IMPORTANT NOTE: This is a special roof top unit (no neighbors). To access this unit, you take the hotel elevator up to the top floor and then you walk up 3 flights of stairs to enter the main level of this unit. If anyone has trouble with stairs, please choose another unit. Two flights are common areas, one flight is in the entry area of the Penthouse.
Penthouse #3000- 3BR-3BTH - Approx 2,000 sq ft including terraces
I remember well the first time I went up to see Penthouse #3000. I knew it was going to be good, but I didn't know until I went up there that I was about to see THE BEST views I had ever seen. Keep in mind, all I do is beachfront penthouses, so I've seen some great views in my time. But little did I know what I was in for.
I will NEVER forget the first time I laid eyes on what I saw through that huge window wall that spanned the whole space. It was a feeling of exhilaration and awe, my jaw dropped, literally. ALL you see is splendor and gorgeousness and beauty. And one has no idea how good that hotel zone view is looking North, it's beyond stellar, and straight away fading into the distance, then to the right and going all the way up, is the ocean coming up against the beach with those awesome turquoise and blue colors, and to the left are the beautiful waters of the fresh water bay with its lush surroundings.......it is absolutely gorgeous in every direction, it's beyond amazing!
On top of all that, you have an oceanside terrace with those same views and it is completely private, no one can see you anywhere should you want some alone time with your significant other. And then, on the other side you have another terrace that overlooks that beautiful lagoon, and the sunsets over that beautiful body of water are so gorgeous, and so peaceful.

2. Abdiel and Paola are our full-time managers on the ground in Cancun to service you. They are at the resort Mon-Sat 9-5pm, and after hours you will still receive prompt responses via email. On arrival day, our team is there to welcome you, show you around, and answer all your questions.
3. Rather than an apartment building, we reside within a full service resort with full time staff, 24 hour security gated security, 24 hour beautiful lobby, gym, spa, tennis court, pool, beach, sun deck, loungers and umbrellas, hot tub, photos studio, tour center, 5 restaurants, 2 bars including a pool bar, and spa with steam room, sauna, relaxation pool, hot tub, and massage and nail services.
4. The resort is all-inclusive. When you book a Penthouse unit, the all-inclusive is optional each day you are there. Payment is made at the lobby front desk. Cost is currently $90 per person per day, Dec 20-Jan 4 is $135 per day. Prices are subject to change without notice as we have no control over resort pricing. Kids 11 or under are ½ off, 2 years and under are free.
5. For days you do not want the all-inclusive, feel free fill up the cooler inside the condo with your favorite drinks & snacks and take that to the pool or beach. It’s ideal, makes for a nice little table as well, about the size of a carryon.
6. You always have one resort restaurant that is never all inclusive. You pay per item and they have things like tasty toasted subs, wraps, and pizza. They also have a wide assortment of coffees and desserts.
7. Indulge in our in-home cooking service for an authentic Mexican feast prepared by our local cooks. Our guests love this, we provide the service to our guests only at our raw cost. It runs $10 per person for the service ($80 min) and it includes purchasing the groceries and preparing the meal. Our cooks provide you with a receipt for the groceries. Meals are served buffet style. It’s payable in cash at the time of service. It’s very easy to book, the menu and link come in your welcome pack.
8. Our location is ideal. We have great restaurants right across the street, plus a convenience store that sells beer and all the hard liquors. At the same time our area is well lit, and very safe, and our activity level surrounding the resort is mild. Everything is close by, buses run 24/7 and you can be at a myriad of additional restaurants, shops, and big nightclubs in minutes.
9. Oleo prints out a weekly brochure for guests detailing the latest activity offerings. Often times there is live entertainment around the bar, and water yoga is typically in the weekly calendar.
10. Tours and Excursions Insider Knowledge: With over two decades of experience in Cancun, we offer invaluable insights into the best activities and excursions. Here’s an example, the snorkeling excursion with my friend Mike, who I have known for over 2 decades now. Mike is such a great guy! Always smiling and joking around. His family comes from many generations of fisherman that go way back to before Cancun was even known as destination. Mike’s snorkeling tour is the “bargain of the century”. He does not advertise, has no website, and you pay him in cash. The cost for Mike’s excursion is $75 per person ($450 minimum). For that price you get a 5-6 hour excursion, round trip transportation to the port, a golf cart rental on Isla Mujeres for an hour, and a huge meal at the end. On top of that, he takes you to the best snorkeling site, they are protected waters by the Mexican government and require a special permit that he has to pay for each person going. The underwater beauty where Mike takes you is unreal, so beautiful! To have all that, plus a totally private excursion to your group, is an outstanding value that you will not find anywhere else.
11. VIP Night Club. At these big clubs in Cancun, the cover charges alone will run you $50 or more, plus you wait in lines to get in, then it’s standing room only and drinks are very expensive. With us, you’ll get the link to purchase the VIP night club pass. For $150, you will have VIP access, no lines, A VIP table, and not only is your cover charge included, but all your drinks as well. It goes from 10am to 3am and includes transportation there and back.
12. Grocery convenience. When staying in these larger places, everyone wants to have some groceries on hand. 10 years ago I asked the owner of the transfer company that we recommend if he would take our guests to the grocery store before heading to the resort, for an additional fee of course. He said he would add that to his website. He did, and it’s been a hit with our guests ever since. Our team has milk crates and hotel carts to get all of your groceries up. Don’t worry, we have you covered. But please note that if you arrive on a Sunday, you may want to get groceries after you arrive at some point, as we will not be there to help you.
13. 13. Family-Friendly: Traveling with little ones? Rest assured, each unit is equipped with amenities like pack-n-plays and high chairs upon request.
14. Quality linens: My wife specifies sheet sets that are a polyester/cotton blend, 575 thread count. She says it is the perfect blend of softness and stain removal properties.
15. Quality Bath towels: For bath towels she specifies large 30”x 53” 100% cotton. They are really nice; we have the same ones at home. Way better than what you would expect at a nice hotel. To me, even the nicer hotels have towels that are not soft, and not very big.
16. We provide Beach towels: We provide 8 Large commercial grade beach towels.
17. Private wifi: Unlike hotels that offer non private, or semi private wifi, these modems are completely private to the unit, and encrypted, and the modem is inside the unit.
18. Charging Ports: All the bedrooms and every living room has a charging port with 3 outlets and 3 USB terminals.

The view from the terrace is even better than in the pictures! We had a great stay: we loved the flexibility for check-in and check-out. We were always getting immediate answers to our questions. The resort is at the end of the zona Hotelera, but buses that go up and down are passing by continuously! So, definitely a great place. Highly recommended!

We were very excited to see the condo but when we got there we were disappointed by the cleanliness and the old facilities, the photos on vrbo are not what they appear, the air conditioners do not cool well that is why they have fans in the condo, in one of the bedrooms the air conditioner did not work well, in another bedroom the sofa bed is broken, the living room is old and broken and there is an old, dirty rug. The condo is on the top floor so we had to take the elevator to the 7th floor and then go up 2 more floors by the stairs and once inside the condo climb a very small and uncomfortable staircase, this condo is not for people with a disability and it is not safe for families with small children. There were leaks in the kitchen, the bathrooms smelled bad, the hotel staff is not friendly, the beach has rocks and the hotel pool is very small for 3 buildings, it was not the best vacation we could have had, we expected to be more relaxed and comfortable but it was not like that.

The pictures don't lie: the views from this property are spectacular: sunrise & sunset vistas from two patios gaze upon pristine azure waters and glistening white beaches. There's plenty of room to spread out & the host and his property manager are exceptionally responsive.
Things to consider if renting this unit:
- Guests must navigate several flights of stairs to the unit and another steep, narrow flight to the kitchen. Guests with limited mobility and families with small children should opt for one this host's many other units in the building. (Note: this isn't a great resort for little ones.)
- The 3rd bedroom/bathroom suite is accessible via a spiral staircase outside the main unit on the balcony.
- Located on the southern end of the Hotel Zone, the property is quieter but away from most dining/entertainment options. Buses are frequent, cheap and easy to use.
- The condo is part of an all-inclusive resort: you must buy the daily dining program to use the pool bar or eat onsite. Otherwise, your food options are limited to two nearby restaurants or a bus trip further up the Hotel Zone.
- The all-inclusive nature generates rowdy groups of guests trying to drink their daily allotment. A DJ comes poolside around noon to rev up the group. Whether you enjoy this aspect comes to personal preference.
- Roving salespeople will try to get you to attend a breakfast to buy into the resort's membership tier. They are polite but relentless, as they are paid only on commission.

1. The Front desk told me to my face they would rather not lhelp me because i had rented the penthouse and i wasnt a " real" resort guest.
2. I needed to take a teen who caught steep throat ro hospital and they said rhey didnt know where one was. I had to scream i needed help to get help finding a hospital
3. We purchased all inclusive four times and each time the food seemed worse The asian restaurant Served some kind of food in ketchup instead of an Asian sauce it was so disgusting we left
4. The only place that had anything decent was a little coffee shop.. Also the store charged me $80 for three bottles of Alevera total rip off I would never ever ever ever go anywhere near that place again

It was the views that made our stay absolutely incredible! The hostess were amazing. Very spacious . I would recommend this to adults ! Also , go to the la isla mall to have amazing food. Wouldn’t recommend all inclusive as I didn’t care for the buffet’s style food. Just buy your own liquor for less expensive!

The property is safe, beautiful and upscaled. We loved the pool, the spa and the service from Abdiel and Paulo! They unpacked my groceries! That is next level ***** The bedrooms had beautiful views. The living room/ dining room is amazing because you see the ocean and the lagoon. I can't describe how wonderful it was to come "home" to this penthouse. In the morning you watch the sunrise over the ocean terrace and in the evening the terrace on the lagoon side provides beautiful sunsets. You are on private terraces. This penthouse is your oasis! The kitchen was well stocked. We loved having the cooler and Tim's condo plastic cups for poolside. We never wanted to leave! Thank you for a wonderful vacation
Also, the recommended restaurants across the street were so yummy. Navio's is fine dining (but we ate there 2 nights $$$ but 5 star) 19.5 Joes was great for breakfast, snacks, and cocktails $ Laid back vibe. You just walk across the road. We Loved everything

The penthouse is older but was very clean and the view was SPECTACULAR!!

Bring cash to tip!!! THEY DESERVE IT!!!
If you are out of shape, think about another unit, there truly is three sets of stairs to get to the main floor of the penthouse!!

We had a wonderful vacation in this beautiful condo. The views are truly like the pictures. Thoroughly enjoyed the resort and all of its offerings, too. We took owner’s suggestions and did snorkeling with Mike, private chef, ate at Navios and KM 19.5 directly across the street. Highly recommend! We also took advantage of the all inclusive option at resort and felt so spoiled by the 4 onsite restaurants and unlimited drinks. Overall great vacation

We have stayed in other condos at this same property before. Each of our experiences at Tim's Condos has been great. For families and those that like the quieter end of the Hotel Zone I do not think the location or facilities can be beaten. We will definitely stay again.

This property is amazing, the view to the beach is relaxing, we had a great time at this condo. This is a 4 bedroom condo so we were really confortable. Easy access to the beach. We had the best vacations at this place.

Great space for a family vacation
The location and view are the best part of this rental. The beach was beautiful and it was nice to be able to enjoy the lounge chairs and umbrellas. We also took advantage of the all inclusive option one day. The communication and follow through with the management team is excellent. Would definitely stay at one of Tim's Condos again in the future.

Breathtaking views and great location
We loved our visit to Cancun! Tim and his team were great at communicating with us early on to plan a successful trip-from where to exchange pesos to how to take the bus to the best recommendation for snorkeling at the Isla Mujeres. Everything was easy to reach from the condo. The views are breathtaking-the most beautiful I’ve ever seen. The pool and beach were fun too. There was a lot of kelp but it looked like they raked it into the sand with a tractor occasionally. So nice to have a private beach. We were there over the 4th of July and they shot fireworks out over the ocean. Great stay, great service. We would definitely come again.

An Amazing adventure in total luxury
I cannot say enough about how super cool this property is. I loved the crows nest room and all the rooms. So much space and Abdeil was so very kind and really made sure we were satisfied with everything. In fact I flaked on a covid email and he hunted down my results at 11:30 pm. Soo over the top. This is a beautiful beach resort and a super cool space. Got alot of quiet time to read and pray and chant. Hari Krishna

Penthouse Charm
This property has a amazing view of the WHOLE Cancun strip!!! The lower 2 rooms even had great views from the showers. It was windy on our stay, but with the multiple patio’s we enjoyed breakfast outdoors most mornings. With 19.5 Restaurant across the street it was very convenient to grab a late evening meal as they stay open late and you get a discount if you mention your room you are staying in!! I highly recommend this property if you don’t mind some stairs.

Outstanding view
The view and the beach are AMAZING!!! We have been to Cancun many times and have never had a view like this. You could see the sunrise and all of the way down the hotel zone on the east and the lagoon and sunset on the west. What a treat waking up to the gorgeous blue ocean every morning! This is what makes this condo.
Tim and Abdiel got back to us when we had questions.
We had one of our dinners catered in with a delicious Mexican buffet to choose from. Would definitely recommend doing that at least one time.
Now for things you need to know if you have families or older people in your group:
1. They do have an elevator that goes to the 7th floor but you still have to walk another 36 steps to the Penthouse. It wasn't an issue for us except for the one night when the elevator was down. Luckily, my husband and I were already upstairs but our adult kids had to walk up. Once you were in the unit you had to walk up a spiral staircase with TINY, NARROW steps to get to the main floor. One side of the stairway had NO handrail (would never pass code in the US) so if you missed your step you would fall onto the concrete floor below. I would NEVER rent this unit with small children or anyone with unstable footing. If we hadn't had 2 adult young men with us, I don't know how my husband and I would have ever carried the luggage and/or groceries up and down those steps. We paid 2 extremely nice local boys to carry our luggage and groceries to the main floor.
2. The beds were horrible on the main floor. In the master bedroom there is no box springs so the bed is as hard as a rock. The mattress is on slats and my husband has bad hips and could barely move by the end of the week.
3. You have to go outside and up a very tight winding staircase to get to the 3rd bedroom. One day we had a downpour with lightening for a couple of hours and the couple staying upstairs had to stay in their room until it passed because of the lightening. The view from that room is SPECTACULAR and the wall facing the east is all glass and amazing to see. Only problem, no curtain to pull so as soon as the sun came up, you were up. The second day they closed the storm shutter so they could sleep in but the nights that it rained the shutters slammed against the windows all night.
On a scale of 1-5 we would rate the view as a definite 10 and the unit as a 3. The unit wasn't perfect but we still had a great time!

Just looking for a good night out
From the moment I walked in EVERYTHING was BREATHTAKING! The views were PHENOMENAL and AMAZING!! Abgail was WONDERFUL and very polite and went over everything regarding the penthouse. He was very nice and very attentive!! The penthouse was BEYOND PHENOMENAL inside. It was plenty of space for everyone with updated furnishing and IMMACULATE kitchen with everything you could possibly need! There TV's in all the bedrooms with a huge tv in the family room with Netflix. The balcony is AMAZING with AWESOME views of the beach n ocean and plenty of space with lounge chairs and a couch. We had an in home chef to cook for us upon arrival which was also AMAZING! The food was SO SO SO DELICIOUS AND AUNTHENTIC! She did a WONDERFUL job preparing our dinner as well as cleaning up!!! The location is PERFECT with a short ride into town. The bus stop is in front of the penthouse which only costs one dollar into town!! The spa on site had BEAUTIFUL amenities with superb service!! The pool was also GREAT with a nice size swim up bar!! Finally the restaurant was directly across the street with a BEAUTIFUL sunset and EXCELLENT FOOD!! EVERYTHING on the menu was DELICIOUS!!! THIS PROPERTY DESERVES MORE THAN FIVE STARS!!!!!!!!! THANK YOU TIM AND ABGAIL!!!!

Great condo right on the beach!
We loved our time in the condo! We came to Cancun for our honeymoon, and everything was perfect. The host, the location, the restaurants... it couldn't have been better.
One thing to note, that isn't clear from the description or the comments... the condo is on the roof, so the elevator can't go all the way up. You do have to go up a few sets of stairs to get to the actual condo, no big deal just something to be aware of.

Beautiful location
There was six of us women. We were treated very well by the manager who arranged everything for us to the maid and wonderful cook. Only concern about s the steep stairway once you get into penthouse. Owner went out if his way to assist us with this. Found out most homes there in Cancun have no rails and stairways very steep. So just not at this location
Views from this penthouse is so beautiful from every room. Balcony was nice to sit and visit and relax. One of my best vacations. Everyone in Cancun so very friendly and helpful

Very nice staff and incredible views
Honestly, the only reason for 4 stars is the old resort that is being renovated, most things were out of service for maintenance, which is outside of owner's control, a few leaks here and there, but nothing too serious, we enjoyed our stay and staff was very helpful.

Beware, Unit is not family friendly
We booked this unit for the week between Christmas and New years. In regards to the views the condo offers they are stunning and the amount of space and storage you get is ample. But that is all you are paying for. The unit is run down and is in an updated building, but once you get to the final 3 flights of the stairs it is no longer part of the renovation.
This unit is not meant for family with smaller children and shame on the owner for not understanding our issues. It shows no where in the description that the 3rd bedroom is a separate loft type space above the unit. There is winding stairs on the patio that is a major accident waiting to happen. We did not allow any of the 5 children to go up there alone. It was hard because that is where my husband and the 2 kids were sleeping. Tim's response was we saw the picture in the listing. You don't know what you are looking at in the pictures. What if that is a second entrance as opposed to the only way? I don't know where those stairs lead to. It was so loud and the metal shutters rattled all night, that by the 3rd day we blew up the mattresses and slept on the living room floor. That is not worth the $ spent. Also the elevator was broken almost the entire stay. There are 2. One that is new that has never worked (employees told us) and the other one that worked a few minutes a day. We had to walk all the kids up 9 flights of stairs carrying often multiple times a day. This is an ongoing problem. Check out the reviews on VRBO for Tim Miller and/or Oleo. Guests in November and March had similar things to say. I felt so bad for the bellman to watch him carry up everyones luggage all day long up and down those stairs. When I asked Tim Miller for some of our money back for the problems he said no and offer 20% off our next rental. Why would I ever return to a run down building and work again with someone who from the beginning of our stay did nothing but offered to pray for us when we were having problems and said he could do nothing. We paid a premium for that week. But this expense did not include elevator service or a good night sleep. You are literally paying for space and an amazing view. I take into consideration cost in every vacation I take. If this unit was priced accordingly to what it offered, I could handle that. But for this kind of $$$ to climb 9 flights of stairs & sleep on a blow up, you should find a more updated unit with ethical owners

Amazing view...worth the climb.
It is about 200 stairs from the beach to the top. I know because I counted several times as the elevator was out quite frequently.
The view was worth the climb though.
We loved the 2 balconies. It allowed for sun in morning and evening and you could always get out of the breeze. The kitchen was well equipped. (except for coffee cups, you might need a couple more) The appliances were nice and worked well. The beds and bedding were comfortable. The bathrooms were nice. The washer and dryer was a plus (we brought some laundry soap pods with us). There were 6 beach towels.
Abdiel was super! They worked very hard to check us in early. He always responded quickly to my texts.
Snorkeling with Mike was great! (the snorkeling was not the best) the whole trip was worth it!!
We did not miss the all-inclusive food which seems to be the same, but we did miss the drinks on the beach. And the Oleo beach staff sure keeps a wary eye on you like you don't totally belong. The staff at the entrance was very friendly. There isn't much night life at this resort and we had a hard time finding where to go.
