Hi everyone, my name is Tim Miller. My brother and I purchased in Cancun back in 2004. We love it here! We used to have property in Cocoa Beach, FL but when we found Cancun we sold everything and bought here to stay. There is no place on earth like The Renowned Cancun Hotel Zone. The beauty of the Caribbean waters is unmatched worldwide and they surround the island (the Cancun Hotel Zone is an island) to East, North & South, while the gorgeous Fresh water Bay is to the West. And the locals are so happy, humble, and so thankful to have your business and be of service to you and your family. Over time, my family came to know many wonderful people here in Cancun. If you have never been to Cancun, you will absolutely love it here!
Penthouse #3702- 4BR-3.5BTH - Approx 2,750 sq ft including terrace
Penthouse #3702 sits on the corner (there are only 4 units on the Penthouse Level, one on each corner) of the North tower. You walk in and you have the living room, dining room, powder room, kitchen, big terrace, laundry room and one small bedroom with queen bed & private bathroom, BR4. Upstairs you have the other 3 bedrooms, the master has a king bed with private bathroom, BR 2 has two queens, BR3 has one queen. The hall bath serves BR2 and BR3. The views are of both the ocean and the lagoon and the primary view is the ocean. The views looking North up the beach are especially nice, and the breakfast bar is also a very nice touch. The hall bathroom upstairs, and the lower level BR4 attached bathroom were recently remodeled and turned out looking very nice. #3702 has always been among the most popular choices for our guests.

2. Abdiel and Paola are our full-time managers on the ground in Cancun to service you. They are at the resort Mon-Sat 9-5pm, and after hours you will still receive prompt responses via email. On arrival day, our team is there to welcome you, show you around, and answer all your questions.
3. Rather than an apartment building, we reside within a full service resort with full time staff, 24 hour security gated security, 24 hour beautiful lobby, gym, spa, tennis court, pool, beach, sun deck, loungers and umbrellas, hot tub, photos studio, tour center, 5 restaurants, 2 bars including a pool bar, and spa with steam room, sauna, relaxation pool, hot tub, and massage and nail services.
4. The resort is all-inclusive. When you book a Penthouse unit, the all-inclusive is optional each day you are there. Payment is made at the lobby front desk. Cost is currently $90 per person per day, Dec 20-Jan 4 is $135 per day. Prices are subject to change without notice as we have no control over resort pricing. Kids 11 or under are ½ off, 2 years and under are free.
5. For days you do not want the all-inclusive, feel free fill up the cooler inside the condo with your favorite drinks & snacks and take that to the pool or beach. It’s ideal, makes for a nice little table as well, about the size of a carryon.
6. You always have one resort restaurant that is never all inclusive. You pay per item and they have things like tasty toasted subs, wraps, and pizza. They also have a wide assortment of coffees and desserts.
7. Indulge in our in-home cooking service for an authentic Mexican feast prepared by our local cooks. Our guests love this, we provide the service to our guests only at our raw cost. It runs $10 per person for the service ($80 min) and it includes purchasing the groceries and preparing the meal. Our cooks provide you with a receipt for the groceries. Meals are served buffet style. It’s payable in cash at the time of service. It’s very easy to book, the menu and link come in your welcome pack.
8. Our location is ideal. We have great restaurants right across the street, plus a convenience store that sells beer and all the hard liquors. At the same time our area is well lit, and very safe, and our activity level surrounding the resort is mild. Everything is close by, buses run 24/7 and you can be at a myriad of additional restaurants, shops, and big nightclubs in minutes.
9. Oleo prints out a weekly brochure for guests detailing the latest activity offerings. Often times there is live entertainment around the bar, and water yoga is typically in the weekly calendar.
10. Tours and Excursions Insider Knowledge: With over two decades of experience in Cancun, we offer invaluable insights into the best activities and excursions. Here’s an example, the snorkeling excursion with my friend Mike, who I have known for over 2 decades now. Mike is such a great guy! Always smiling and joking around. His family comes from many generations of fisherman that go way back to before Cancun was even known as destination. Mike’s snorkeling tour is the “bargain of the century”. He does not advertise, has no website, and you pay him in cash. The cost for Mike’s excursion is $75 per person ($450 minimum). For that price you get a 5-6 hour excursion, round trip transportation to the port, a golf cart rental on Isla Mujeres for an hour, and a huge meal at the end. On top of that, he takes you to the best snorkeling site, they are protected waters by the Mexican government and require a special permit that he has to pay for each person going. The underwater beauty where Mike takes you is unreal, so beautiful! To have all that, plus a totally private excursion to your group, is an outstanding value that you will not find anywhere else.
11. VIP Night Club. At these big clubs in Cancun, the cover charges alone will run you $50 or more, plus you wait in lines to get in, then it’s standing room only and drinks are very expensive. With us, you’ll get the link to purchase the VIP night club pass. For $150, you will have VIP access, no lines, A VIP table, and not only is your cover charge included, but all your drinks as well. It goes from 10am to 3am and includes transportation there and back.
12. Grocery convenience. When staying in these larger places, everyone wants to have some groceries on hand. 10 years ago I asked the owner of the transfer company that we recommend if he would take our guests to the grocery store before heading to the resort, for an additional fee of course. He said he would add that to his website. He did, and it’s been a hit with our guests ever since. Our team has milk crates and hotel carts to get all of your groceries up. Don’t worry, we have you covered. But please note that if you arrive on a Sunday, you may want to get groceries after you arrive at some point, as we will not be there to help you.
13. 13. Family-Friendly: Traveling with little ones? Rest assured, each unit is equipped with amenities like pack-n-plays and high chairs upon request.
14. Clean drinking water. The reverse osmosis system in the kitchen provides free clean drinking water.
15. Quality linens: My wife specifies sheet sets that are a polyester/cotton blend, 575 thread count. She says it is the perfect blend of softness and stain removal properties.
16. Quality Bath towels: For bath towels she specifies large 30”x 53” 100% cotton. They are really nice; we have the same ones at home. Way better than what you would expect at a nice hotel. To me, even the nicer hotels have towels that are not soft, and not very big.
17. We provide Beach towels: We provide 8 Large commercial grade beach towels.
18. Private wifi: Unlike hotels that offer non private, or semi private wifi, these modems are completely private to the unit, and encrypted, and the modem is inside the unit.
19. Charging Ports: All the bedrooms and every living room has a charging port with 3 outlets and 3 USB terminals.

We chose this unit because of the specific bedding layout-3X K and 1xQ (we have kids that are over 6'7") which worked out perfect for our family of 8. The view of the ocean is amazing wherever you are in the unit. We rarely used the balcony because it was so hot, no shade. The evenings were nice, but a pain in the you know what to bring the cushions in and out every morning and night-we get it that it saves from weather. We would open the curtains wide late afternoon in the dining and living areas with the amazing view of the ocean. Only negative comment is the full bathroom attached to the Queen room-very small, even for 5'2" person had trouble with the commode.
The beach at Oleo is probably the best strip of sand in the southern hotel district, and the Lifeguards are awesome as well as Oleo Entertainment master Antonio.
The kitchen was well stocked with kitchenware, but lacked some of the essentials like foil, napkins, individual packets of sugar for coffee drinkers. When we rent VRBOs in the States, we normally take all of these, but to take these to Cancun is a bit too much. Every renter would have to buy it and throw the unused portion away, which is a waste. So, some of these essentials would have been nice to have in the Condo.
Must do's-plan ahead and hire the chef for dinner-the ladies are amazing and you won't be disappointed. Make use of the flexible All-Inclusive as you are on vacation!

We had 5 adults and 3 children (twin 8 month olds and a 6 year old). The hosts are amazing! Communication started as soon as we booked and continued through our entire stay. We took advantage of many recommendations like in home cooking, shopping & snorkeling. It was easy to book everything. We had the cooks come in on our first night so we could just relax and signed up for more dinners and breakfasts for our entire stay. amazing food, they cooked and cleaned up after cooking. They even picked up wet wipes for us from town. I wish I could have brought them home. they provided high chairs and pack & plays for the kids. A cooler to take to the pool and the beach. There wasn't anything we needed that wasn't provided. It was a fantastic vacation with an exceptional support team. This will be the place we stay every time we come to town!

The location and penthouse were absolutely stunning! Lounging on the deck with the sounds of the ocean was amazing! The resort as a whole was beautiful and the staff was so friendly and helpful! We had a couple of issues inside the house, but the staff was fast and accommodating in resolving things. Overall, and awesome stay and perfect for a family vacation!

Bachelor Party
The property was everything we wanted! Great view, plenty of space, and slept all 10 of us comfortably. Any issue we had was quickly resolved via email contact and their recommended services were great as well.

Very friendly and helpful
Everyone is very friendly and always looking out for you. Very clean and security 24/7. We love are stayed at 3702 Abdiel was very helpful and communicated Sonia the staff. Best view overall will definitely stay again.

The main issue was the downstairs bath and the upstairs bath in the non master bedroom were in need of updating.

Excellent location, in need of facelift
The property is a two-story penthouse with astonishing views of the entire Cancun hotel zone. The beach is excellent, white sand and pristine warm ocean water. The all-inclusive resort where the building is located is small and not overcrowded. Two restaurants across the street - one almost fine-dining level, and another rather casual, but both with a very nice view of the bay. Also there is a 24/7 convenience store where you can buy basic essentials and alcohol. The property manager Francis is AMAZING! She is so friendly and professional, always available if you need anything. We've asked her to arrange a chef to prepare lunch and dinner for us on two days. The food was delicious, a genuine Mexican food that you cannot find back home. So we've would enjoy our stay tremendously, BUT:
The property condition was far from perfect. The first night we've noticed that there is not enough light in the living room and in bedrooms. At least 10 light bulbs were not working. Next day we've told Francis about it, and she brought an electrician who replaced some of them, but the rest required a complete replacement of the entire fixture. But at least we've got a little more light. Hopefully next tenants will not have this problem. The bathroom in the lower level bedroom was smelly, probably because the toilet was leaking at the bottom. The furniture is rather worn. We were a group of eight people, so we have selected this apartment because it claimed to have a dining table with 8 chairs. In reality there were only 7, and one of us had to sit on a rather uncomfortable barstool. It is a shame that such a wonderful apartment is not kept up to standards.

AMAZING STAY!!!
We stayed here for my husband's 40th birthday celebration with two other couples! The property is as pictured - beautiful! We opted for in-home cooking for breakfast during our stay. The meal was fantastic and more than any of us expected. We also took advantage of the hotel's all-inclusive passes which made it super easy to relax and enjoy the resort. Tim was very responsive as was Francis any time I reached out. Everyone enjoyed their room accommodations and couldn't stop talking about the breathtaking views of the ocean! Overall great experience!

Nice VRBO stay - Unit was clean and Francis was very good at communication with myself. We arrived late but Francis was still at unit to meet us and welcome us. View from Patio/Deck is the highlight of the place for sure.

Incredible vacation!!
Tim’s Penthouse is amazing and incredibly spacious. Everything was perfect. Tim has done an great job in documenting literally EVERYTHING on his website. From the balcony, the views of the beach and the lagoon are simply breathtaking. Oleo Condos are perfectly located. The beach, pools and spa are extraordinary! Everything is super close! airport, Cancun’s best restaurants, shopping malls, convenient stores for quick food runs across the street, etc. But with our a doubt, what really made the trip for us, was the amazing hospitability and service of FRANCIS the administrator. She is and incredible person. She was on top of everything She cooked for us in two occations and the food was delicious!! All her recommendations (tours, restaurants, transportation, etc) were spot on! We couldn’t be more appreciative of the way she treated us.

CONDO WAS AMAZING!
The pictures of the condo are EXACTLY what the place and view look like. My family (husband, son 22 and daughter 20) were just as happy with condo as I was. LOTS of space, beds were super comfortable, views spectacular!! I would HIGHLY recommend this place to anyone looking for quieter place to stay with easy transportation available to the downtown and busier restaurants/bars.

Best Place in Cancun
I don't usually write reviews about places I stay around the world but in this case I must make an exception. Four friends and I stayed at Tim's place in Cancun from Feb. 16 - 23 2010. We could not have asked for a better place. Three things stand out regarding this unit. The owner, who provided us with a vacation second to none. Tim is informative, reliable and most of all honest. He provided us with enough local information to move there and for that I thank him. Tim's staff were personable, friendly and just a phone call away. The second is the quality of the penthouse unit. There was ample space with all the comforts of home and a view that you have to see to believe. In my opinion it's the best view of the beach in Cancun. The third thing is the price. If you have a group or a large family you will love this unit. We actually saved money by renting this unit. For those of you out there who are skeptical, as i am you can't go wrong. Do yourself a favour and call or email Tim, your vacation will be easier to plan, easier to execute and you will have a much better experience in Cancun. In closing I just want to talk about security since it takes most of the headlines these days. The security at the hotel is exceptional and very tight. Hotel staff, local police and the military all play an important role in keeping patrons safe.. Being in Law Enforcement I can tell you without reservation, these people are on the ball. Extraordinary vacation location
Scheduling the condo was the first indication of how great the overall experience would be. We were able to receive quick responses to all of our questions prior to arriving. This made it very easy for our group to prepare for the trip. The management went out of their way to make sure we had everything we needed to be comfortable upon arrival.
When we arrived we were very impressed with the hospitality and overall accommodations. The unit was clean, spacious, and very comfortable.
While we enjoyed the activities (pool, beach, etc) on-site, the condo was centrally located and a quick trip to many off-property activities.
In addition to the accommodations we had the best on-site service. Someone was available to help us with grocery runs and to educate us on the area.
The overall experience was much more than we ever expected. We would recommend this property to friends and would definitely go back
