About this apartment rental
NOTE:
GREAT NEWS!! The north & south tower pool / spa are open as well as direct beach access!
This is a highly sought after condominium building and unit.
This is a 3/3 oceanfront condominium. As you walk in the front door you are immediately greeted by the riverfront living room that has a huge reclining leather sectional situated infant a large smart tv with cable. With the window shades open you can be watching your favorite show while simultaneously catching beautiful Florida sunset.
As you proceed straight ahead you will see the open layout kitchen with stainless steel appliances. To the right of the kitchen is a full size laundry room that you can use.
As you make your way through the kitchen towards the ocean view you will see bedroom #3 on your left hand side that boasts two double beds, walk in closet, private access to bathroom #3, and a smart tv with cable.
Continue on to the unit and you will come into the high top dining room table that overlooks the ocean view with a smaller oceanfront living room that has a three seat leather couch and a reclining rocking chair both overlooking the ocean via the sliding glass door as well as another smart tv with cable.
To your left is bedroom #2 that features a king bed, private bath, walk in closet, smart tv with cable, and a private oceanfront balcony entrance/exit. You will wake up to pure oceanfront sunrise views every morning!!
To your right of of the oceanfront living room is the master bedroom that features a king bed, a much larger private bathroom, a smart tv with cable, closets, and a private entrance/exit to the oceanfront balcony.
BUILDING AMENITIES:
This buildings amenities are unrivaled. A huge perk is that it is a twin tower condo and that means you get two of everything. 2 pools, 2 spas, 2 fitness centers, and 2 pool tables.
OTHER THINGS TO NOTE:
Minimum age: 25
1. Being transparent as possible -- Instead of charging a high security deposit or having you pay a non-refundable fee to VRBO for their coverage (which is not enough coverage) we have sought out a higher limit 3rd party coverage for incidentals. Our cost is $145 and is marked as an admin fee. This covers you for the vast majority of incidental damage to the unit that could happen. This solves two things. 1. We do not have to collect a huge security deposit from you. 2. More importantly it solves the damage claim process which VRBO had traditionally made hosts "aim" their damage claim at the guest first seeking payment before they would step in and pay. We wanted to ensure every guest was covered for both minor an major "oops" without having to deal with the hassle and coverage limitations set forth by VRBO.

EARLY CHECK IN: Is not available (If the unit is ready earlier, our check in agent will let you know)
LATE CHECK IN FEE: This fee is charged for "after hours" arrivals at a residential building.
** 8:01pm-11:59pm: $50
** 12am+: $100
PETS:
No pets.
PARKING:
We get one reserved spot in the garage and a second parking pass for the top deck. This top deck spot is first come first serve.
KEYS OR KEY FOBS: If lost or damaged are $75 to replace.
We provided a starter kit of household items; A few trash bags, laundry pods, dish detergent pods, toilet paper rolls, and one roll of paper towels. Once ours is gone it is the guest’s responsibility to purchase the things they need.
CHECKOUT: is at 10:00 am
HOUSE RULES:
1. Smoking is NOT allowed at all inside the condominium or on the balconies. Caught doing either will result in a $500 fine. (Smoking can be done out front of the building)
2. You MUST follow the checkout instructions in the binder given to you prior to checking out of your unit.
3. Do not hang anything over the balcony railings.
4. Wash the sand off of you and your beach belongings prior to coming up to the unit.
5. Be kind, courteous, and respectful of all staff, owners, and other rental guests staying.
6. Quiet hours are from 10pm-8am.
7. The amenities such as the pool and fitness center cannot be used after 10pm. Breaking this rule can result in the condo association overruling me and asking a guest to leave.
8. Please do not do drugs or bring drugs into the unit. (This will result in an automatic termination of your stay).
9. Please do not take the towels or pillows with you. (Yes people do this)
10. If you break something please notify us right away you have damage insurance that protects us both.
11. One week before check in you will receive an email with all of your check in information as well as a couple documents to fill out.
12. You will be given a 15-20 minute tour upon arrival. This is so you know your way around the building and do not get lost.
13. You cannot have additional guests in the building or using the amenities that are not on your registration document. (This will get you removed from the building)
14. Parking is two spots. One spot in the garage and one spot on the outdoor top deck. (top deck parking is limited)
15. Checkout is 10am.
16. You will need to fill out a parking registration form as well as a standard short term lease agreement with us after booking prior to check in that will be sent via email.

This condo was wonderful. From the floor plan to the decor. Very clean and comfortable. Plenty of space to move around comfortably. Beds were cozy and the bedrooms were decorated very nice with coordinated bedding. The kitchen was updated and most everything we needed. The entire condo was updated and decorated beautifully. Picturesque views from the large balcony furnished with Adirondack chairs. Great vacation. Would highly recommend!

We had the best time here. Everything was so clean and proffessional they even gave us a tour to show us everything it was so perfect for our big family. Lots of room to stretch out and relax in front of the beautiful beach.

We had an excellent stay at this location. Our host, Lucas, was very accommodating and responsive. This unit is exactly as pictured and is in excellent condition. Could not be happier and hope to visit here again in the future.

The condo is beautiful, comfortable, clean, and well appointed. The desk/office area was a really nice added feature for those who need to work while on the road. Great views of both the sunrise and the sunset from the unit! The property manager was really great and easy to work with.
Unfortunately, the owners association for the building is a nightmare. Ridiculous amount of rules. We did end up having some issues with the association that required contacting Lucas. He was amazing and was able to help us resolve the problems.

Superb Location in a well maintained condo block.

We’ve been coming to this area for years and stayed at several different places. This property was exactly as described. We really like the layout of having two rooms with Oceanside views and a rear TV room for off-hours. There were several family friendly games and plenty of supplies on hand.
It was sad to see the damage from Ian and Nicole. This property has repairs underway as well as several others along the shore. We hope that our visit will help support the local community.
