The location was convenient
Firstly - the staff might be persuaded to smile once in a while. Not once did I see what you might call a friendly or welcoming face. Everyone did their job diligently but you're in the service industry - people appreciate some friendliness.
Secondly - the fitness suite I had looked forward to using I found did not open until 10am - way past the time I needed to leave. If you advertise facilities make sure you advertise their opening times.
Third - if you are going to put someone in a room overlooking a car park with overnight bright security lights at least make sure the curtains in the room actually fit the window so as to block out the light. The curtains are at least two inches short of the windowsill and a good foot short in width. Consequently I had a floodlit room most of the night.
Fourth - if you're offering a restaurant open until 9pm do try and make sure the food is presentable up until the point you close. I sat down at 8.30pm just after arrival and was grateful to still be able to get a meal. However, my beer was lukewarm, and the main course, when it arrived, was so hot as to represent a health hazard. Burger and chips presented on a narrow strip of wood from which it was at risk of falling and difficult to eat. Burger dry, Warm coleslaw with a crust from being left out in the kitchen I presume. No sauce and no offer of any either. By comparison the sticky toffee pudding was just warm, dry but swimming in a sickly sauce made even sweeter by the unnecessary addition of icing sugar. Thank goodness the ice cream was edible.
Breakfast was ok - I stuck to toast.
Overall not a great experience. But it would have been made much more bearable had the staff been taught to smile.

A restful and rural setting; lots of nature and wildlife all around, which was a pleasant suprise. An oasis, in the centre of town, so much lush greenery. The hotel is perfectly located next to Southcrest Woods. So peaceful in the grounds in the morning with a coffee. Staff are very warm and helpful and food good. Thank you.
Food order app for room service does not always working.

Nice hotel, good food and helpful (if busy!) staff at a good value price considering what was on offer. Relaxing position surrounded by trees.
Sometimes you had to ring for service but all the staff seemed to be working really hard so not blaming them! They should hire a few more to make it more manageable for them!

Breakfast was good had a nice selection
The security as had someone enter my room in the early hours, the rooms should be secure how could they have the same key as my room

On site parking easy to find, only down side was that it was to cold in the bar area,

Excellent breakfast and beautiful grounds.
Beautiful old manor house, it's a shame about the ugly extension, which ruined the look.

Good location and the food was very good.
The room was cold, no heating until 5pm and the outside temperature was -1. We brought this to the attention of reception who said heating was on a timer set for 4pm. There was no heating at all in the bathroom.
We left at 9am the following morning and there was still no heating on.

staff very helpful , slept on 2nd night after room change .
On the first night the room allocated was dirty ,smelt damp and the bed was an ancient lumpy torture device .

The staff were lovely.
There was a wedding on. This meant that the restaurant was running late. Waiting over an hour for mains. Music blaring through.
My dinner had so much salt it was inedible.
My husband was ill after the fish.

Great location and excellent customer service and very friendly staff
No complaints it was excellent

Nice site, staff and comfortable bed. Room was clean and good towels.
The stairs to get the room. Shower/bath… not easy to climb into…

The hotel is a handsome building set in lovely well kept leafy grounds. It is very well kept and decorated. There is a large conservatory and outside space overlooking the gardens. Although not far from main roads and close to the heart of Redditch, the hotel itself is very quiet. The staff were welcoming helpful and friendly.
The room was luxurious, tastefully decorated, great bathroom, Huge comfortable bed.
The breakfast was buffet style offering a large range from cereals and yoghurt to full English. The food was well cooked.
This is a superior hotel, and highly recommended. Would certainly stay there again.

Good value B&B price for family of four.
Reasonably spacious family room (would have felt much bigger with sofa bed not in use).
Nice outdoor area with plenty of seating, lovely views and plenty of wildlife (check out the nuthatches in the lower garden area).
Room was a little tired and bed wasn’t very comfortable.
Sofa bed left little room to get past when extended.

It is a great location, the grounds superb and the decor in the communal areas, such as the bar, the conservatory and restaurant is impressive.
Having stayed at this hotel in June 2022 and received superb treatment from start to finish, apart from one very loud late-night reveller, this visit proved to be just "a little off the mark". I was contacted on the Thursday asking if I would like to book a table for dinner on the Sunday evening and I reserved one for 8.00pm. On arrival we booked in and I was very surprised to be charged a £20 "Holding Deposit" - I am quite sure this was not the case in June 2022. The staff were all very pleasant and friendly if a little lacking in experience.
It is Great value for money, despite the food service being a bit disappointing compared to our previous visit.
Threadbare duvet covers, fraying at the edges were surprising and the shower screen could do with being a bit longer to prevent water building up on the bathroom floor, which clearly had led to the grouting between the floor tiles coming away and a couple of the tiles lifting.
We had a pre-dinner drink in the bar and opted to eat in the Conservatory as opposed to being the only people in the restaurant. We shared a starter and had to ask twice for cutlery in order to eat it, no napkins were supplied and only one knife and fork each.
I did say that we would both need steak knives for our main courses, which duly arrived, but still no napkins.
Our starter was taken away, together with one used fork, needless to say we had to ask for a replacement and napkins when our main courses arrived.
Breakfast was between7.45am and 9.45am. We arrived at 9.15am to find barely anything left to eat. I took one of the three remaining fried eggs, some bacon and baked beans which were all cold. There was only enough orange juice left for a glass each and initially only enough bread for one slice each. Another guest arrived at 9.30am struggled to find something to eat and requested more sliced bread, which did arrive.

The perfect hotel for our needs. Very welcoming staff, attractive interiors and beautiful setting. Extremely good value for money we thought. Would recommend the generous breakfast here. It is a hotel that hosts, weddings and business meetings etc., Highly recommend the superior rooms.
Our room number 12 was a long way from dining room and up and down stairs. It is a strange lay out this hotel. Check where the room is when you arrive.

Pleasant and clean room.
No boiling water at breakfast, only lukewarm in the corporate flasks.
Standard size double bed now feels too small.
3.8
Breakfast was very good with plenty of variety served in a beautiful dinning room. Plenty of menu choice for snacks or main meal. Extensive garden to explore, plus a high terrace to appreciate the view. Comfortable lounge, overlooking garden.
Plus it was a bonus having a small gym and sauna.
A lift would have been useful.
3.8
lovely atmosphere, peaceful room and surroundings.
There’s nothing not to like.
3.8
clean and tidy
could not find the night porter

The grounds were spectacular to look at from the building. Dinner was good but a little expensive I thought. Gluten free options could have been better. Dining room/main building and terrace were also very beautiful. Staff good.
Water was very hot,(good) but the hot water tap was faulty and would not turn off - potentially very dangerous.
The bedsheet was the wrong size and did not fold under the mattress on either side

everything really nice hotel

nice garden, nice rooms and good location

Only stayed the one night as I was working in the region , the room was nice , comfortable and well presented , staff helpful
I thought the price was a little excessive, I`ve stayed here a lot cheaper , but obviously there was something on so the price was raised , to be fair , it was the same for all hotels in this region on this day , I chose this one because it was the cheapest !!

Beautiful breakfast and great location
3.8
cosy place, good breakfast no hassle stay weekly & no issues

clean, looks nice and had good facilities
The chef messed up my pizza, then the manager said the chef said he hadn’t, I insisted he had and then the manager later came to apologise and said that he had messed the order up. they did however give us the drinks for free due to the mix up.
There was no remote control in the room, they did deliver one when asked. the shower was stuck on the hottest setting and couldn’t be adjusted. The noise of the floor boards above was terrible until 3am and then started again at 7.
considering it’s a superior room, I felt very let down .
