Perfect Vacation Location And Pet Friendly Too. 1 Block To The Beach! WiFi
This 1940’s Folly Beach house has all the charm of an original Folly Beach cottage. You can hear the waves from the porch or walk 200 feet to the beach access. All the restaurants and night life of downtown Folly Beach are only three blocks away. Pets welcome with a small fee. Amenities include WiFi, gas grill, flat screen TVs with satellite connection , outdoor shower, washer and dryer, and plenty of parking.
Check In:
1. Early check in or late check out may result in an additional charge to the guest.
2. We will try to meet you at the house on your arrival. You will be emailed the code the week before your arrival.
During Your Stay:
3. Report problems to the manager or Folly Beach Public Safety
4. Propane tank refills are guests’ responsibility.
5. No "Partying" or loud music. Active noise monitoring systems are installed in the house and will alert me if the noise level is above the set threshold.
6. Please adhere to the maximum occupancy for your house. Additional people may
overwhelm the septic system which is sized to the house.
7. Additional guests must be coordinated with the owner prior to check-in.
8. Hurricane policy. If an evacuation for Folly Beach is ordered by a government
agency you may elect to vacate the property. Notify the manager of your intention to vacate.
You will receive a refund for the prorated portion of your stay covered by the evacuation order.
10. No smoking or vaping within the house. Smoking and vaping are allowed outside the house,
including screened porches. Please ensure all areas are clear of smoking materials on departure.
A $200 charge will be deducted from the deposit if guests smoke or vape inside.
Check Out
11. Remove all items from the refrigerator and set home thermostat at 75 degrees.
12. Wash dishes, strip bed sheets and pillow cases, take out all garbage.
13. Close propane tank valve (under BBQ Grill – turn clockwise).
14. Lock the doors when you leave.
15. Costs resulting from damaged, missing items, or
additional cleaning shall be collected from you. Please be advised: MINIMUM
charge is $100 for ANY repairs, additional cleaning or cigarette butts left outside the home.
16. Payment of the reservation funds indicates acceptance of this agreement. If you cancel this
reservation, the manager will make every effort to find new renters. If he is able to do so, he will
refund the reservation funds up to the amount of rent collected for the cancelled dates from the
new renters. Otherwise, the reservation funds will not be reimbursed.

Another great stay! Had a blast with my friend and my dogs. Enjoyed the house and easy access to the beach and downtown.

The property was great for our family and two dogs, the location is amazing and the house is comfortable. My only complaint is that the dishwasher was not functional during our stay, so we had to wash and dry dishes by hand after every meal. In addition, my daughter complained that her bed was not comfortable ( the second queen sized bed). Aside from this, we had a great stay.

This lovely, cozy 3bd/2bath home is everything we seek in a home away from home… beautifully equipped and very comfortable with enough space for us plus any kids and pals who might come to visit. Its location: a one block (as the crow flies…)/two block walk from the beach; access is a breeze. Sit on the front deck and listen to sounds of the ocean… We will definitely be back!

The place is great. We had a family of 5 total and it was perfect. Plenty of space for everyone and even our 2 dogs. Very close to the beach and short walk to town was perfect! Kevin was great and everything was as advertised.

This home was cozy but offered plenty of space for our family of 5 and 2 pups. We loved being able to walk everywhere we went, and the proximity to the beach was fantastic! The beds are extremely comfortable, and the fans in each room for white noise meant we all slept great. The kitchen is extremely well-appointed, too--I was even able to make my son a cheesecake for his birthday! 10/10 recommend this property, and we look forward to visiting again sometime!

We had the best stay here during our week in Folly Beach with our 2 kids and dog. The house is in a perfect location with easy access to the beach and a short walk to Center St. It was super clean and had everything we needed! We had a minor maintenance issue but it was taken care of promptly. The owner (George) and Property Manger (Kevin) were super welcoming and accommodating. Would highly recommend staying at The Sweet Tea! We can’t wait until our visit! Thanks again!

The home had a wonderful location and it felt very homey. The place was very clean and had a well stocked kitchen. The outdoor shower was very convenient to rinse off after a day at the beach. The proximity to the beach was incredible. It was a very enjoyable stay and the ability to bring our dog was a big bonus!

This 3 bedroom cottage was perfect for a beach vacation. House easily accommodated 5 adults and family dog. Well stocked kitchen and gas grill. Easy walk to beach and downtown Folly Beach. We will stay here again.

The house was very nice and clean, alittle quirky but that is okay. Had everything you needed which was nice. Location was great!! Lived sitting on the porch and so did our dog. Was nice to have a pet gate. Will definitely stay there again. Met the owner George as well and he was very nice and accommodating.

All was good, all had a good time. Wish the grass had been cut, also screened in porch was very very dirty. Also need to edit things left under the porch. Most are broken. Also front room closet was full of stuff so couldn’t use at all.

We really enjoyed our five-day stay at Kevin's place in May, 2023. Location is awesome, so close to the public access beach paths. Made it very easy to go back and forth in the day for bathroom breaks and to re-stock the cooler. The house is fantastic, lots of amenities, well-stocked kitchen, and everything very clean. We loved having the deck in front, and the screened in porch, too. Made if feel very spacious. We give this place our highest recommendation.

We rented this cottage to serve as a base between graduation ceremonies in the historic peninsula. Though it took us 30 minutes to drive into downtown and park, having access to the beach between events was really nice. The kitchen is well stocked and there are two beach access points half a block away in either direction. The door access code was easy and we never tried the keys that were left for us on the table. AC worked great which is always important to a Northerner! The road in front can get very busy so we ended up backing into the parking for an easier departure. Overall a comfortable place to stay and it was awesome to be able to have our dogs along.

We loved our time in Sweet Tea! The beach access is fantastic! The house is well equipped with fans in each bedroom, a well stocked kitchen, a washer and drier, beach toys and chairs... It was clean and comfortable and charming. It was a joy to stay here and we will definitely be back!

We truly enjoyed our stay at Sweet Tea. There was plenty of room. We especially loved the newly remodeled kitchen, the front deck, and the screened-in porch. We also loved the location. It’s just 1 street across from the beach and there were 2 close major accesses to it. We also liked the close access to Center Street. Kevin was a very helpful and friendly manager. We appreciated how easy it was to work with him.

This is the first time that we have brought our dogs along with us to Folly Beach for Thanksgiving. After reading the great reviews, I decided that we would this home a try. I must admit, I was very weary of the cleanliness of a home that permitted pets. However, this home was cleaner than many of the homes we have rented in the past that do not permit pets. The kitchen had everything needed for a Thankgiving dinner for 5 adults (Nana, Mother, Father, and 2 college-age daughters). The location is perfect for a walk on the beach or a walk to Center St. for dinner, drinks, dessert, etc. The living room had plenty of seating for football games and Hallmark movies. All the mattresses were new, high-end, and comfy. The porch was nice for reading while listening to the ocean waves and the screened porch was nice for the rainy days. Correspondence with the owner/manager was easy and all responses were timely. We have already booked again for Thanksgiving 2023!
