is well suited to a large family group, or a number of families holidaying together.

Indoor Description
Holmdale is a lovely period cottage, once a small thatched cottage the property has been extended over the years to become one of the largest homes in Porlock Village.
You enter the property from the rear, through a seated courtyard into the hallway. Downstairs comprises a large laundry fully equipped with washer, dryer, plenty of storage and drying space. There is a downstairs WC and separate shower room. The spacious dining room comfortably sits 12 (but has welcomed more!) leading to the kitchen which is bright and airy yet snug with the main feature, the Aga, (only lit in winter months). There is also a large cooker, Microwave, toaster and kettle and plenty of cupboard space.
Facing the front of the property is the spacious sitting room, with a piano, plenty of books and games and comfortable seating for a large group or family. The log burner is a welcome addition for the evenings. On the other side of the staircase is the 'snug' where there is a large Smart TV and period fireplace (not currently in use), a lovely space for cold nights or a TV evening. There is a desk and plenty of DVD's to select from. The sofa also pulls out as a bed and can accommodate 2 extra guests. A great teenage den even!
Upstairs there are 5 large bedrooms, 4 with sea views and the 5th overlooking Bossington hill. The master bedroom has a king-size bed with dual aspect views towards the sea and fields to the back. The second large double bedroom has a double bed and a small single bed for a young child. There is also space for a cot (available on request), again the room has sea views. The smaller double bedroom has a double bed, a desk and sea views. The first 'child's bedroom' has a triple bunk bed, with a double bed on the bottom and a single on top. Can comfortably accommodate a small family or siblings or friends. The final bedroom upstairs has a single bed, with a roll-out single comfortable sleeping for two children.
When booking for the roller bed, snug, etc the extra linen is kept in the upstairs bathroom drawers.
Outdoor Description
Holmdale enjoys an enclosed garden, with split level lawns and an enormous trampoline and a shed with deck chairs, and fun pots for children to play at gardening!
There is a front private patio (by the back door) with a large comfortable seating area. The space is a real sun trap well into the summer evenings.
To the side is a very private side patio perfect for the midday sun and sheltered from any wind.
The garden is enclosed by wall, gates or hedging on all sides.
There are three parking spaces and more cars can be accommodated at the Visitors Centre parking on request from them.
Parking
Private off road parking for maximum of 3 cars at the back of the property. For further vehicles there is a large pay and display car park in the village which is £5 a day or £25 for a week (via Phone and Pay). This car park is just a a short walk across the road from the property.

Dogs are welcome (maximum of 3) for a supplementary fee of £15 per dog per booking. Please do not allow your dogs on the furniture or upstairs and do not leave them alone in the property at any time.

Exmoor is situated in South West Britain, specifically across West Somerset and North Devon. Often referred to as England's best kept secret, Exmoor is a wonderful holiday destination for anyone looking for a holiday in the great outdoors! There is so much to see and do, from short walks to long expeditions across the moors, horse riding, taking in a safari or sight-seeing at your own pace around the 'picture postcard' villages and hamlets.
Often described as 'the jewel in Exmoor's crown', Porlock has a long history of settlements existing on or near the site of the existing village, with stone-age remains only a short distance away. Porlock is a working village and boasts a number of pubs, restaurants, tea rooms and independent shops. There are few more delightful surroundings than Porlock Vale, nestled at the foot of Porlock Hill, bounded to the north by its shingle ridge and breathtaking views towards the Bristol Channel and to the south by the rolling hills of Exmoor National Park. The Exmoor coastline is formed mainly of cliffs but at Porlock the land flattens out and a unique mile long shingle ridge and an inland salt marsh have formed. For the bird watcher this is a very interesting site as a great variety of waders and wildfowl can be seen here in the winter as well as the occasional unusual birds passing through.
Today Porlock is a wonderful working Exmoor village and boasts three pubs, two grocery shops, a traditional local butcher, chemist, cash machine, hardware shop, visitor centre, several art galleries and a range of independent restaurants, shops and tea rooms.

2 families with 5 kids in total plus dog and 4 adults. House was ideal. On a main road but only used the back door which opened onto the garden so completely safe for kids and dog. Walks were amazing and town was delightful. Heating was on low when we arrived but warmed up quickly and there was coal for us to light the fire. Rooms were great for our needs and bathrooms at either end of the property meant a good spread for access. Amazing welcome package with loads of useful things. Confirmation went into my trash but when I rang it was resent straight away. The owner was also very helpful. Great time had by all!!

On arrival the house was stone cold, no heating or hot water, no logs or sticks for the fire.I rang the number as advised on booking info and answered by mother of owner(who lives abroad) that she knew nothing about the house and would ring her daughter. Daughter rang me - seems there was no oil in the oil tank for the heating, Bearing in mind it was a freezing cold day and we had 2 babies arriving soon..
Emergency delivery of oil was forthcoming. Eventually some of the rooms heated up - after > 24 hours, some rooms never warmed. The boiler in the dining room kitchen makes the most awful noise so that the room is rendered unuseable while it is running. I did let the owner know this.
There were 3 accidents of people falling in the hall due to the light not working. We eventually bought a bulb and replaced the broken one.
The microwave was dirty -something orange and sticky silt in it. There were no cleaning products and just enough toilet paper for 9 people for one day. There was no hand soap in the bathrooms.
Seems there should have been a 'Welcome pack' on our arrival....this was hastily rearranged by the owner.
The location is quite good, tho it is a very busy and quite dangerous corner for traffic. Porlock is lovely. Beautiful walks and great pubs. We hope to return to the area but not to this house. I cannot honestly reccomend it at present. The owner did try to correct things but there really needs to be someone close by. The boiler needs urgent replacing.

A really lovely house with central location with shop and pub on the doorstep. The local bread, butter,milk and pickles were a lovely touch and much appreciated. A great house for a large family or multi family get together.

Holmdale is a beautiful large cottage at one end of a wonderful village. It was clean and tidy when we arrived and didn't take much to keep it so.
We really appreciated that there was a washing machine and dryer available and a massive kitchen and dining room with AGA. The house was very roomy, even for 9 of us. There was also a hoover available and all bedding.
The house is positioned at the bottom of Porlock hill, so cars can drive past dangerously quickly, which is a problem especially if there are small children in the party.
There is a great pub next door and plenty to do, including walks over the coastal walk and salt marsh.
All in all, this was a great, value for money option in a wonderful area of the country and I thoroughly recommend a stay.

Lovely comfortable house, so spacious and fabulous outside dining/ sunbathing area. Very well equipped kitchen. Great TV room. Lots of games and books to entertain the kids. Very convenient location for popping to the shops and amazing dog walks. Great base for trips to the beach. We will be back.

Lovely house, very well equipped. The amount of toys, books and DVDs for the kids was a very nice surprise! Really good location for amazing walks.
We had some yummy cheeses, orange juice and breakfast goodies waiting for us which was a very nice touch.
It's a very quiet area, the playground is a hidden gem - usually it was just us there - and there are plenty of nice walks around from beach to villages to climbing hills. Take your walking shoes as they will make some of the walks a lot easier!
I would suggest you take some washing up liquid, dishwasher tablets and toilet paper with you as there's not enough left at the house and almost every shop is closed on Sundays.

Many aspects of Holmdale were excellent and we have enjoyed a fabulous long weekend. The kitchen/dining area was warm and large, and there were plenty of great bathrooms. The location was good, as was the space for parking for our large group.

Our stay was spoiled by the noise of the heavy traffic immediately outside the house, and by double decker buses passing which blocked out the light in the rooms as they passed by or were stuck in the traffic.

The house is well appointed and spacious. All three showers were particularly good. The location is great, close to all the village amenities and with a lot of stunning scenery just a short drive away. The local butchers and cheese shop were very good though the other food outlets were distinctly average.

The location of Holmdale in Porlock Village is brilliant. The house is spacious and has 5 bedrooms. Although 2 are children's rooms they would support adults. With 3 bathrooms it was certainly a bonus. The village while small is very lovely with a good choice of places to eat and drink. Nice walks on your door steps, but a few hills as well. Well placed for many of Somersets attractions we had a lovely week staying in Holmdale

This is a fabulous house in an amazing location! It’s next door to The Ship at the bottom of Porlock Hill, and 2 doors in the other direction is the amazing Whortleberry Tea Rooms. And there’s a small Spa a few yards down on the opposite side of the road. The house has 5 great bedrooms, with incredibly comfortable beds, 3 lovely shower rooms (2 upstairs, 1 downstairs), one of which has a beautiful bath. Downstairs there’s a very comfy lounge, play/TV room, dining room, kitchen and laundry room. It really is huge, and it retains much of its original character. The patio area is lovely and a real sun trap with lots of outdoor furniture. The lawns have been left wild for the birds and bees so the garden isn’t really useable but the patio is big enough. We had a brilliant week staying here in June and would definitely go back.

Having three bathrooms really helped when all trying to get ready to go out.
We spent most of our time in the kitchen/diner which was great or in the living room and it was quite refreshing to not have the tv in that room.
The garden area was great for the dogs and having the side room to contain them when coming in with wet paws.
The only negatives are, there was only one wardrobe out of the 5 bedrooms, a couple of the rooms mattresses were not very comfortable and the lack of mirrors for getting ready. However the good most definitely outweighs the negatives and would definitely book again.
