This 3 BD/3BA townhome is located in the riverfront community of Waters Edge that offers the best of both worlds, from communal swimming pool and a fishing pier, to a 10-minute walk (3 min golf cart ride) to the beach! This townhome accommodates 6 guests and features hardwood floors throughout the entire house. The main area offers an open concept kitchen/dining and living room that leads to a screened in river view porch. There is plenty of seating for all of your entertaining needs. The main bedroom is located upstairs and opens to a private river view deck complete with a table and chairs for your enjoyment. Each of 3 bedrooms have access to a private bathroom and provide plenty of storage space for guests.

The occupancy can be at most 6 people at any time during your stay.
We require 50% payment at the time of booking. The remaining 50% of your balance will be due 30 days before the check-in date, and we will run the card on file. Bookings within 30 days of your arrival date require full payment at the time of booking.

We loved our stay? Very clean and well cared for! Had everything we needed. Could walk to town, 10 min walk to the beach as long as not carrying a bunch of stuff.
We did rent a golf cart for a few days. Garage did fit an Escape, Edge and the golf cart with space on the side for beach toys/chairs. Very narrow, so a full size truck may be very tight. There is an outdoor shower out the garage back door to get the sand off before you head in.
Master bedroom upstairs had a nice balcony and the 2 twin beds with a bathroom was perfect for the kids.
We utilized the pool and did some fishing off the docks. Even saw dolphins.
Lots of space for our family and the screened in porch off the living room was a place we went to in the evenings.

Love the location and the town! Kids enjoyed the pool and the sunset off the pier was amazing! We can't wait to visit again... Crab shack and Ritas were great spots for dinner.

The stay was very enjoyable. The location is close to downtown and the beach. Our kids liked the pool and dock to go fishing at. The bedrooms and bathrooms were spacious and we never felt cramped. The screened in porch was also very nice.
The only complaint was that we spent at lot of time moving cars, bikes, golf carts around in the garage as it was very narrow.

We LOVED the house! It had everything we needed and more. The screen in porch was so peaceful morning & night. Our youngest daughter loved the upstairs walk out porch. Having the marsh right behind us was so amazing to listen to. We spent lots of time at the pool and the walk from the house there was short 😀. The location of the house to downtown & the beach was prefect. We highly recommend this place and hope to visit very soon again.

This property was conveniently located, within walking distance, to restaurants and a short golf cart ride to the beach. (Totally walkable if you aren’t carrying a ton of beach gear.) There is a pretty water view of the marsh in the back of the house. We sat on the screened-in porch that faced the marsh pretty much all the time. The sunsets are also gorgeous.

We had the best week at this property in Folly Beach. My husband and our 2 children stayed here and look forward to staying again next year! Check in was super easy (a few difficulties with the door code but they were easily accessible and helpful and kind). Property was pristine. All the furniture was comfortable and the sunset view from the balcony was the best end to the days. Walking distance to everything you want in Folly and an easy drive into Charleston. Thank you for a great vacation!!

The property was clean and located a quick walk to the ocean. While mostly wonderful, we did expect a few things to be provided-hair dryers, shampoo, conditioner and lotion. A welcome kit that is usually standard (pack of ground coffee, microwave popcorn, sugar and creamer packs) were not there. Would have preferred to have beach towels or beach chairs provided. Liked having the garage door remote available for use. I would recommend your maintenance check the sink traps in all the bathrooms and the sliding drapes on the main level screened deck. They did not slide.

This was our first road trip and we will definitely do it again. The accommodations were just as they were portrayed on the website (although the two twin beds were reported to be uncomfortable), the place was clean and the one issue we had (garage door opener) was addressed timely and resolved. I would highly recommend this property

This was a beautiful place to stay! My 4-year-old son and I joined my sister and her 4-year-old daughter for vacation. It was very family friendly and had lots of space for all of us. Highly recommend!

All together, this place was good. The condo itself was nice and fit us 5 adults with no problem. The garage on the unit was able to fit a rav4, golf cart, and ram 1500. However, I have qualms with the parking here. You’re not allowed to park outside the garage, which was kind of lame. When the unit says it fits oversized cars in the garage, keep in mind oversized is really mid size SUV. The ram was almost impossible to get inside. If I had known it was this tight, I would have suggested another car. I had asked for a parking pass, which was a possibility that was mentioned by the property, but when I asked they said they didn’t offer for this unit because of garage…They also have a noise monitor in the unit, which I didn’t know about until before check in. We never set it off, and were rather rowdy, so it’s noise friendly for the most part. The river behind the unit was nice too. The stairs in the unit are VERY steep so if you have trouble with stairs this is not the unit to rent. The HOA was very boujee and particular so make sure you follow all their rules. Honestly, I probably wouldn’t come back here because of how many rules and restrictions there are, we like to vacation pretty hard, so this just wasn’t the right place for our kind of family. However, this is a wonderful property and would be enjoyed more by families with young kids, or older couples.

Quick 4 night stay for spring break. I highly recommend visiting in the off season as we did. Very quiet, pleasant weather and comfortable accommodations. Plenty of restaurants and even many vegetarian options on Center Street. Lost Dog for breakfast/lunch a must. Easily maneuvered around DT Charleston (6 miles away), Fort Sumpter and LOVED James Island County Park. Be aware there are lots of stairs and wouldn’t bring someone who had difficulty getting up and down them easily. I would also bring any beach equipment including towels as they are not provided. Same goes for any spice other than salt and pepper. Overall the entire family (with 2 teens) was happy with the property.

Absolutely loved our stay here. Researched many in the area and glad we chose this one. Short walk to bars, restaurants and beach. Weather was the only bad part of the stay. Kitchen had all the essentials and TV’s in all the rooms kept everyone happy. Unit was very well decorated and clean.

The house was very clean and was in a great location within walking distance to shops, restaurants and the beach. The only thing is the stairs- there are two very long sets of stairs one from ground floor to get into the house and one from first to second floor and If you are elderly (we are both in our 60’s mid to upper) it is a lot so just be sure you are up for it. We managed it well except for carrying our luggage. But other than that everything was perfect.

The house was nice but we didn’t get much sleep because of our rude loud neighbors. There are 2 houses connected by walls and many in a small area so your stay can be impacted good or bad by others.

We had a fantastic family vacation at this condo very large the three bathrooms were very helpful with four adults. Walking distance to town although we rented a golf cart which was a lot of fun. Getting back-and-forth to the beach with highly recommends doing that.

A wonderful place to stay in Folly Beach. Easy walking distance to the beach and the shopping/dining yet tucked away in a nice quiet corner of the island. The house itself was beautiful, clean, and comfortable. The only warning I have is that if you have a hard time with stairs this is a heads up that the staircases are very steep and long. Wasn't an issue at all for us but the stairs made me think how much of a challenge they would have been for my mother. If steep stairs are not an issue then this place is just perfect.

Had a very enjoyable stay at this property while enjoying all that Folly Beach had to offer and the greater Charleston area. The three bedroom and three bathroom Floorplan was wonderful for our group. The amenities met our needs and the two decks over looking the Folly River was exactly what we needed to begin and end our day. Having access to the pool and boat dock for the amazing sunsets everynight was amazing. We only had one vehicle so we were able to park in the garage with no problems. The other renters and neighbors were friendly. The check in and check out were seamless and easy. We received multiple texts throughout the week checking in to see if we needed anything. This was nice knowing that assistance was a text or phone call away. Larger groups with many cars will need to coordinate at this property but it is doable. The location was great with River views and sunsets, easy walk to the beach, easy walk to Center Street and the shops, restaurants and pubs. Quick access to Folly Road with and the shops, groceries and restaurants on James Island and access to downtown Charleston. Take the time to drive or bike to the Northern end of the Island to see the Morris Island Headlight and soon the new and improved Folly Pier will be re-opened in 2023 for all.

My husband and I stayed at 103 Water's Edge for our honeymoon and it was absolutely perfect. Great location to enjoy the beach with a short walk and fishing from the private community pier. We will definitely consider using this location for any future Folly Beach vacations.

We had a large group so we rented two townhomes in Water Edge. Great location and well maintained. Unit was nicely furnished and clean. Easily handled group of 6. Ocean Reality was very attentive and helpful even without any issues. Would go back in a flash!

We loved staying here! The location was perfect being right on the water and super close walking to everything.
It was nice having all the linens provided so we didn’t have to worry about packing them.
You will need all your own beach chairs and umbrellas if you want to bring them. The beach is less than 1/2 a mile and it’s a beautiful walk. Next time we will rent a golf cart because it’s the best way to get around. Everyone has them.
We were worried about the temp we were to keep the house, but even with how hot it was in August, we were so comfortable and chilly sometimes.
The screened in porch was wonderful with the fan and a great place to sit and have morning coffee or watching the sunset.
We would definitely rent again and call it home for the week.

The listing is very accurate… we would walk to the beach in the morning, hang out at the pool in the afternoon and walk to dinner. The previous reviews were helpful so we brought additional items to make sure we had everything we needed. We will return to Folly Beach for sure.

I can’t believe it has taken us 20+ years of traveling to find this little gem so close to Home. My family and I are from the Charlotte / Lake Norman area and have been making beach trips every summer. My wife and I grew up as Myrtle Beach kids. Every year! But back then it was a safe place and kid friendly. Since we have had kids we slowly started to get further and further away from “The Grand Strand” it just wasn’t the same laid back atmosphere we grew up with. The last few years we have picked somewhere that we have never been to try out. This year it was Folly Beach. Waters Edge came up on the first search we did and once we decided it was a breeze. Simple pay structure and within budget. We talked to several folks in the complex while we were there and everyone was extremely friendly. The pool and dock facing the Folly River kept my kids occupied for hours when we were not out enjoying all that Folly had to offer. The description of the condo and location to certain attractions was on point. I would recommend renting a golf cart for tooling around though. We discovered after the first day that if we went a few blocks away from the pier that the less crowded it was. The golf cart made for easy to and from trips to the beach and for enjoying everything downtown. Definitely will be back again.

Review lived up to its reputation. Awesome week at Waters Edge and Folly Beach. House was clean and in great shape for a rental. We read in advance that there was lacking silverware and utensils… we brought our own but was pleasantly surprised to find ample cutlery and dishes. I would recommend bringing a pan, a pot, and a SHARP knife. The place has is worn out T-fal and every knife is dull. Keurig worked great, dishwasher worked fine, and fridge was nice and big. Outdoor shower for after beach was great add. There were some older comments about needed paint, but everything seemed really nice and tidy to us, paint seemed kind of new. Nest thermostat was good and had no problem with the recommendation to keep at 72, even with 90deg heat outside. We have stayed at other townhomes in the community and this one was one of the better ones. Parking… get yourself a hang tag if you have more than 2 cars. Pool and pier were awesome too. 5/5, would recommend to anyone with a family. If you are looking to party, 1) the HOA will probably call the cops and 2) if they don’t the other 99% of the families here probably will. Keep it classy!

We certainly enjoyed our stay at Water's Edge! The property was very clean, spacious, and well decorated. We loved the location! The walk to the beach was actually enjoyable due the shade and the pretty flowers and homes to see along the way. We were grateful to have the garage for parking our car as well as our pull wagon. This allowed us to keep our beach gear loaded and ready to roll between trips. There is so much to do in the area - all within walking distance. When we return to Folly Beach we hope to stay at this rental again.

Great place! Very clean, and spacious. Would recommend adding the location of the trash dumpster in the check out instructions. There was limited cookware, and utensils. So bring those with you if you plan to cook. Otherwise great!

My family and I enjoyed our stay at Waters Edge. We were in town for a soccer tournament on James Island and it was very convenient. The unit was clean and comfortable with plenty of space for two adults, four teenagers and a baby. It’s a very peaceful and quiet little neighborhood with a nice view of the river. We would definitely stay here again.

This was a beautiful place, very clean and spacious!!! The two porches overlook the water and it was very relaxing to drink coffee and eat out there. Will definitely stay here again.

We had a great long weekend at this property. Easy check in and check out, location was awesome. We were able to walk to restaurants, and beach which was super convenient. To our fault we did not read all of the details of the listing as we did not bring things like shampoo/cond/soap or a hair dryer since we were traveling out of state and most places we have stayed have these available so we did have to make a special trip to pick up those things. Overall it was a great stay!
