the internet was not 24hours, it was turned off every night so we couldnt use it first thing in the morning or if we woke up at night

Location was reasonable. The linen provided and bed room was good.
Having to carry bags up two sets of steep (long) stairs. One such set of stairs is acceptable -two is one too many. Sea Side studio was not exactly seaside!!! Seaside apart and Estoril being two different codes in Booking.com created confusion.

IT WAS SO OLD! The furniture was very old - 1950's ? the curtains were ancient, the bed linen was uncomfortable and two hot for summer and everything just looked and felt old and tiired and worn and frankly ready to throw out. We paid £135/night for this place (no breakfast) and were so disappointed by the standard of the room. The owners, Eddie and Nong, keep the place tidy and clean (although our room was never serviced in three days) and were helpful enough. Through this review I implore them to spend some money and refurbish their rooms. If you are charging top prices people expect better. Well located within a 5 minute walk of the promenade and (up the hill) a 5 minute walk to the town centre, the hotel is an old victorian buidling with a small well kept tiny garden with attractive summer flowers. Car parking was a problem. You can park on the street outside after 5 pm and before 9 am (if you can find a place) and the hotel has two small and hard to get into parking places. We struggled to find parking actually. Some things about the place are good. Our 'delux' appartment was in fact a large high ceilinged room with a double and a single bed, a tiny kichen area (with sink, microwave, hot plates and adequate crockery and cutlery - even some tea bags and a fridge) The toilet was in a tiny cubicle and the bathroom (with a bath) was also in a narrow windowless cubicle. The room had a coffee table, wardrobe, two easy chairs, a table for eating or working, a hair drier, good free wifi and a large screen TV.
It is rare that I write such critical reviews but the place is in serious need of some money to be spent. Until that happens I can write anything more positive.

Good location, quiet.
The accommodation is both hotel (Estoril) and studios (Sea View Studios): I had booked a studio, is not in a separate building, but two rooms in the hotel that have an additional converted wardrobe serving as "kitchen", with kettle, hotplate, sink and fridge. (I used none of it.)
Check-in is between 3pm and 8pm. I had written a personal email to give the time of arrival, and got a repeated and automated message about check-in time. Upon arrival, I rang the bell inside the building (door was open) at reception desk. I should clearly not have done that: a woman (I assume Nong, she did not say hello, or introduce herself, or show me the room) shooed me out back of the building to said key box (I had naively thought there would be a live check-in...) and demanded the last digits of my confirmation. I had one number on the booking, another on the confirmation, so I didn't know which one, and she eventually got the key for me. No further words were spoken. I did not see anyone during the following three days. No one said good bye, just like no-one had said hello. In a chain hotel you get better service, and a better deal. Why bother running a hotel if you don't want to have people stay? Too bad the stay was prepaid, otherwise I would have turned round on the doorstep. The first evening I saw guests also struggling with the key box, within check-in hours. (So it wasn't just me...)
The room (deluxe), or rather studio, was spacious, it was clean, the bed comfortable. The bathroom (separate toilet and bathroom) was minute, mould on the ceiling. The shower worked fine. The furniture is second-hand, not antique or old, and the room is cluttered (2 chairs, 2 armchairs, coffee table and dining table).
The TV did not work at all.
The internet seems to get switched off after 10pm. I had no network in the evenings, but it worked in the mornings.

I thought the room looked a tad tired, it would be fabulous if in blue to match the sky and sea as it was at the top, but we all have our own taste xx

Loved all the old furnishing from times gone by in this lovely clean apartment, with it's high old fashioned ceilings and drapes. Also loved the quirky mini kitchen that has all you need in a very well designed easy to use way that neatly is packed away behind 2 closet doors as if it was a walk-in-wardrobe - absolutely fabulous idea and works incredibly well. There are so many lovely places eat and things to do around the area that we ran out of time to do it all and expect we will be back and will stay here again. It is great that everything is walking distance from the apartment which is situated on a lovely quiet area, which was also really good too.
Cant think of anything negative or something that I did not like about our stay here - it was fantastic.

The property is in a quiet residential area so it was quite peaceful. The gulls are rather early risers though! The room was compact but perfectly adequate for our needs. There is even a sea view. The kitchenette was very small but again perfectly adequate. The shower in the en-suite was powerful.

Once we got our bearings the accommodation was pretty close to the town centre and amenities. Eddie was on hand to sort immediate problems out.
Not really dislikes but parking did not free up as suggested in the evening so plan for parking charges. No normal teabags but probably could have asked. Stairs to crows nest not suitable for the frail.
