lovely stay

it was a very nice experience to stay at a lovely Victorian estate Richard the home owner is very pleasant and a lovely man to deal with we were there during the heatwave and he helped us with an AC unit the location is quite nice, everything you need is walking distance

Queen Charlotte Bedroom

This room is simply MAGNIFICENT! I felt like Queen Charlotte in the Queen Charlotte or Bridgerton series. The four-poster bed is the centrepiece of the room. The bed is just EXTREMELY comfortable. The decor is perfect, it makes you dream of being king and queen. Richard is ADORABLE, a very kind host, very helpful in discovering Brighton. I really recommend staying at this hotel as it was a superb trip.

If there was one small thing to complain about, it would simply be the fact that you can't open the windows but otherwise everything was perfect.

Excellent stay highly recommend for couples

Very helpful and kind staff. The location was really ideal. This really was a great choice for Brighton.

Showers were cold a few times. Stayed in 2 rooms. The first was very comfortable but the second room we stayed in, the bed was a bit small and uncomfortable for a couple.

Very clean, spotless. Beautiful, a lot of thought has gone into the decor. Great location, easy walk to the town and sea front. Bed very comfortable. Shower was perfect, great water pressure and temperature. Just a place to stay.

Calm, spacious, clean, good location.

Stayed for two nights. Met by the owner, Richard, who showed us around. He was really friendly and enthusiastic, great start to our stay! The room was amazing, really spacious and clean (they also cleaned halfway through our stay). Great location, lots to do close by and only a short walk to the main part of Brighton. The road it is on was very quiet of an evening also. Extremely good value for money, would definitely stay again and would recommend.

Tastefully decorated, clean rooms in a traditional-style seaside hotel with good facilities in a convenient location for the city. Lovely owner who genuinely cares about the guest experience and will do anything to ensure a nice stay. Excellent value for money

Absolutely briliant!

The location was perfect! Right on the seafront and close to everything. The owner richard could not of been nicer! He was so accommodating and friendly! The room was immaculate and cosy, had everything you need from tea/coffee making facilities to travel shampoo/shower gel. You could come and go as you please with your own front door key to the property. Would 100% recommend this guest house to anyone!

A great place for a stopover

I was warmly welcomed on a wet and miserable evening and shown to my warm, cosy, clean and comfortable room. The double glazing meant the room was also very quiet. Very good value and a great location for the sea and buses going into the centre.

Cosy room in a very central location

Richard is a lovely chap, and communication was very clear before our stay. The location is absolutely fantastic - 1 minute from the seafront, and just a few minutes walk to the beating heart of Brighton. Feels like staying in someone’s home!

Not criticisms but just something to be aware of - the bed is a double, so a little cosy if you have two tall people in it! And the check in is from 3-6pm unless agreed otherwise. Not a problem for us and it was easy to message Richard.

Warm welkom in regenachtig Brighton van een zeer vriendelijke en behulpzame gastheer.

Wonderful stay, we wish we had booked for longer!

A fabulous, very large room, very comfortable & quite felt special & luxurious. Wonderful value for money. We loved the location - so close to the beach and Kempton village shops, pubs, cafes etc. We really appreciated the excellent recommendations for local places on arrival. The owner was very welcoming & friendly.
