Located 1/2 block from the sand and boardwalk, this upper 4 bedroom/2 bath unit of our vacation rental duplex is within reach of the area's best beachfront and ocean recreation Newport Beach has to offer, not to mention a stone's throw from numerous shops, restaurants, and grocery store. Here's what you'll find:
LIVING/DINING AREA:
- Large U-shaped sectional sofa
- TV
- Open floor plan with sliding glass doors opening to an ocean view balcony
FRONT BALCONY:
- Seating for 2
- Propane gas bbq/grill
- Ocean view
KITCHEN:
- Fully stocked with dishes, utensils, cookware, bakeware
- Large and small appliances
- Table with seating for 8
- Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

Primary Bedroom: King bed; TV; ceiling fan; En suite bathroom
Bedroom #2: Queen bed; ceiling fan; closet
Bedroom #3: Queen bed; ceiling fan; closet

EXTRA SLEEPING ACCOMMODATIONS:
To fulfill the maximum occupancy, 1 trifold floor mat is provided (best suited for children) along with extra linens/pillows. A twin rollaway bed can be rented in lieu of the floor mat, if desired. Make arrangements in advance to ensure availability and delivery in time for your arrival.

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.
PARKING:
1 space provided in shared double garage, accommodates most regular sized vehicles. Rear alley access. Available general neighborhood parking can also be utilized (metered and unmetered).
LAUNDRY:
Free facilities are located inside the unit. Guests must provide all laundry supplies.
ALSO:
The downstairs 3 bedroom/2 bath unit can be rented simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing or contact our office for more information.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

This house is clean, well decorated and spacious! We loved the large living room and functional kitchen with lots of windows which created a nice breeze. The bedrooms were clean and the beds were comfortable. You cannot beat the location! Steps away from the sand and Sanchos tacos is a couple blocks away! It is not ideal that they do not have A/C as it being an upper unit, the heat settles in the back bedrooms. Fans are available in the master closet which does help, but it takes a while for them to cool off after sundown. Overall we had an amazing stay in this beautiful home and appreciated the responsiveness of Beachview's staff!

Loved the property! So close to the beach and boardwalk. Loved having my bikes delivered! My only thing I didn’t catch is it’s an upper rental. People below an and we share a garage space. It was tricky the bottom rentals did not love we had multiple family bikes in garage. Tight to park. Next time I’ll prob make sure own space so we don’t infringe. Thanks!

Amazing place to stay and price was great. Only request is that there was no broom or vacuum in the unit. Living room ceiling fan didn't work. Minor things-otherwise a great stay and I would stay here again! Chairs and beach towels were included which was very nice!

Fantastic place! Great location, exceptionally clean, fully stocked kitchen, plenty of towels and beach accessories! My teens had a great time on the beach and walking a short distance to the pier. Only wish the beds were a little softer but overall I would highly recommend…5 stars!

This a beautiful spot in a great location. 4 very comfortable beds, in unit washer and dryer, garage for parking, lots of appliances and kitchen tools to use. Really nice fridge and freezer to store your food. One note though, be sure to double check that you have everything when checking out, I left a few personal items (eye glasses, power cord, electric toothbrush) and I contacted them right away, but the items must have been tossed out by the cleaning crew which is unfortunate. So double check before leaving and you will have a great stay.

Spent a long weekend here and highly recommend! The house was even better and more spacious than the pictures portray. Location could not be more perfect! Right off the beach and an easy walk to restaurants, coffee shops and shopping! The management team is on top of it and quick to help with any questions.

Beautiful place… close to beach.. fireplace does not work they should state that it's just for looks and that's it… It was very clean and beautiful. The beds were amazing! And tons of fans were supplied. And for locking the door no need for code just push the lock button that's it. I loved loved the place and would return in a heartbeat. Beachview Realty was a pleasure to work with. Beach house oh how I will miss you!

The newly renovated house was perfect for our family. The unit has a washer and dryer in it which was nice. Close to everything and of course the beach is always perfect. Any communication was answered quickly by the Beachview staff.
