Exceptional location
Hot water didnt work. Worked for a bit then didnt work. No hot water for bath. There was a motor in the cupboard that kept me awake all night. Only the following morning on asking i was told that it can be switched off. I should have been told on arriving that the machine/pump can be switched off. The gentleman at desk was very nice but should have informed.

An amazingly atmospheric place right in the heart of town and at the same time quiet, peaceful and comfortable. Beutiful views, gorgeous architecture, nicely arranged rooms. Very lucky find, we were so happy with our stay. Staff couldn't have been more helpful. 10/10

the room are beautiful in reality a mini apartment , with a beautiful traditional refurbishment exactly like the pictures on the website , the location its the best in the central Assisi very close to the main square and 10 minute walk from Basilica di San Francesco and the view from the terrace is breathtaking , Frate Sole Suite

The location is perfect. Less than 5 minutes walk to a beautiful square with lots of restaurants. It was also right at the start of our walk to Spello which we started the next day. Rooms had a lovely view.
The rooms at the back had lovely views over the valley below. Our room was at the front of the building and did not have views but it didn't matter as we were only there for one night.

This a beautiful hotel and it's in a great location. Our room had a great view and was very large and comfortable.
There was no hot water. And the staff did not seem particularly concerned about that.

This hotel was amazing. We wish we could have stayed longer. This was one of the most magical places. The room was amazing, the location was perfect and the owner could not have been sweeter and more accommodating. We stayed in 5 hotels throughout our journey in Italy and this was by far the best.

floor was dirty and needs serious cleaning, the hot water in the shower was little more than a dribble making having a shower difficult to say the least

Our room had a living room and a garden. The garden was perfect for my friend who is an artist so she was able to enjoy painting the sceneries around.
But what we loved most is the service. Dante, the person at the front desk, is a wonderful host. He was courteous and professional yet very welcoming.
Will definitely go back to stay here.
Nothing really. Except perhaps we were the only guests at that time so a bit "scared" of being by ourselves in the B&B. :)

We booked the Frate Sole (Brother Sun) room for 6 nights in January. It was gorgeous, spotlessly clean, 2 bedrooms both with 4 posters and frescoes,, 2 bathrooms (1 with bath) a big dining table and a balcony with a breathtaking view. Chiara and Dante were both lovely and helped with everything. The fireplace was restocked each day. A pod coffee machine, fridge, stovetop and basic pots and pans supplied. So close to everything, especially the central piazza, restaurants/cafes and cash machine. Even tho Italy in the middle of a power crisis, our rooms were always warm and cosy in the middle of winter. I love, love, loved our stay here, grazie mille!
The kitchen was a bit bijou! It's fine if you intend to eat out every night, and we managed to cook pasta and salad for 2, but you couldn't cook a family meal in there without going crazy.

Very clean, spacious, panoramic view of the valley, conveniently located to sightseeing places and the parking garage. Roberto, front desk, is very attentive and accommodating. The hotel perfectly met our needs.

Location and appartment size
Room on the road and very noisy.
No curtains or blinds on some of the windows.
Family upstairs were very noisy from 6am

The place is outstanding, a big apartment in a historical village house directly in Assisi old city center. Beautiful....and the rental cost more than fair. We were very happy and lucky with this choice.

Superb location to explore Assisi on foot, especially since it is right by the exit from Mojano parking, perhaps the best place to leave your car in Assisi. To unload luggage expect hairrising trip through the very center of Assisi, otherwise pedestrian zone. Then leave your car in Mojano. Upon departure either repeat ordeal through the center or take your luggage down to Mojano parking using lift. Better option if you are not overloaded.
The room we got was really special, former medieval gathering room of friar confraternity. The walls are from 12.-13. century, frescoes are new (fake), but look tasteful. We got a nice kitchenette to use, but the highlight was huge garden only for our use, with a view of the oldest church in Assisi.
All in all, really scenic, picturesque and worth staying in.
Save from non-functioning air-con, everything else was superb.

The location is close to anywhere that we wanted to go in the city.

Marvelous place. Incredible view from our room. We got a big apartment, with 2 rooms, 2 bathrooms, a large living room and dining room, with a small kitchen and massage chair. Perfect and a very calm and relaxing location.
