Hi everyone, my name is Tim Miller. My brother and I purchased in Cancun back in 2004. We love it here! We used to have property in Cocoa Beach, FL but when we found Cancun we sold everything and bought here to stay. There is no place on earth like The Renowned Cancun Hotel Zone. The beauty of the Caribbean waters is unmatched worldwide and they surround the island (the Cancun Hotel Zone is an island) to East, North & South, while the gorgeous Fresh water Bay is to the West. And the locals are so happy, humble, and so thankful to have your business and be of service to you and your family. Over time, my family came to know many wonderful people here in Cancun. If you have never been to Cancun, you will absolutely love it here!
Penthouse #2704- 4BR-3.5BTH - Approx 3,000 sq ft including terrace
Penthouse #2704 sits on the corner (there are only 4 units on the Penthouse Level, one on each corner) of the central tower. You walk in and you have the living room, dining room, powder room, kitchen, big terrace, laundry room and one small bedroom with queen bed & private bathroom, BR4. Upstairs you have the other 3 bedrooms, the master has a king bed with private bathroom, BR 2 has two queens, BR3 has one queen. The hall bath serves BR2 and BR3. The views are of both the ocean and the lagoon and the primary view is the lagoon. This is our most modern Penthouse unit and makes this among our most popular choices.

1. My wife and I do this full time; it is our dedicated passion to serve you.
2. Abdiel and Paola are our full-time managers on the ground in Cancun to service you. They are at the resort Mon-Sat 9-5pm, and after hours you will still receive prompt responses via email. On arrival day, our team is there to welcome you, show you around, and answer all your questions.
3. Rather than an apartment building, we reside within a full service resort with full time staff, 24 hour security gated security, 24 hour beautiful lobby, gym, spa, tennis court, pool, beach, sun deck, loungers and umbrellas, hot tub, photos studio, tour center, 5 restaurants, 2 bars including a pool bar, and spa with steam room, sauna, relaxation pool, hot tub, and massage and nail services.
4. The resort is all-inclusive. When you book a Penthouse unit, the all-inclusive is optional each day you are there. Payment is made at the lobby front desk. Cost is currently $90 per person per day, Dec 20-Jan 4 is $135 per day. Prices are subject to change without notice as we have no control over resort pricing. Kids 11 or under are ½ off, 2 years and under are free.
5. For days you do not want the all-inclusive, feel free fill up the cooler inside the condo with your favorite drinks & snacks and take that to the pool or beach. It’s ideal, makes for a nice little table as well, about the size of a carryon.
6. You always have one resort restaurant that is never all inclusive. You pay per item and they have things like tasty toasted subs, wraps, and pizza. They also have a wide assortment of coffees and desserts.
7. Indulge in our in-home cooking service for an authentic Mexican feast prepared by our local cooks. Our guests love this, we provide the service to our guests only at our raw cost. It runs $10 per person for the service ($80 min) and it includes purchasing the groceries and preparing the meal. Our cooks provide you with a receipt for the groceries. Meals are served buffet style. It’s payable in cash at the time of service. It’s very easy to book, the menu and link come in your welcome pack.
8. Our location is ideal. We have great restaurants right across the street, plus a convenience store that sells beer and all the hard liquors. At the same time our area is well lit, and very safe, and our activity level surrounding the resort is mild. Everything is close by, buses run 24/7 and you can be at a myriad of additional restaurants, shops, and big nightclubs in minutes.
9. Oleo prints out a weekly brochure for guests detailing the latest activity offerings. Often times there is live entertainment around the bar, and water yoga is typically in the weekly calendar.
10. Tours and Excursions Insider Knowledge: With over two decades of experience in Cancun, we offer invaluable insights into the best activities and excursions. Here’s an example, the snorkeling excursion with my friend Mike, who I have known for over 2 decades now. Mike is such a great guy! Always smiling and joking around. His family comes from many generations of fisherman that go way back to before Cancun was even known as destination. Mike’s snorkeling tour is the “bargain of the century”. He does not advertise, has no website, and you pay him in cash. The cost for Mike’s excursion is $75 per person ($450 minimum). For that price you get a 5-6 hour excursion, round trip transportation to the port, a golf cart rental on Isla Mujeres for an hour, and a huge meal at the end. On top of that, he takes you to the best snorkeling site, they are protected waters by the Mexican government and require a special permit that he has to pay for each person going. The underwater beauty where Mike takes you is unreal, so beautiful! To have all that, plus a totally private excursion to your group, is an outstanding value that you will not find anywhere else.
11. VIP Night Club. At these big clubs in Cancun, the cover charges alone will run you $50 or more, plus you wait in lines to get in, then it’s standing room only and drinks are very expensive. With us, you’ll get the link to purchase the VIP night club pass. For $150, you will have VIP access, no lines, A VIP table, and not only is your cover charge included, but all your drinks as well. It goes from 10am to 3am and includes transportation there and back.
12. Grocery convenience. When staying in these larger places, everyone wants to have some groceries on hand. 10 years ago I asked the owner of the transfer company that we recommend if he would take our guests to the grocery store before heading to the resort, for an additional fee of course. He said he would add that to his website. He did, and it’s been a hit with our guests ever since. Our team has milk crates and hotel carts to get all of your groceries up. Don’t worry, we have you covered. But please note that if you arrive on a Sunday, you may want to get groceries after you arrive at some point, as we will not be there to help you.
13. 13. Family-Friendly: Traveling with little ones? Rest assured, each unit is equipped with amenities like pack-n-plays and high chairs upon request.
14. Clean drinking water. The reverse osmosis system in the kitchen provides free clean drinking water.
15. Quality linens: My wife specifies sheet sets that are a polyester/cotton blend, 575 thread count. She says it is the perfect blend of softness and stain removal properties.
16. Quality Bath towels: For bath towels she specifies large 30”x 53” 100% cotton. They are really nice; we have the same ones at home. Way better than what you would expect at a nice hotel. To me, even the nicer hotels have towels that are not soft, and not very big.
17. We provide Beach towels: We provide 8 Large commercial grade beach towels.
18. Private wifi: Unlike hotels that offer non private, or semi private wifi, these modems are completely private to the unit, and encrypted, and the modem is inside the unit.
19. Charging Ports: All the bedrooms and every living room has a charging port with 3 outlets and 3 USB terminals.

We had an incredible stay celebrating my best friends upcoming wedding. It was many of the girls first time in Cancun and we all had a lovely time. I have been to Cancun many times and it was my first time staying at a condo property and it was lovely. The balcony was wonderful for my daily yoga practice and also relaxing with drinks before we went to dinner. Every girl loved their room and stay. We spent a lot of time in the common areas and also at the pool. Everything was close and the restaurants nearby were amazing especially Navios, Funky Geisha, and Taboo. We had a splendid time. My family of four had a wonderful time here. The condo was as advertised. Tim and his team were very responsive and attentive. We took his advice and enjoyed the restaurant across the street multiple times during our stay and received a discount. Delicious food and wonderful service! The convenience of transportation by bus made this trip even better. We ate well, slept well and took in the amazing views from the condo. We also visited Xcaret… mind blowing! Visit here if you’d like to experience Mexico in all its splendor. We were amazed and grateful for this experience. One of our best vacations to date. 😊

We are a family of 3 generations looking for views, beaches and convenience but also want to feel remote. This property checked all the boxes. When we arrived we were blown away with the view from the deck. We could see both the lagoon, with the mangroves and the Caribbean Sea with is glowing blue waters. We saw turtles lay their eggs nightly. What a treat! We watched sunrise from the beach and sunset from the deck. We did the three restaurants across the street. We loved the Galeon del Caribe for the freshest fish. You have to eat early as they do not have lights and close at dark. We loved Navios for the ambiance and 19.5 for the casual experience. We also went into town and to the Hotel Zone for food. The local bus (out front) was easy and frequent. Our host arranged for cooks to come on the day we fished. They made both ceviche and fish tacos with our catch. We loved it! Our host also arranged for a rental car. It was convenient as it was dropped off and picked up from the hotel. We snorkelled a cenote, Chaak Tun. We went to three ruins located in the hotel zone. We saw very few people at these ruins. We took a trip to Isla Mujeres where we snorkeled and visited the ruins on the southern tip of the island. We spent a day at the Oleo pool bar doing the all inclusive and visited the Oleo spa for massages. Our host was easy to reach and the penthouse was lovely. The deck is where the family gathered every evening! Thanks for an epic trip!

Tim’s Condo was beautiful and amazing. We all loved it. The staff at the hotel and with Tim’s crew were all very nice and super helpful and always available. I highly recommend the chef option. The food the ladies cooked was amazing and we had leftovers for days. The beach is amazing and the Bus stops right in front of the hotel if you wanna go to the Cancun strip.
The only thing we did not value was the all inclusive day fee for 95$. Even though the food was very good, the drinks are water downed and not very good! (Very often in all inclusive deals, so no surprises there). Since we had a kitchen we had our breakfast there and then dinner somewhere! 2 Restaurant across the Hotel are amazing. In all the hotel is beautiful, clean and I highly recommend it! Definitely would stay there again

We enjoyed our stay with Tim's Condo's. We really liked that it was out of the downtown area by just a couple miles and not in all the craziness. It was nice if we just wanted to go downtown for the day to hangout or go have dinner you could then get away from all the crowds. The penthouse we stayed in was clean and comfortable and managers were great about answering questions. We also liked the fact that we could pay for the all inclusive when we wanted for a day or more. They do leave out though if you want top shelf liquor that is an extra charge and the all day inclusive bands have to be returned by 1:00am. Not in the morning, so if you are drinking and have to much, do not forget to go down and turn them in or you will be charged again. Other than that the restaurants were pretty good. Only complaint is I wish the pool area was bigger. It got crowded very early in the morning. If you do not get up early and go save some seats you will not have any. Other than that we had a great stay and would recommend staying here.

Everything was good! Beautiful views and the location was perfect and close to everything we wanted to go to. Only thing the shower in the master couldn’t get hot but we dealt with it. Other than that I would come back!

First off Tim and and his team are extremely responsive and helpful. The condo was very spacious, more than enough room for 10. The location was amazing and was across the street from some great food. The only complaint was there was a slight sewer odor in the master bedroom and the bedroom with the double beds. Other than that everything was great!

Our group of 7 had a wonderful stay at Tim's Ocean Condo! There was plenty of space for everyone and the views on the rooftop patio were breathtaking. Easy walk to the beach/pool (get there early for chairs). Walking distance to restaurants and convenience story. Tim and the property managers were great at communicating. We will be back!

We had the best time at The Oleo in one of Tim’s Condos! Tim and staff were so helpful during the whole process, answered all our questions and gave some great recommendations on restaurants, shuttles to activities. I highly recommend booking with Tim, we had a wonderful family vacation!

Spacious penthouse
My group had a great time at Tim’s penthouse. The views of both the beach and bay were incredible and the property manager was very responsive to us at all times. The place was clean and the kitchen was well stocked. We really enjoyed being able to do the all inclusive option when we wanted to. We will be back!

What a wonderful condo that was able to accommodate 10 of us! There was plenty of room for all of us. Abdiel was amazing and always available if we had any questions. The communication with Abdiel and the owner was great and they provided us with lots of information from the beginning. The food at the resort was amazing - highly recommend. The resort is in a perfect location. Great restaurants and convenience store right across the street. Ocean/beach were clean as well as the pool and hot tub. Could not ask for a better stay! Can't wait to book our next trip! Thank you for everything!

Beautiful Cancun Condo!
Oleo is a small, beautiful resort towards the end of the Hotel Zone, away from the larger resorts. For us it was perfect. We enjoyed the option of being able to purchase all inclusive when it fit our schedule. Tim and his staff were super responsive and helpful. The condo itself is beautiful, well laid out, clean, and had everything we needed. The only criticism I have is regarding the staircase to the second floor. There are no hand rails. We were going to have my dad in the Master bedroom (upstairs), but being 90, he couldn't negotiate the spiral-ish stairs. Not a deal breaker, but 3 of the bedrooms are upstairs, so people should be aware.

Oleo Playa
Oleo Playa Resort was beautiful. The penthouse we stayed at accommodated everyone in the group. We had a great in room dinner services for our group. Everyone in the property we very pleasant and helpful.

We were 2 families traveling with young children, and we had a great stay! Tim’s communication was thorough and efficient. His property manager, Abdiel, was always immediately available via text and very helpful. The team who came to cook and clean always came with a smile and did a fabulous job.
The property is great overall. On the couple of days we purchased the AI option, we were impressed with the quality of the restaurants. All on-site staff were very helpful!
If I were to pick out a minor disappointment, we had hoped the pool would be bigger (and less crowded).

Great place to stay while vacationing in Cancun
Our overall stay in Cancun at Tim's Place was amazing.
Tim's place is exactly as described. It was nine of us who stayed there. There was plenty of space and we did not feel cramped while we were there. We highly recommend using the "in house services." We used the housekeeping services, cooking, and snorkeling tour with Mike. Please do not stay here and neglect to snorkel with Mike. That was probably the highlight of our trip. We saw other people packed onto boats, but we had our own private boat and moved at our leisure. The snorkeling tour included golf carts, lunch and a visit with turtles.
I celebrated my birthday during the trip. I was able to arrange for a cake prior to my stay. Tim was very accommodating despite me sending various emails asking questions.
The location is great. We took the bus most places which is $1. It is much better than the $20-$30 charged for the taxis.
Although we were not official guests of the resort they were very accommodating and answered all of the questions that we had. I also recommend doing the grocery stop before with the transfer company Entertainment Plus. We were able to buy water, snacks, toilet paper, etc to last us for the week. It was well worth it.

Wow Luxury living with great views
We take our 5 adult grandkids on a vacation every year. So far it has been Hawaii, Costa Rica and now Cancun. While they loved them all in different ways Cancun was the consensus favorite. It all started with the penthouse condo #2704 we rented through Tim Miller. The location was perfect for us. It is located at the southern end of the Hotel Zone. This area is not as crowed as it seemed as you went farther North where the luxury hotels were. The Oleo resort where the condo is located is very nice and for the most part completely remodeled. Tower 3 is just being finished and I think there will be a 3rd restaurant located there. The staff is very friendly and helpful when needed. The condo itself was beautiful with great views of the lagoon side from the kitchen/dining/living rm area. Ocean views can be seen from the patio. There were plenty of beautiful sunrises over the ocean and sunsets over the lagoon. The unit was very clean and had all the features and amenities you would expect. Big TV's in each room as well as AC controls for each room. Bedrms are all good size. 2 main bathrooms are spacious the 3rd smaller but very adequate for my 6ft+ grandson. The beds were very comfortable. My only issue was with the stair case. There are no hand rails only glass panels which are great for the modern look of the unit but you have to be careful going up and down. Tim's website answers just about every question you may have about the location and what to do in Cancun. From restaurants to best excursions his website has it all. Our 5 grandkids range in age from 19 to 23 so they are active. While there we did Parasailing on the lagoon side, wave runners on the ocean side (the ocean was a little rough but this only added to the excitement for them).
We also did a zipline, swimming with the dolphins and a snorkeling excursion. The resort offers a per day All Inclusive food and drink option to people renting condos and we utilized this twice. The food is very very good and plenty of it. It is served buffet style. They also have a Japanese restaurant available and it was great (who wouldn't love all you can eat sushi). The drinks are served with top grade liquor and they keep pouring on the all inclusive package. NO food or drink is available at the resort unless you are on a all inclusive plan. Finally Tim's local mgr "Abdiel" is very attentive to any needs you may have. Overall we enjoyed ourselves 100% and would recommend this property or any others Tim represents.

A great vacation!
We loved the condo #2704! There was 6 of us and we all found it to be clean and well maintained. The listing was accurate in describing the location and amenities. The modern decor was perfect for us! The kitchen had everything that was needed and then some! Awesome! The property manager, Abdiel, was easy to contact when questions came up. We really enjoyed the in-home-dinner that Elena cooked for us. Delicious!
My husband and I stayed in the top Penthouse #2000, which is a 2 bedroom one, a few years ago. There have been some great improvements in the resort as a whole, and our experience this year was even better. We love the beach and it was great to have beach attendants to set up umbrellas etc. And of course, having a cafe in the lobby that served Starbucks was really great!
I would definitely recommend this condo!

Great Condo!
The condo was perfect for our group. Tim is very helpful to answer all questions and give advice since we had never traveled to Cancun before. We had dinner prepared for us one night in the condo and it was not only delicious, but we also had many leftovers to enjoy the next day. The condo was exactly as described, clean, and we had no issues. Four bedrooms plus living room, dining room, kitchen and balcony gave us more than enough room to spread out. Having the option to do all inclusive on any given day was a nice feature. The staff at the resort is outstanding! My family agrees this was one of the best vacations we have had. I'm sure we will be back. Thanks for everything Tim!

Overpriced and in a very very old hotel
The property is in a very very old and run down hotel. The apartment is renovated but the photogrpahs are tricky. It is much smaller and the views are not as shown in the photos. They are partial. The actual view to a highway and there is considerable noise.
The apartment has old and smelly sheets. When we asked for fresh ones, they told us that they did not have any.
The staff is friendly and they try their best but it is not well equpped. The bathroom in the bottom floor has a defective shower and the TV in that room does not work.
On a price value basis, it is way way overpriced. We would never rent this again and would not recommend it to anyone.

Beautiful, Spacious Executive Style Penthouse
Amazing views of ocean and bay. Very spacious 2 story penthouse with 4 large rooms, 3 full baths and a ½ bath. Views can be seen from large outdoor deck that gets sun all day long with new outdoor furniture, a second tier deck too along with views from inside the penthouse. All indoor furniture is new and numerous satellite TVs throughout the penthouse.
Kitchen is very spacious with all utensils, cook top, oven and large refrigerator. Large kitchen table for dinners and card/board games. We had an in-house cook come in and would highly recommend this. Washer and dryer helped too for our long stay.
The process to rent this beautiful unit was the easiest and most professional rental I have ever had. I have rented a lot in the mountains and beaches and by far the owners process, communication, hospitality and attentiveness will make us come back again. The onsite manager was very pleasant, drove us to the grocery store and was there if we had any questions. Their website is very informative, detailed and the pictures are very accurate.
Beach is great, pool is very nice and not very crowded. You can play beach or pool volleyball, para-sail, participate in hotel activities or just relax. There are couple restaurants across the street that are good, convenient store that is very affordable or you can jump on the bus right outside and take a 10 min bus ride to the malls, other restaurants or downtown. Only $1 a person each way and it’s fun and safe to ride the bus.
I would highly recommend this penthouse along with the owners other penthouses that are located on same premises. I met the other renters and all of them stated best rental experience they had and this will be there go to place when visiting Cancun. This Kansas family will sure be back!

All that we could ask for and much more!
We had initially chosen another apartment from Tim and Megan, but the elevator had broken in that block the day before we arrived, so as we were travelling with my 83 year old mother-in-law who may not have appreciated the stairs to a top floor penthouse, Tim and Megan suggested we move into this apartment instead, even though it wasn't quite finished. It was bigger, grander and newer - so why wouldn't we?!?!
Communication with Tim, and later Megan, by email and then phone, was perfect, and they were very concerned to ensure that we were comfortable. Our security deposit was promptly returned, even though one of our number unfortunately broke a glass.
There were 8 of us, and it was great to have so many beds, bedrooms, bathrooms and a huge living area, with great views, a massive TV, big kitchen, all with sparkling white tiled floors. My wife and I secured the main bedroom and it was stupendous.
Tim's tip for airport transfers with a grocery stop paid dividends, and we ultimately used the same company for other transfers and a tour of Chichen Itza.
The adorable Francis was there to meet us on arrival - and you can imagine the quantity of luggage and groceries that had to be shuttled up to the penthouse, but Francis had it all organised for us in no time. Plus, one night, Francis used our kitchen to make this massive Mexican meal for the 8 of us. It was brilliant.
This was a great stay in a supremely comfortable penthouse apartment in Cancun.
