Very large room and bathroom. Surprisingly quiet considering it was at the front beside the main road. Conveniently located with good parking. Breakfast was very basic.

2 star and road noise

This hotel suited us for a one night stay. Beds were comfortable, bathroom clean, very efficient shower, breakfast good.
Some noise from nearby road but only to be expected from a busy main A road.

Some nosie from the main road

Very comfortable and clean. Excellent breakfasts, and even though close to A12, room was very quiet. Would definitely stay again.

Good overnight stay , room very spacious and also bathroom. Duvet covers were quite heavy for mid summer.

Welcome from Paul. Easy parking. Clean room. Nicely cooked breakfast. An economic and refreshing pit stop.

Efficient and friendly reception, room clean and comfortable. Good parking. Not able to cater for vegan diet but made aware of that at time of booking.

Stayed here for a family event with my extended family. The room was spotless if a little dated. The bathroom was also exceptionally clean and the shower worked well. It does need a little investment, the furniture and furnishings are tired. Breakfast was good if limited in choice. All the team were pleasant. If you're looking for a comfortable, unflashy stay this hotel perfect.

Staff were great and accommodating but it’s expensive for what it was.

The hotel was very clean and comfortable but very basic. Room was very small and shower cubicle very small. Could hear someone's television until 3am which was annoying. We could only have breakfast between 7.30am and 8.20am which doesn't give you much time really and once we said 8am we couldn't change the time. It seemed to be just a business with no friendliness attached. The breakfast was ok but sausage was undercooked and herby which wasn't nice so we all left the sausage. The toast was just bought out without asking if we would like white or brown and quiet a few pieces were crusts which we don't like, probably just getting rid of the stale ends. We asked for more tea and didn't get it. We asked for more toast but it came once we had all finished.

Quiet and clean premises.
Short ~20 minute walk to local village.

Very comfortable room and large en suite with powerful shower. Spotlessly clean. Delicious cooked breafast. Ample parking.
Friendly, helpful staff.
Will definitely come again.

One of my selecting factors on a hotel whilst working is room service, this listing purports that it's available, but when I enquired I was told "we don't allow that here", an odd statement in itself but a misrepresentation of the listing. It's a shame because, whilst a quirky hotel, the room was comfortable.

We felt the owner was rude, the cost of breakfast a rip off, at £15 each regardless of wether you had cooked or continental . There was lots of road noise at night , lack of parking

It does what it does adequately, but it is cramped for table seating.

Everything just ok

Wifi was a bit unreliable, and room needed a bigger waste paper basket, but staff were friendly and helpful. Good value for money.

Comfortable stay with everything that we needed available. Friendly efficient owners/staff. Close to town for pubs and restaurants- in-house restaurant if required but we didn’t use this.
Along a busy road and so was a little noisy due to cars ( needed window open at night due to hot weather).

It was a no frills place, but was clean and the beds were comfortable. The owner was efficient and friendly. Nice cooked breakfast in the morning. Good value.

Nice place, clean and easy to find, stayed before would stay again.

Stayed for two nights whilst working with a local customer. Very nice little hotel, clean and tidy, comfy bed, hot shower, decent wifi. Paul was a great host and a great chef - evening meal was delicious.
One thing to note it is next to a dual carriageway - if you are bothered by traffic noise then take this into account but is does quieten down massively overnight.

We were greeted by Paul, the owner, who is very friendly, helpful and nothing was a trouble. We stayed longer than we planned and Paul couldn’t do enough for us. The rooms are spacious, clean, warm and very comfortable. Will be staying again in the not too distant future.

Too pricey for me considering location.

Easily found on the start of dual carriageway to Woodbridge. Two flights of stairs to our room - not very steep. No lift. Check in efficient and affable. We drove into town since the walk was not for us. Parked by Rail station car park £2 for 4 hours, seemed pretty fair.
We stayed for two nights and dined in Grove House on both evenings. Menu limited but well cooked and delicious. Breakfast were just as good. Room was very clean and quiet. Bed comfortable but room was cold and without heat during our stay. On suite is small but well designed and shower worked well. If we were to return to Woodbridge we would stay here.

Spent a quite few days (5) in this comfortable Suffolk hotel.
The food and service were both excellent. Very comfortable twin bedroom.

Lovely friendly hotel
Highly recommend the breakfast
10.0
The room was clean and the beds comfortable. Bathroom was large with walk-in shower. Breakfast was tasty and the staff friendly. My only concern was the coffee unit did not contain the grouts, so you had to avoid the bottom of the cup. Squeaky from the room above, but nothing of any concern, so well done to all concerned.

Excellent room food and staff returning next year

Our host was very welcoming. The room was comfortable, bright and clean. The evening meal and breakfast was very tasty. Also our host suggested places to visit and we had a great break away. Would definitely recommend.

Found single bed a little uncomfortable so disturbed sleep. Breakfast well over priced and coffee £4.00 so again over priced.

Very happy with all aspects of this friendly small hotel. the initial impression is of a well looked after and very well maintained property. The staff were helpful (shown to our room personally) routine explained, good homecooking, well presented and very very good service. Would definitely recommend to friends and family.

Very good. Beds very comfortable and hotel very clean and pleasant. Staff very nice and friendly - good service. Would stay there again.

Very good hotel, comfortable room and a first class breakfast
3.0
Lovely stay, although only for one night. Staff friendly and welcoming on arrival, shown to our room and all facilities explained. Room was comfortable and very clean, bed comfy, usual hospitality tray, hairdryer, tv etc. en suite, shower. Ample free car parking on site. Breakfast was very good and cooked to order, with cereals, fresh fruit, yoghurts, fruit juice etc before hand. There is a small bar there, but we did not use this. About a 15 minute walk in to Woodbridge, where there are plenty of restaurants and pubs for dinner.
We really enjoyed our short stay and would return if in the area again. Recommended. Thank you.
