Hi everyone, my name is Tim Miller. My brother and I purchased in Cancun back in 2004. We love it here! We used to have property in Cocoa Beach, FL but when we found Cancun we sold everything and bought here to stay. There is no place on earth like The Renowned Cancun Hotel Zone. The beauty of the Caribbean waters is unmatched worldwide and they surround the island (the Cancun Hotel Zone is an island) to East, North & South, while the gorgeous Fresh water Bay is to the West. And the locals are so happy, humble, and so thankful to have your business and be of service to you and your family. Over time, my family came to know many wonderful people here in Cancun. If you have never been to Cancun, you will absolutely love it here!
Penthouse #3703- 4BR-3.5BTH - Approx 2,750 sq ft including terrace
Penthouse #3703 sits on the corner (there are only 4 units on the Penthouse Level, one on each corner) of the North tower. You walk in and you have the living room, dining room, powder room, kitchen, big terrace, laundry room and one small bedroom with queen bed & private bathroom, BR4. Upstairs you have the other 3 bedrooms, the master has a king bed with private bathroom, BR 2 has two queens, BR3 has one queen. The hall bath serves BR2 and BR3. The views are of both the ocean and the lagoon. 3703 is unique in that although it faces the lagoon, you have great ocean views from the terrace and 3 of the 4 bedrooms, and 1 of the 3 bedrooms has a beautiful lagoon view. #3703 is the only Penthouse that features the 4 person hot tub, an especially nice feature that overlooks the ocean. And with the views from #3703 being so nice in every direction, it’s no wonder that this unit is always among the very most popular of our offerings.

1. My wife and I do this full time; it is our dedicated passion to serve you.
2. Abdiel and Paola are our full-time managers on the ground in Cancun to service you. They are at the resort Mon-Sat 9-5pm, and after hours you will still receive prompt responses via email. On arrival day, our team is there to welcome you, show you around, and answer all your questions.
3. Rather than an apartment building, we reside within a full service resort with full time staff, 24 hour security gated security, 24 hour beautiful lobby, gym, spa, tennis court, pool, beach, sun deck, loungers and umbrellas, hot tub, photos studio, tour center, 5 restaurants, 2 bars including a pool bar, and spa with steam room, sauna, relaxation pool, hot tub, and massage and nail services.
4. The resort is all-inclusive. When you book a Penthouse unit, the all-inclusive is optional each day you are there. Payment is made at the lobby front desk. Cost is currently $90 per person per day, Dec 20-Jan 4 is $135 per day. Prices are subject to change without notice as we have no control over resort pricing. Kids 11 or under are ½ off, 2 years and under are free.
5. For days you do not want the all-inclusive, feel free fill up the cooler inside the condo with your favorite drinks & snacks and take that to the pool or beach. It’s ideal, makes for a nice little table as well, about the size of a carryon.
6. You always have one resort restaurant that is never all inclusive. You pay per item and they have things like tasty toasted subs, wraps, and pizza. They also have a wide assortment of coffees and desserts.
7. Indulge in our in-home cooking service for an authentic Mexican feast prepared by our local cooks. Our guests love this, we provide the service to our guests only at our raw cost. It runs $10 per person for the service ($80 min) and it includes purchasing the groceries and preparing the meal. Our cooks provide you with a receipt for the groceries. Meals are served buffet style. It’s payable in cash at the time of service. It’s very easy to book, the menu and link come in your welcome pack.
8. Our location is ideal. We have great restaurants right across the street, plus a convenience store that sells beer and all the hard liquors. At the same time our area is well lit, and very safe, and our activity level surrounding the resort is mild. Everything is close by, buses run 24/7 and you can be at a myriad of additional restaurants, shops, and big nightclubs in minutes.
9. Oleo prints out a weekly brochure for guests detailing the latest activity offerings. Often times there is live entertainment around the bar, and water yoga is typically in the weekly calendar.
10. Tours and Excursions Insider Knowledge: With over two decades of experience in Cancun, we offer invaluable insights into the best activities and excursions. Here’s an example, the snorkeling excursion with my friend Mike, who I have known for over 2 decades now. Mike is such a great guy! Always smiling and joking around. His family comes from many generations of fisherman that go way back to before Cancun was even known as destination. Mike’s snorkeling tour is the “bargain of the century”. He does not advertise, has no website, and you pay him in cash. The cost for Mike’s excursion is $75 per person ($450 minimum). For that price you get a 5-6 hour excursion, round trip transportation to the port, a golf cart rental on Isla Mujeres for an hour, and a huge meal at the end. On top of that, he takes you to the best snorkeling site, they are protected waters by the Mexican government and require a special permit that he has to pay for each person going. The underwater beauty where Mike takes you is unreal, so beautiful! To have all that, plus a totally private excursion to your group, is an outstanding value that you will not find anywhere else.
11. VIP Night Club. At these big clubs in Cancun, the cover charges alone will run you $50 or more, plus you wait in lines to get in, then it’s standing room only and drinks are very expensive. With us, you’ll get the link to purchase the VIP night club pass. For $150, you will have VIP access, no lines, A VIP table, and not only is your cover charge included, but all your drinks as well. It goes from 10am to 3am and includes transportation there and back.
12. Grocery convenience. When staying in these larger places, everyone wants to have some groceries on hand. 10 years ago I asked the owner of the transfer company that we recommend if he would take our guests to the grocery store before heading to the resort, for an additional fee of course. He said he would add that to his website. He did, and it’s been a hit with our guests ever since. Our team has milk crates and hotel carts to get all of your groceries up. Don’t worry, we have you covered. But please note that if you arrive on a Sunday, you may want to get groceries after you arrive at some point, as we will not be there to help you.
13. 13. Family-Friendly: Traveling with little ones? Rest assured, each unit is equipped with amenities like pack-n-plays and high chairs upon request.
14. Clean drinking water. The reverse osmosis system in the kitchen provides free clean drinking water.
15. Quality linens: My wife specifies sheet sets that are a polyester/cotton blend, 575 thread count. She says it is the perfect blend of softness and stain removal properties.
16. Quality Bath towels: For bath towels she specifies large 30”x 53” 100% cotton. They are really nice; we have the same ones at home. Way better than what you would expect at a nice hotel. To me, even the nicer hotels have towels that are not soft, and not very big.
17. We provide Beach towels: We provide 8 Large commercial grade beach towels.
18. Private wifi: Unlike hotels that offer non private, or semi private wifi, these modems are completely private to the unit, and encrypted, and the modem is inside the unit.
19. Charging Ports: All the bedrooms and every living room has a charging port with 3 outlets and 3 USB terminals.

We stayed here for 4 nights for a family vacation and absolutely loved it! There was plenty of room for 3 couples and a baby, and beach is simply gorgeous.

I stayed at this place with 9 friends for my bachelorette party. It was perfect! The villa has plenty of room for large groups. The view from the balcony was absolutely gorgeous. Also, the fact that it is on an all-inclusive resort gave my group the best of both worlds; we opted into the all-inclusive option when it was most convenient for us but we were still able to all stay in one villa rather than split into hotel rooms as we thought we might have to at a resort. Tim and his team were very responsive and helpful in the weeks leading up to our trip and also while we were there. Would definitely stay again and recommend this place to anyone looking for a beautiful, spacious, clean place to stay with family or friends.

Wonderful view of the ocean and the bay. Hot tub on the deck was great too. Tim/Megan arranged for a private cook for us at the condo. Food was wonderful and they cleaned up the kitchen afterwards. Tim has put some time into giving reviews on restaurants and places to eat and a website for us to book our fun trips. The only weird thing was the master shower is in a large jacuzzi tub, but it worked. We stay here again. We had 3 adults and 5 preteen to early 20’s with us. Never felt crowded.

We had an over all 10 out of 10 experience! The location was perfect for our family get away. My favorite part was coffee on the balcony while watching the sun rise. The jacuzzi was just the right temperature to relax in after a great day at the beach. We chose to take advantage of the all inclusive most of the time and the food was by far the best “all inclusive” food we have ever had. It was so nice not to be at a crowded resort. The communication between the condo owner and the managers was spot on! I recommend this property to EVERYONE!!

9 of us stayed here for a girls weekend and had a lovely time. We worked remotely on Friday and the wifi was fine. We decided to do the all-inclusive one day for convenience - the included restaurants were meh but that is to be expected for the all-inclusive. The owner and property managers were also extremely responsive. Would recommend!

Would stay here again
Very satisfied with the property and the management! We came as a group of 9 27-year-olds looking for a tropical trip to get away from winter weather. The space was very impressive and suited our needs perfectly. We had the perfect amount of space for 9 people, but wouldn't recommend having more than 9 or 10. The hottub was a huge hit, one of our favorite parts of the property. The view from the balcony is amazing of both the ocean and the lagoon.
Communication prior to the trip was great - I asked several questions about things to do and how to get groceries and they were very responsive and friendly. If we needed anything while on the trip they were also very on the ball getting back to us and making sure we had everything we needed. The hottub had issues the first night, but they brought in people to fix it immediately the next day so we never had to go a night without it being hot.
Everything that was recommended by the property managers was phenomenal. We had several meals at Restaurant by Joe across the street and it was great. We did the home cooking one night in our apartment and it was one of our favorite meals of the trip. We also went snorkeling with Mike and it was such a fun day - he took us to 3 different snorkeling spots around Isla Mujeres, then we spent an hour or 2 on golf carts on the island before they took us to another fun spot on the island and made us a tasty lunch. A full day of fun for only $65 a person, highly recommend!
Overall we had a fantastic weekend that was made possible by management. The property was well furnished and perfect to hang out in and there were so many fun things to do nearby. We would definitely stay here again. Thanks Tim, Megan, Paola and Abdiel for having us!

Helpful tips
The bones of the condo were good. Upgrades are definitely needed. Owners need to ensure that all TVs and Jacuzzi are working properly prior to guest arriving. Make sure towels are fresh because some of ours smelled like mildew. Because we arrived on Saturday, we lost a day of working equipment because the manager did not work on Sunday. Also, please provide enough paper products for the duration of one's stay. We had one roll of paper towels for five days and five people.

Amazing Stay
What an amazing property!! Great views throughout. We loved all the room in the place. The balcony offers breathtaking views and lots of space. The property managers are all so sweet and helpful!! We were so happy with everything in our stay. We took advantage of the in home cooking which was fantastic!! The fishing trip with Mike was also terrific!! Clean and well taken care of!

An amazing stay!
Had an amazing stay at this condo! All my guests including myself were extremely pleased. The place was exactly like the images obviously even better in person but the place was clean and Francis greeted us on site and did a thorough walk through of the apt. She was super sweet and helped every step of the way. Had a great experience from beginning with communicating with Tim who was very responsive and helpful to leaving and having the manager check on us before we left. Highly recommend!

The condo is right on the beach. The pool is not really conducive to kids. The checkin process was very slow. Overall, I would recommend the property if you are looking to stay on the beach.

What a gem. Great location. Spectacular Views. Our party of 10 had plenty of room and lots of amenities with lots to do. I enjoyed the special attention given to us by the local manager Francisca. She was amazing!! She helped make our stay comfortable and her Dine in cooking was the best. We will definitely come back!!

Amazing!!
If you are going to Cancun with more than 4 ppl, this is the property for you. It was clean, comfortable, and had no issues. The view is amazing and the fact that we can take a cooler down to the pool and beach area is the cherry on top. Francis, the property manager, was very helpful and accommodating. She cooked lunch for us and honestly best quesadillas and fajitas I have had. She was also very quick to reply via email or whatsapp if I had any questions. On that note, Tim was also very quick to reply when I emailed him with questions. I am def going to try to book this property again when I visit Cancun. Thank you, Tim and Francis.

Amazing view!!
Tim's place was perfect!! At the beginning of the Hotel strip with an absolutely amazing view of the ocean. You will not regret waking up to that breathtaking view each morning, or relaxing in the hot tub on the terrace as you watch the sunset. Francis was extremely helpful in anything we needed and the in home cooking service she provides is the perfect addition. Will definitely be returning in the future!

Amazing Birthday Celebrations
Fantastic location, beautiful views! Francis the host was very helpful, welcoming and great. There was plenty of room to sleep ten people and the spacious living area/balcony was great communal areas. Also the aircon works really well which is wonderful after a long day out! There were a few minor areas that could have been better that would have made it a perfect place to stay, such as better iron/board, water pressure of showers, bath in master suite didn’t work, some furnishings were a bit worn out but all in all we would come back and stay again therefore 5 stars!

Nice place
We went there from March 3rd to 10, 2019. It was our 6th time in Cancun. We love big waves in Cancun. The bus is very easy to use and very effective. We can get in the bus in front of the hotel and we have not waited more than 25 secondes. The morning after our arrival, we went at the groceries in Cancun with Francis. She was very nice and gentle. The grocery was 24 km from the condo. However, there is a grocery in the hotel zone ( CHEDRAUI) and it is only at 12 km from the condo and you can go there easily by bus and come back with a taxi. The condo was nice and very large with a nice balcony. The A/C was ok everywhere except in the room with 2 beds. Francis promptly sent someone to check that 2-3 times, but it was still the same. The ceiling fans in 2 rooms was not working but it was repaired a few days later. The oven and the dishwasher were broken. Francis has been able to get the oven repaired the day after but it was not possible for the dishwasher.
We have bought the “all inclusive “ 2 days. The Mediterranean restaurant ( Almar) was very good. It was not possible to reserve for the japanese restaurant ( no places). The buffet restaurant was very ordinary ( certainly not like a five stars). All the employees were very nice and devoted.

Bad, bad, badest!!
very bad, the photos reflect no property and pool section, it is forbidden to open the sunshade at the pool, you can not order anything at the pool even if you want to pay. there is a lot of noise in the rooms because of the main street you have to put plugs to sleep, everything is totally disappointing. Beautiful view! Great location!
This is a great condo and our welcome reception and interactions with the manager Francis were very warm. Everything was great about it except that twice the power to the air conditioning failed causing us to have two uncomfortable nights that we weren’t expecting. However the manager Francis arranged to have service people repair the problem quickly the next morning which we very much appreciated! Thank you Francis!

Amazing Views!!
Such a great location! Francis was an amazing cook and hostess. We highly recommend utilizing her services. We enjoyed our stay greatly and hope to return. The transfer company Tim recommends was easy and affordable. The only reason I didn't give it 5 stars was that the master bathtub/shower is tall and difficult to get into and out of and there is no railing on the inside stairway which made us nervous. Other than that it was an amazing vacation rental and we are very pleased with the amenities. Thanks!

Cancun - thanksgiving 2017
Property is nice, hotel employees are the best! Condo is nice needs some work tho - lots of construction right now at this property! Highly recommend after the construction is over

Excellent condo
This was an excellent condo! My family and my friends family all shared the condo and there was plenty of room. The manager that takes care of the room was awesome and always willing to help out with anything at all that you need, be it at the hotel or elsewhere. Taking the bus is the best way to go as far as transportation. Tim was always really helpful and always got back to me with any questions I had quickly before the trip and his staff was always around for questions during our stay. I would definitely recommend this condo!

Spring Break
I dared to bring 8 teenagers down for spring break. The condo was very nice and the view was great. The hot tub was just filled with no chemicals and smelled after a couple days. The stove didn't work but they had the all inclusive each day and would eat and drink at the resort. Not great but no one went hungry. Young people all around us not supervised did a lot of damage, not saying my group was perfect but spring break.
Beds were very comfortable and lots of space to spread out for privacy too. The condo needed a good through cleaning and aired out. Never needed a/c just open windows and beautiful breeze would come in.
Easy commute to clubs and shopping by bus. I do not recommend car rental. Hotel security was great they patrolled property regularly.
Tim is a standard a head of most property owners he answered all my questions very quickly and is available any time if needed. He takes pride in helping and making sure everyone has a good trip. Autoro is great he looks after the properties for Tim and does try his best to make your stay great without over imposing.
I would recommend this condo to more younger people that are looking for a nice, safe and on a budget because it was well worth the money.

Had a blast!!
We had 10 ladies in this unit and there was plenty of space and room. The table on the outdoor terrace was wonderful as there was room for all of us to have dinner together outside with the sound of the ocean rolling in and a cool breeze blowing thru. There were two managers who checked in on us daily to make sure we had everything we needed. Mike took us on a snorkeling excursion to Isla Mujeras and we felt like we had known hiom for years. He's in many of our photographs. The beach outside is splendid, very few rocks and nice white sand beach for miles. We spent many hours laying in the sand. The buses pick you up right at the bottom of the entrance to take you anywhere that you want to go. We went to Wal-mart and stocked all of our cupboards with food and took turns doing the cooking. There is also an all inclusive option that you can use that is either by the day or week if a person did not want to cook. The kitchen is well stocked and very easy to get comfortable in. We would very easily go back there! Tim Miller is very easy to work with and responds to all e-mails quickly and happily. Can't think of any reasons why I would say not to go.

Best Vacation
A few of my friends and family ( 8 of us) stayed here during spring break and had the time of our life. We couldn't have asked for better weather.This place is huge, we could have easily had 12 or more but the price with 8 was still worth it. Two stories, 4 large rooms, washer and dryer, fridge and 4 bathrooms. The best part is the hot tub on the balcony over looking the beach. The hotel was great, two pools with a swim up bar. Snack bar during the day with decent burgers and american food. The activity cordinators had a variety of things going on, had a volley ball tournament, soccer, water baloon fights, water volley ball. There was a buffet, snack bar, Itialian, and fine dining.
I'm not sure if it was TIm or the hotel that introduced us to Miguel but Miguel was our day time actvity planner outside of the hotel. We went to an island and did some shopping, snorkling and swimming. It was enjoyable having someone who could speak english and help us get around. We were going to go deep sea fishing but the winds were too strong the last day we were there.
If you want to enjoy the nightlife I suggest talking to Tavo who does the day time activities by the pool. He drives you there with other guests from the hotel, gets you in without waiting and gets your drinks.
I highly reccomend renting this place, I know we are comming back for 2011.
