Flanders Villa is a spacious and elegant villa located in a private gated neighborhood with breath taking views of Coral Bay, the East End and the British Virgin Islands.
Exceptional design and craftsmanship sets Flanders Villa apart. Traditional West Indian stonework surround the property and are complimented by beautiful planters filled with local flora.. The Villa includes 3 bedroom suites each with their own private bathrooms, the Great Room which includes kitchen, dining room, living room and powder room, a private 10x20' pool and 1400 square feet of gorgeous Mexican tiled decking.
The Great Room is perfect for entertaining guests. The entertainment center includes a Roku tv and bluetooth sound bar. The cook in your party will thoroughly enjoy the brand new modern kitchen with stainless steel appliances, poured concrete counter tops and rich Jatoba custom cabinetry. The beautiful Balinese dining room table has comfortable seating for 8, or move out onto the deck for a delightful dinner poolside.
The Master Bedroom is located off the Great Room with a king size Caribbean Plantation bed and it's own private bathroom, including an exquisite ceiling-free stone shower! The next two bedrooms are located a few steps from the pool deck; one suite has a king, the other a queen size bed, all have unique Balinese furniture, private bathrooms with custom built vanities and beautiful showers featuring native stone work, custom tile and incredible views.
Flanders Villa was designed with island conservation and environmentalism in mind. We use solar panels for the hot water heater, the pool is treated with salt bromide and our washer is energy efficient.
All of the bedroom suites have amazing views and receive Trade Wind Breezes yearlong. It's a perfect location to watch the sunrise while resting in a lounger, sipping your morning coffee- or perhaps sipping a frosty frozen treat while watching the moon's reflection on Coral Bay. Our family had an incredible stay at Flander’s Villa. Mark is very attentive and communicates well. Beach towels, beach chairs, coolers, bug spray all available. Kitchen well stocked. 2 markets right down the hill and another a little further but in Coral Bay. Ate at Skinny legs, Johnny Lime, and Island Catina all in Coral Bay. Hiked to Rams Head and snorkeled in Salt pond (lots of turtles). Also hiked to Reef Bay on Reef Bay trail with a stop at the petroglyphs and then smoothies at Columbia. Also snorkeled from Francis Bay to Maho Bay since Francis Bay quieter and parking was better. We ate at Maho Crossroads and then snorkeled back, seeing turtles, rays, and squid. Shopping at Mongoose Junction in Cruz Bay with a snack/lunch at delicious North Shore deli. Rented snorkel gear for the week and a chartered boat with Capt. Ray to Flannigan Island and Hurricane Hole at Crabby’s in Coral Bay… reasonably priced. We enjoyed the quieter side of the island and would stay here again!

My husband and 2 young adult daughters stayed at this amazing house in June. We visited beaches and shopped but also enjoyed hanging out at the house, sitting by the pool and playing games. Delicious restaurants close by. We high recommend St John and Flander’s Villa! Can’t wait to return.

We traveled with my son & family, children 5 & 9. The space was perfect for all of us. Big tables inside & out for meals & games. Plenty of games were there that we enjoyed. The pool was the perfect size for us & we enjoyed it every day. Beautiful beaches 15 min drive away. Grocery & restaurants 5 mins away. Couldn’t get any better!

We spent a week at the lovely Flanders Villa enjoying the wonderful view and breeze from its location overlooking Coral Bay. We were six adults and had plenty of room and privacy. The property is well equipped and even comes with 6 beach chairs and a few coolers to choose from when going out exploring the beaches. The pool is a great way to end your day and cool off after the drive home. Mark the Host was perfect, on-time and very helpful during our stay (thank you Mark!).
We would not hesitate to stay here again in the future.

This house stands out! The view never gets tiring from Sunrise to sunset. All rooms were comfortable, no issues with house. Will stay there again for sure, just make sure you have a good car to make it up the hill. Really lovely home.

Stunning views, warm breezes, starry nights...
We enjoyed the sounds of the island wildlife during sunrise and sunset...perfect place to come and forget it all. The house had plenty of space for our family of 6 plus 2 teen friends to all feel comfortable with room to spare. Mark was great and would absolutely recommend this house and stay here again!

We had a lovely stay at Flanders. The views, the breeze, the house lived large. Hard to imagine a better sunrise or evening balcony. The house was very comfortable - a bit dated but clean and well maintained. Great kitchen, great common space, great pool. Mark was communicative which was super helpful. After a week there it felt more than like home. It is definitely on the ‘quiet side’ of the island. There are good beaches and grocery and some restaurants close, but Cruz Bay is a solid 25-30 min. If you want to be in town, this is not, but if you want a corner of paradise at the end of the line, you be hard pressed to find better.

We thoroughly enjoyed our stay in this Villa. Kitchen equipped with every item you will need. Even spices! Plenty of excellent condition beach chairs. Beach towels also provided which was a plus. The upstairs is very spacious and can accommodate 5+ people. We were a family with grown children and still had room. Views are unbelievable with a gorgeous balcony. Plenty of lounge chairs both by the pool and balcony. Pool was big enough for a quick dip and also provided an unbeatable view while swimming! I highly recommend this villa. Mark was wonderful and easy to reach during the week. Laundry room located downstairs was a definite plus for us. Two well sized bedrooms downstairs- access to upstairs you do have to walk up stairs outdoors but it’s not an issue. It actually provides more privacy. We will definitely be back.

Check-in was easy and property manger was very responsive and flexible with check-in. House is in great condition and well provisioned. Hard to beat the view. In a great location to the northshore beaches but long drive from Cruz Bay. No location on the island works for everything. Highly recommend. Would stay here again.

The house was very spacious and had amazing views. The kitchen was fully equipped and very well stocked with handy pantry extras. The counters seemed like they weren’t super clean but I wiped them and it was fine. The bedrooms and bathrooms were very comfortable with good mattresses, pillows and linens. Be aware there is only an outdoor staircase to the lower bedrooms so I was a little nervous with my kiddos downstairs but it was fine because they’re on the older end. I probably should’ve realized from the description but it didn’t really occur to me. The pool was a good size for the kids to play in and my husband and I to cool off and relax. And of course the views are incredible. Plenty of seating around the pool as well. We had good Wi-Fi and Mark was very helpful in meeting us at the base of the mountain and showing us around the house after guiding us up. If you’ve not been to St. John before the steep roads can be a little scary but you get used to it. The only part of our stay I wasn’t really satisfied with was that the washing machine is a front loader that had gotten mold on the gasket. It wasn’t a huge deal to me because we had enough swimsuits and clothes, so I didn’t bring it up to Mark, but if I was counting on doing laundry I would have. I did have other questions and he was helpful and responsive.

If you are considering a trip to St John book this Villa! The home is beautiful and was perfect for our family of 5. We couldn’t get enough of the amazing views from the porch area! This home met all our needs and I can’t think of one thing we needed this villa didn’t offer. We loved our stay in Coral Bay! Mark made the rental process easy! If we have the opportunity to return to St John I would absolutely book this property again!!

The views from this house are amazing. Panoramic views of coral bay and many islands in the distance. We never stop appreciating the gorgeous views. The house was perfection. Swimming in the pool, while enjoying the views was definitely a favorite.
There was always a wonderful breeze at this location. The washer and dryer was great to have. Everything was as it is presented. Salty Mongoose, a few other restaurants, Lime Out (out in Coral Bay), a snorkel rental shop and a local grocery store are immediately at the bottom of the main road that lead to this house. A major bonus and very convenient. Mark, the host, was fantastic!

4 parents and 3 adult children the first week. Space worked out perfectly. Sent the 3 kids home for the second week. Space a little more than we needed. However, the outdoor space and pool area were great. Awesome to have laundry available to lessen the packing space. Windy up that high, but obviously not the fault of the villa, just a consideration. Mark was very responsive to a minor issue that was resolved immediately. Love the Coral Bay area. Location easy to find and easy to all attractions in the area.

We thoroughly enjoyed out stay at Flanders Villa in Coral Bay! The house is just beautiful. Amazing views of Coral Bay, three large bedrooms, very roomy dining/living room and kitchen. The kitchen is very well stocked with everything you could need. We enjoyed pool time and watching beautiful sunrises from the large deck. The driveway is gated and the villa is very private. Coral Bay had a few good places to eat, so we never felt like we had to drive into Cruz Bay for dinners. We loved the casual vibe of Coral Bay - and less crowds. We saw goats on the hillside every day and donkeys every now and then on the roadside - so cute. The villa was about 15 minutes from some truly beautiful beaches for great snorkeling, paddle boarding, kayaking. Get there early though if you're driving - the parking lots fill up fast. Our host Mark was very attentive and responsive to my many questions about the area. We had a couple of very minor things that needed repair upon arrival and he did so right away. I hope that we can stay here again!! I would highly recommend staying at this villa!

We had a very nice time at the villa. Our party included 5 adults and a 3 month old infant. The separate rooms are very quiet, which was nice. The view over Coral Bay is spectacular! It is generally convenient to most of St. John's beaches, but you need a rental car. Coral Bay is much quieter than Cruz Bay, with only 2 or 3 restaurants, so take note. This was perfect for us. We found everything we needed at the small markets in Coral Bay. All in all, a wonderful vacation!

We had a great stay. We've stayed at several properties on St John and this has been our favorite. Fantastic decks overlooking Coral Bay, beautiful and nicely lit pool area, very comfortable and nicely arranged living room and kitchen, comfortable and spacious bedrooms. Nice new washer and dryer. Lots of little extras (cooler, beach chairs, beach toys, board games, books on St John). Note that you do have to leave the upper level to access the downstairs bedrooms via stairs connecting the upper and lower decks. Not an issue as the decks and stairs are well lit. Location of the villa is great, providing spectacular views of Coral Bay, the east end of St John and the British VI. It's a view that never gets old, and is complemented by the trade winds blowing in off the sea. The villa location is great, just up the hill from grocery stores and all the restaurants in the core Coral Bay area. The only, and minor, issue we encountered was that the upstairs shower just achieved lukewarm, but the downstairs showers were hot. Mark is a great host, very responsive, helpful and thoughtful. Overall, we highly recommend this villa, it was a terrific find for us!!

We really liked the house. It was set up well with the master on the main and bedrooms on the lower level. There were two balconies and we spent a lot of time outside in the breeze. The view was great. Our only disappoint was after we got home and our insurance was dinged for repairs to the refrigerator meat drawer. The drawer cover did not stay on as the clip on the right was broken. I would suggest looking over the property carefully at check in and signing up for the insurance.

A perfect place to enjoy with your family (with Teenagers)
My husband, kids and I had a fantastic stay. Mark was incredibly helpful with providing us recommendations and ensuring we had everything that we needed. The place sits up on a mountain so the views were spectacular & there was a constant breeze. The space inside the house was perfect with 3 teenagers. The local restaurants/beeches and grocery stores were only a few mins away. We will certainly stay there again.

As other reviewers have noted, Mark was an excellent host and Flanders Villa a beautiful property. Plenty of space for everyone, gorgeous views etc etc. Things about the villa that we will miss the most: -constant amazing breeze. We were there during the “hot“ season and other than noticing it during our hikes, did not bother us at all. Air-conditioned bedrooms in the villa get cold very easily/quickly and keeping sliders and windows open in the main area kept it breezy and comfortable. -gorgeous views, pics describe it perfectly. -all the wildlife! Goat family arrived nightly just below our balconies every evening, most adorable sounds come out of these funny little creatures. Iguanas roam freely and sunbathe in the treetops. Anoles skitter over everything, heaven for this nature loving family. Pearly eyed thrushers (had to Google this friendly bird) rarely left our vicinity when we sat outside. -outdoor showers were a delight, my boring indoor shower at home saddens me now. -pool was small but perfectly relaxing after a day at the beach.
House had everything we needed and Mark was quick to answer the one or two small issues/questions we encountered. If I had to come up with a gripe, I might ask for one of the bathrooms to have stronger lighting if you are obsessive like I am and want to look closely for blemishes before you go out or feel a chin hair you need to pluck but your 44 year old close-up eyesight is starting to fail you. If we can afford to return soon, I will bring a lighted make up mirror and leave it under one of the bathroom sinks ;-)
One other thing to note, we chose to stay in Coral Bay over Cruz since our vacation priorities are more around uncrowded beaches and hiking/nature than shopping and restaurants but if you fall in the latter camp, might want to park yourself in Cruz instead. There are still a decent handful of good restaurants in Coral Bay for sure but as we had read ahead of our stay, “island time” is definitely a thing and there were meals where we had one restaurant in mind and ended up having to do not a second but a third choice and once even a fourth lol because of unexpected closings, missed food deliveries or short staffing. It happens and we roll with it but maybeworth noting. Lastly we brought two suitcases full of food and did not regret, things like pasta crackers peanut butter tuna… Definitely saved a lot of money there as even something like a bag of Doritos costs about seven dollars at the markets.

We spent a wonderful 2 weeks at this property and had a fantastic trip. The pool is an amazing option, in addition to the world class beaches. We traveled with young children and would echo the other reviewers that plastic gate locks are helpful. Mark was beyond helpful and proactive. We more than enjoyed our stay!

Beyond Paradise

Exactly what we wanted!
This is the perfect villa for 3 couples. We each had our own room, with killer views, with en suite bathroom. The beds were super comfy. The pool and large pool deck were perfect for hanging out after our mornings at the beach. Nothing like floating while overlooking coral bay. The great room had everything we needed for meals and hanging out together. Easy parking for 2 Jeeps with just a little jockeying to turn around. we loved the location with just a short drive down the hill to Salty Mongoose, Dolphin Market etc. If we had anything to complain about it would be the lighting-seemed a bit dark inside. It certainly wouldn’t stop up from staying here again though!
