Despite the bad reviews this place was ideal , clean , friendly service , we were able to leave bags , shower as excellent , no complaints

just one night, relatively newly refurbished but room not to my taste, Phone was answered after short notice booking and host gave good instructions on how to access after 5pm. basement room had a dingy feel with mould in one corner. Linen was clean and bathroom good. Window not easy to access as high up not sure if it was closed properly as a bit drafty. Bedroom door would only close with a slam. Parking was available with numbered bays I was told but due to the dark It was easier to park in road outside

Very noisy form the road outside and when people are coming, and you have to inform that they have not any reception so you have to call to get the code to the door!!! Nice staff took the bag two hours before checking in! Buss to airport was to minutes down the road, and buss to town it’s short trip to!

The walls had water damage a maybe mold. The smell was awful. The bathroom was gross. There was a light fixter dangly by its cord from the ceiling in the bathroom and the toilet would not flush. The shower head leaked the entire time we were there. Everything was very spotty. Sometimes the lights worked. Sometimes they didnt.

Great for one night if attending a concert in Murrayfield stadium but very very basic for the price I paid.

stayed here to go see taylor swift. the stadium was only minutes away and the area itself was very accessible and everything was within walking distance. the bedroom was extremely clean and comfortable and the bathroom was lovely. would highly recommend!

It is value for money. If you’re just looking for a place to stay and good toilet and bathroom. Most of our day we spent it outside touring Edinburgh so not really looking for 5 star hotel. The place is not far from bus stops so transportation to city centre is not a problem, just around 20 minutes. The toilet seems fairly new so no problem at all with regulating temperature of the water. There is no reception but there’s a number on the door to contact with regards check in and out so not really a big deal. There’s a small heater provided but the room is warm enough after closing the window.

Stayed two nights, great for the price. Clean room, except for some stains here and there. One lamp did not work, but its not the end of the world. Ensuite bathroom was good, no issues. Location is good, only about a 15 minute bus from the city. It is simple to call up and get inside to the building, no hassle of interacting with staff. Bedsheets and towels were nice.

We had no towels when we got our room so we were unable to take a shower when we got there. Once we did get towels and could actually take a shower because the light was automatic or motion center being in the shower you would end up taking it in the dark, there was no one there to greet us throughout our stay

Limited check-in/out (1300-1700) - no face-to-face. Very poor lighting on room (two bare bulbs hung from ceiling. Bed-side lamp bulb only one of any limited use; the other rated at 5W, but extremely low output.
Although bathroom appeared to be fairly new, the shower tray ~12” high, therefore the step up/down VERY challenging! The owner/manager should stay in the room for a night or two to gain first-hand experience!

We arrived several hours after the checkin, called in and they told us the code to get in and where the key was and that was it. The tv monitor in the room was about the same size as my laptop screen and we did not have a remote so no tele. The main light was not bright enough to see well from and kept going off. The small bedside lights were even worse. The shower water knob was jammed when we got there , I finally got it working. The washroom door did not shut properly and the toilet would not flush our waste down. Also even with the window shut the road noise was quite loud.Really disappointed. I really should get at least a partial refund.

I met the hotel's owner and they were very polite and welcoming. The hotel had everything that I needed for my weekend stay in Edinburgh. It was a delight (!) to stay there and would recommend them. The hotel is getting renovated which shows that the owner cares about the customers needs.

What was good: cleanliness, comfortable bed, decent temperature in room, wifi.
What was bad: after booking I emailed with a few questions but got no reply.
Information said to check in between 1 and 5 but there was no-one there. Another guest who happened to arrive at the same time would have been stuck ashe had no mobile phone.
Website said continental breakfast was provided but there was none. This merits a partial refund.
Shower temperature was difficult to control and I was nearly scalded.
Worst of all, there was no toilet paper either in my en-suite or the shared toilet. I discovered that just in time!
I saw no staff at any time during my stay. I will not be back.

Very quiet. Difficult to get in - telephone numbers on unlit door. Radiator in room was off, and the knob removed, so could not be turned on. No water in shower. One toilet out of use

The room was excellent and had all the facilities. It was very clean and well maintained. The whole property. It was easy to get into the centre of Edinburgh by public transport. There were no staff at the property but there were contact numbers so this was a minor issue. I did need to use tge contact numbers and had no difficulty in getting through any get any issue resolved.

What a disappointment for our first visit to beautiful Edinburgh...while we had read reviews that were less than flattering, we chose to take a chance on the 'guest house' as it was close to campus and we were visiting with our daughter, a perspective student-HUGE mistake. Front door wide open, no answer at any of the 3 numbers that we called to 'check-in,' building terribly rundown and unkept, filthy stairwells, etc., tiny single beds barely staying upright when we were lying down, uncomfortable towels, sheets and bedding, cramped room, constant noise, and so much more in the negative column. Really would like all or most of my money back, but probably impossible as I am not sure there is anyone really caring for the property and its guests.

Great price. My room was nicer than I expected, with a great shower and very hot water. Location isn’t super convenient, but Edinburgh’s small enough that it wasn’t a problem (e.g., 20 min to Uber to Old Town, including wait time).
The only downside was that last-minute booking is doable but not convenient. They didn't send any check-in instructions (door code, room number, how to get a key), they didn’t have anyone onsite (they don’t have a reception desk, so perhaps that’s typical), and they only listed support options by phone (which didn’t work with my data-only international phone plan). Fortunately they responded within 10 minutes of me emailing them.

Actually the area was not terrible but the accommodation
was a disgrace. When we arrived at the property we could not get into the property as we needed a CODE NUMBER. When we called the phone number given to us we got a code to punch in. We were in the basement with no chance of a pretty or interesting view. The bathroom was lovely but very small. No breakfast but got 1 apple for the 2 of us which was sitting on a table in the room. The room had has holes in the wall perhaps where someone else, before us decided to slam the door into the wall.
Hopefully other guests will complain as we met others who were not at all pleased with this accomodation.
A refund of what we paid for this accommodation is in order.

Room not ready when we arrived at 1pm
Only 1 member of staff on who seemed to be cleaning rooms and greeting customers he was very friendly no complaints about him. Confirmation receipt said we had a en suite but it ended up being a shared bathroom for the price I paid the room was unacceptable wallpaper was torn and mould starting to come through on the corner above the sink there was a tablespoon to use for the tea and coffee ( I know this is trivial but to let people know what to expect) also the TV didn’t work I phoned the contact number at 9 pm when we returned back and told the lady it wasn’t working she said she would get someone right away but no one came the shared bathroom had seen better days and could do with updating

Room was clean, well presented. A net curtain or blind in the window would have been nice for privacy when the curtain was open as room on ground floor. Lighting a bit dim at night too. Minor niggles aside, all good!

Bed was very uncomfortable and would benefit from new mattress. Pillows also need to be replaced. Toilet seat didn't fit toilet - it was too small. A bathmat would have been helpful. Bags of dirty laundry all over reception area.

Unfortunately although ideally located for our trip to Edinburgh Zoo we were quite disappointed with this accommodation. My daughter and I were travelling with an 8 year old and were really disappointed to note that a lightbulb had broken off in one bedside holder, another was held together with cello tape hence no bulbs in either. Over head light bulbs missing and a broken plug socket. The shared bathroom sported quite a lot of mould and was quite unsettling. The whole accommodation reeked on neglect. Tea making facilities were available but sparsely stocked, just 2 teabags for 3 cups. Regrettably we won’t be returning. The owners and Hotels.Com need to seriously address these safety issues in a family room urgently !!!

Phoned the mobile number displayed. Lady answered very quickly. We were given the entry code and room number. No issues at all. Room was clean, warm and comfortable. Stayed 1 night. Would stay there again and probably will.

It looks like my room has been double booked, middle of the night person opening with another key claiming he booked. Bizarre, zero amenities provided no drinking water.

After a 1.5 mile walk I couldn’t find the property. I rang the number given and was told the road changed names!! Found it eventually. No one there to greet me, message & key on top of hall table! No info about how to get in etc. was hurriedly given a code- sent text asking g them to confirm by text- nothing and jo one around! Bed sheet immaculately clean, however, the mattress had hard pieces picking through in. Serious places, had to find a bit that was relatively comfortable, pillows were about 1” thick and useless! Room dusty, bathroom floor/ shower dirty with mould in shower. Towels clean, 1 tiny piece of soap each and nothing else! All in all not an experience I would like to repeat. Although the member of staff I met briefly in the morning was very pleasant. Dire- avoid!

This is a no frills type accommodation which suited us perfectly as it was the cheapest available at the time. We had an issue with our room allocation which was not really the fault of the provider but we had to deal with it over the phone as there was one present at the location. Other guests took the keys to our room when they arrived. Luckily they only arrived a few minutes before us so it was resolved in the end.
Mattress could do with being replaced as it was a tad bit lumpy but passable.

Not a good stay. Lets start with the check in. There us a sign on the door says phone a mobile number. They give you a code for the door and tell you where to pick up the key to your room. No sign of any staff at all.
Bed was uncomfortable and lumpy. Bathroom was worse... toilet didn't flush properly and sink didn't drain.... and a broken toilet seat too.
Cap this off with rude staff with absolutely no customer service training and there's very little i can say that's positive.
Finally, with an issue over parking, the same person who told me the car would be ok in the drive, even though it was blocking someone else advised the driver of the blocked car to call the police and have us towed.
Thankfully, the other guest was more reasonable than the staff here.
