The location. Very scenic and quiet.
Although advertised as wheelchair accessible, there is no ramp up to the french doors which is wide enough for a wheelchair. The wheelchair has to be lifted up the step. I asked before booking if there was a separate shower & was told that there was. There is NOT. The shower is over the bath which is impossible to use by a disabled person.
The wi-fi code given was incorrect & so no wi-fi available during stay. We never met the 'host', who did not check in with us at all, despite email saying that they would. Any cleaning appears to be done by the previous occupant; out of 6 mugs, only 2 were clean. We had to wash cutlery etc before we could use it. Net curtains at door ripped & torn, place generally shabby.Patio area covered in weeds. Needs a deep clean & some TLC.

The property was good value for money ideal for a family
The property was a let down due to cleanliness
Dirty pans and cooking facilities, The fridge was so dirty it had to be cleaned before use , no cleaning products minimal toilet roll and a horrible smell in the kitchen
Everywhere was full of cobwebs , the shower needed descaling hardly any water came out and when it did it was boiling hot .
There was also an ants nest under the Bin
I mentioned all of this to the owner who had an excuse for everything

Location was 45 minutes drive from the sea, but on the edge of a beautiful forest and heath. Perfect for shady walks.
Enclosed garden for the dog.
Property was dusty and the blind in the upstairs window wouldn’t close fully down, meaning I was woken at 4 by the light. No oil for cooking or kitchen roll.
The internet did not work unless you stood still outside the door of the other rental property

Loved the heated flooring, comfort and cosiness of the living and dining room.
The single beds were unfortunately very uncomfortable that my children slept on the sofa. Such a shame as the rest was very good.

Great facilities; washer and disherwasher nice to see! Log burner a nice treat and really good communication with host. Such a quiet retreat, would definitely think about booking again!

The barn could be lovely. Spacious, quiet location, nice ambiance. If only the owner were fit for the job as a host.
There are so many things missing - and most of them are already mentioned for months or longer by other guests, so it is not understandable that the owner doesn’t fix it or change it. Unfortunately the owner does have an attitude and sees the guests as a hardly bearable side effect of getting rent in. There is no sense of making one feel welcome. This can be seen clearly from any conversation plus the 4 pages small prints with a lot of dos and even more don’ts as soon as you arrive. The heating was turned on 13 C when we arrived on a chilly 6 C evening and since it is underfloor heating it needs 2 days to fully warm the house. The first two days we had our meals in winter jackets… No logs for the wood burner provided. The owner clearly has a OTT concern that her guests could consume too much energy, so you are told in the fine prints even which light is allowed to stay on for longer and which should be switched off soon. At the same time there is an empty huge freezer running which consume in a week more electricity than lights in several months. The shower only gave lukewarm (at most) water and wasn’t usable. To run a bath there was not enough hot water in the boiler. Wifi signal kept disappearing and totally was off for three days. There are no outdoor lights for the parking nor the patio which makes it hard to get to your car in the dark. And what really annoyed me was the communication. Either you do it her way or you lost. What a pity. A warm heated owner could make this barn a gem.

Nice location. Safe enclosed garden for the Grandchildren to play in. Good size property for a party of 6, bigger then I expected.
Most kitchen utensils where either not very clean or needed replacing as greasy. Had to wash most items before use. No oven gloves supplied. Water gets very hot which is great, but just need to be mindful with children

Location was good for visiting Cromer, Sheringham, Wells, Hunstanton etc.
A menu was left in the accommodation, for The Bell in Crawton and we visited several times during our stay, the food, drinks and hospitality was excellent and well recommended.
Towels, and bedding provided and made up for arrival.
4 tea bags, a few spoon fulls of coffee and sugar provided in small jars with a packet of biscuits,in the kitchen area.
Comfortable sofas and flatscreen tv in the lounge, kitchen area has crockery, cutlery, microwave, kettle, washing machine,and fridge etc with the table and chairs nearby.
The bathroom fittings require up dating. Such as a new shower head and shower hose, on the bath and the broken fittings for holding the shower head up in the shower cubicle. The fans supplied need updating. The three keys given should be labelled clearly for each ones use or colour coded so you clearly know what each key is used for.
The accommodation could benefit from a refresh.

Shower unfortunately wasn't great for me personally,as I couldn't get it hot enough, due to the fact the temperature handle and the on/ off knob collided . Not a major problem as shower attachment on bath .

Really lovely stay in a tranquil setting with good walks nearby. We all slept well and the main bed was very comfy. Plenty of hot water and we were warm enough and enjoyed the log burner.
All good, perhaps it would be worth investing in a new shower head attachment.

The property was so comfortable, we enjoyed every minute of it. The layout is amazing and plenty of room. it was clean and tidy. The beds were comfortable and nice and warm. The showers were amazing. Nice little get away and would highly recommend it to anyone!

The barn was even more spacious than we expected and we all really enjoyed our time there. It's in a lovely location with walks from the door and we were able to visit the coast and National Trust properties within half an hour of driving from the property. The owner was very friendly and very quick to respond to our questions and requests and was able to find us a replacement DVD player. The enclosed garden is another perk though we didn't have our dogs with us on this occasion but hope to bring them next time.
The main bedroom's mattress was softer than we are used to at home but the pillows made up for this. It also took a while to work out how to adjust the temperature in the shower.

We love the barn, it’s our second trip here, 5th to the area. The barn is perfect for us size wise, comfort wise and dog friendly
Unfortunately the property wasn’t particularly clean this time. I understand the cleaners gave a short window to clean in but there were cobwebs and spiders everywhere ( that’s basics) the mirrors were covered in dust( two second job to clean a mirror) and the shower is split and greening with age and mildew. I love love love old bits and understand patina etc but if things are ageing beyond repair and you want to keep the ethos of the place it needs to be replaced like for like or reflected in the price. I normally clean top to bottom before I leave Amy place I’ve stayed and have ALWAYS had emails sayin how immaculate I’ve left the place but this time I cleaned our bits but not the stuff we were left with. I understand a cobweb isn’t much but they were everywhere and you wouldn’t expect it elsewhere

Nice cosy warming feeling to the place when you open the door. Good sized place, with large kitchen area. Very quiet. great location. Close to supermarket, pub, local villages and the beach towns not too far away. Nice wood burning stove. Good amount of parking.

Beautiful location and accommodation. Very spacious and ideal if you have dogs as there are a lot of local walks. Would definitely recommend.
There were 5 Adults. Advertised as having a put up bed but there was only a mattress. There are two bedrooms so it comfortably sleeps 4 Adults.
