Place has a nice ambience, rooms were a good size and the cafe / bar area feels comfortable and welcoming, staff were very hard working and always polite.
Rooms can be a bit of a mixed bag, some are better than others, the food we had was poor and I had to ask for 2 x things we ate to be removed from the bill for a mixture of poor quality and being cold. In saying that the staff were hard working and always polite they were prone to making silly errors and being somewhat inconsistent, I put that down to many of them being inexperienced and to a degree overworked.

Amazing place
Value for money
They should improve the break fast

The staff turn this hotel from great to exceptional. Impressive building and reception, attractive and comfortable rooms, but the staff couldn't have been more helpful and accommodating. Without exception, we found the staff professional and attentive and always willing to go out their way to ensure we had everything we needed. We couldn't rate them more highly.

Hotel is simply stunning. Roof top garden an excellent added extra. Rooms fabulous with extremely comfy beds.
Nothing we didn't like. Only suggestion we can give is that there were 2 bottles of complimentary lager in mini bar but no bottle opener to open them. This is only suggestion we can add on but this is minor and did not spoil our stay in any way.

Rooms onto garden are well appointed, large. Staff uniformly polite and helpful. Good breakfast.
A vacuum pump on the water extract in the 3rd floor rooms is crazy loud - like being on a plane !
4.3
Lots of history, nice facilities, good service.
Nothing.

Staff were excellent, friendly and helpful. Location is perfect, just off Princes Street. Rooftop area very different and would be lovely in good weather.
Room was tired and very noisy. Expensive for what it was, expected more. Breakfast again pricey, and very ordinary. No fresh Orange Juice left at 8:30am.
4.3
Very good central location close to secure car park which is available at a discount. Great breakfast served in room. The room was clean but dated with a good bathroom and comfortable bed.
Our room which was almost in the bar area was noisy including people using the terrace garden after the bar closed at 12am so not restful. The air con was loud and ineffective.

great location
• the rooms don’t match the reception - I wouldn’t say it’s 5 star I’m afraid
• breakfast was £25 each per day

Location, room size
Had to move rooms due to loud unexplained noises in the middle of the night.
Convoluted route via back of house corridors when using lift
4.3
The gentleman on reception was very kind and helpful. Our initial room was quite a!walk and due to medical condition I asked to be moved which he did without hesitation and was very kind about the whole thing.

Everything was first class

The location is great and the rooms are big. Really comfortable bed. Great bathroom and nice to have the bath.
The layout of the hotel isn't ideal. The rooms on the first floor smelled strongly of fried food from the restaurants below. It's a nice hotel but falls short on a few fronts.

Excellent location for us, very friendly and helpful staff .

It was central & they were lovely to put chocolates & a lovely note in the room as it was my partner’s birthday.
There was nowhere to park on site of the hotel.

Great location on the tramline from the airport. Safe feeling in neighbourhood. Warm and great breakfast, well worth including.Floor in bathroom was heated, a nice surprise! Staff very friendly.
Room detail needed cleaning, fingerprints on mirrors, spills on metal work, somebody’s hair left in bathroom plus stains on bathroom wall. Signature room was on side where Edinburgh Street Food was trading. Quite noisy at night. Also water damage on ceiling, could’ve been repaired/redecorated. Some whiskeys not available in Snug bar.

They upgraded us to a beautiful room and we were so happy with the service.

Comfortable and big rooms, helpful staff and great location

4 out of 5 days went well. good location
First day/night a disaster with inadequate room, poor room service and a shower which cause a significant/dangerous flood on floor . This fault had not been addressed 6 hours after reporting.
Room was changed and small compensation offered.
Booking through Booking.com meant that Marriot Bonvoy loyalty points were denied.
4.3
large comfortable rooms with nice toiletries and bathrobes
far walk from reception to room was far and involved many stairs in addition to an elevator ride. I’d have liked to have been offered a room more convenient to access especially while i has hand luggage with me (the staff did explain that the reason for this feature was that the building was listed)

Excellent hotel in first class location

Beautiful, great location, and complementary water! The food was great and the service was great! I have nothing but positive things to say. We loved it!
4.3
Excellent location and good size rooms.
Rooms showing some signs of wear and tear

Nice hotel
Refused breakfast in the morning as they were too busy with an event. At over £500pppn this is unreasonable.
4.3
the hotel was beautiful with rooms comfortable and spacious
the breakfast was very poor. overpriced with hardly any selection.
service was very slow

wonderful exterior and modern and comfortable interior. The roof terrace was fabulous.
all good
4.3
Very attentive staff at reception, the Snug bar and diningroom*. Loved the seating in the bar area, it was perfect for a drink, a bite and great conversation. Loved that we had a room with doors leading to the rooftop garden and terrace.
The only negative thing of our entire stay was that we came into the diningroom* on a Sunday morning at 10.30 and were almost turned away for service. We slept in that day and I had checked the website where it said breakfast was served until 11.00 so I thought we were okay. It was sorted in the end but made us feel unwelcome at first when all we wanted was a light breakfast. In the end, we were served and had a great breakfast.

looks a little tired in places

Very nice room with a vie won the garden, best is to be on the 3rd floor!
