Location and staff both excellent, spotless clean and breakfast cooked to order . We stayed overnight to break up the long journey to Gleneagles in Scotland and got to say it was a excellent choice.

What a great find. A proper B&B in all the right ways. A large city centre town house sympathetically laid out whilst retaining great features. Plenty of permit parking nearby. A great hostess and a fabulous breakfast offering. Thoroughly recommended.
In an older property electrical sockets might not always be as plentiful or conveniently located as you would wish. But not insurmountable. Wash hand basin in a single room en-suite a bit too small for my liking. But overall niggles offset by much else to like.

Stunning room at a great price! Room was lovely and clean and had some great little touches. The bed was extremely comfortable. Perfect location as it's very central. The host is fantastic, really friendly and welcoming. Great breakfast included in a very nice dinning area.
I hope to return :)

What a lovely little place! The lady who runs it was so kind and welcoming, even though I arrived quite late. I was shown to a beautifully decorated little room - perfectly clean and totally charming. Breakfast was really lovely and so many options to choose from. The property is very central to town but has easy parking. Everything was lovely, I can wholeheartedly recommend Ashleigh House!

Very well furnished and comfortable B&B and the breakfasts were delicious! The host, Leanne was really friendly and helpful towards my mother, who has mobility issues. We both had an enjoyable and relaxing stay.

A lovely place to stay operated by a hard working family with attention to all the details that matter to travellers. The room was very clean and the host was attentive ensuring all my needs were met. The inclusion of a full English breakfast was a great value.

I was warmly welcomed to the hotel given my parking pass, and shown to my room, I asked a few questions and arranged a time for breakfast.
It was a stormy night, and I stayed in my room. It was compact by very comfortable, and there was a big television with plenty of channels to choose from.
The bathroom was a good size and a nice warm shower.
Leanne, the host, was friendly and welcoming and had lots of local knowledge
The breakfast range was vast, many pastries, cerea'sl and fruit, and the full English breakfast did not disappoint.

very cosy and clean room, superclean bathroom, etc fabulous breakfast with items rarely seen even at hotels under £80/night, ie quality jam in glass jars, tiny philly portions, expensive sausages and bacon (not the 10% of meat content usual ones), v.good coffee, orange juice

The lady at the guesthouse was very friendly and let us check in earlier than expected. The rooms were lovely and the bed was comfy. The breakfast was excellent.
There was no heating on in any of the bedrooms. All of my family said they felt cold. I would have expected the heating to be on in November. The beds are only a double size, so it can be very cozy if you're used to a king size bed or bigger.

Breakfast were great. I loved the mix match decor, cosy, super clean, location great. LeeAnne is such a lovely host, Cheery and friendly and taking time to talk to us. Highly recommend.

This place was so warm and welcoming. The breakfast was spectacular and the location was great too.
There was plenty of parking nearby although I did take a little time finding the right spot. The guesthouse provided parking permits overnight so that was very helpful.
I loved that the place had original features and antiques but that there were personal touches like dragons alongside the Royal Doulton ladies in the china cabinet in the dining room.
It was a really short walk into Carlisle town centre and the shops and castle etc. I was pleasantly surprised by how beautiful Carlisle was.
The rooms weren't perfectly soundproofed but they were still very comfortable and easy to sleep in.

We were made very welcome to a delightful period home. A wonderful stay in a very comfortable room and an excellent breakfast on departure. Parking was easy and close by.

Host was very welcoming. Room was brilliant, spotless clean and comfortable. Breakfast had fantastic choice and variety.
The only downside was the late night traffic of a few big trucks using the road past the b&b. But measures have taken to soundproof. So could have bin worse.

Excellent guest house with a fairly spacious, well appointed room, a very comfortable bed and a large bathroom and great shower. Leanne was a very gracious host who provided for all our needs and prepared a great breakfast to order.

Victorian decor:
I felt that the owner had spent a lot of time and effort, plus money, in choosing an unusual theme, that was fitting for a large Victorian house.
The parking was good too, in an area wher parking could have been a problem.
First of all, I parked in the swimming pool / leisure centre car park. After I had registered, I used the on-street parking permit I had been given.
Breakfast: Breakfast like parking, is often an expensive extra.
Overall, it added up to very good value for money.
Location: very central.

Very friendly B&B located within easy walking distance of the city centre. The room was well equipped and comfortable. Breakfast was excellent- great quality and well cooked.
