Great location, beautifully decorated, well stocked kitchen.

Well laid out and equipped. Close to the centre of town and generally a nice place to stay
Right on a busy road so, due to the single glazing, it was rather nosy. However, it didn’t spoil our stay at all

very well equipped house, beautifully presented and in the middle of Rye. absolutely everything you could want. the sofa bed was even comfortable and lovely wee courtyard out the back.
it was next to a pub however we stayed Friday and Saturday night and there was absolutely no issue with noise. do not let this put you off
there is also no private parking (like most properties in Rye) but loads of free parking on the road about 2 mins walk away.

Location was perfect for walking around Rye, the house was clean, comfortable and very pretty, we also had a dog with us and was perfect with the courtyard garden. Everything you would need was available in the house, in the kitchen and bathrooms so no need to take anythjng with you. Host was easily contactable with plenty of information, very easy booking process. Would go again.

The location was fantastic, easy walk to the centre of town and great bars and restaurants. The parking was easy to find and really well priced. The house itself was fabulous. Cosy and lovely furnishings. Two bathrooms was ideal for a group of friends and the courtyard was an excellent bonus - in fact we had lovely weather, so we spent a lot of time out there, much to the pidgeon's dismay. The house has everything you need for a stay - full kitchen and bathroom supplies including a really good hairdryer (much appreciated by a house full of ladies).
I truly have nothing negative to say about the house. You are near bars so if you are an early sleeper, it might not be ideal, but they really were not that noisy and all finished up by 11pm. We only had positive things to report!

The cottage has a convenient central location near shops and restaurants. The interior was stylish and comfortable. Free parking near by in a side street was a bonus.
I liked it all and wouldn’t hesitate to return and recommend.

Nothing to do with the stay - why is Booking.com asking how I got into the property. If your site get hacked you could give away some really serious information. This question should be deleted.

The property was so central, everything was on the doorstep, shops, restaurants, historic sites all within short walking distance, Rye is amazing. Larkin House catered for all your needs, everything you could want or need, it was very clean and comfortable and was a pleasure to be indoors when not out and about. A lovely quirky comfortable property, I would have liked to stay there and live in it!
Had to use the public car park at £5 for 24 hours but this was only a few minutes away and didn't need to move the car to go anywhere once parked, so not a problem.

The house was lovely, plenty of room for us and we were a family of 6. Tea and coffee were provided and bath toiletries. The host was very helpful and welcoming.
The road was a little noisy and we were near 2 pubs so a little noisy at night. But wasn't really a problem for us

The staircase was rather long for us old people but it is inevitable in an old property,

What a great place, central location, super cosy and clean, would highly recommend staying here. Close to great restaurants and pubs too which is always a bonus!

Owner was very helpful - we unexpectedly had to bring our dog which she was fine with. Greeted with a Christmas tree in main room! House was very warm and comfortable and stylishly decorated and furnished. Everything worked. Very conveniently placed for centre of Rye. Good value. Little patio area would be nice to sit out in in Summer, but a bit chilly in December.

Warm, comfortable house in a fantastic location for the town, great kitchen, attractive bedrooms, good facilities. Lovely big bath upstairs and an excellent shower on the ground floor. Just a few minutes walk from the centre of Rye.
No real issues but the house does suffer from some noise from the street. The entrance via a padlocked side gate is a bit awkward. Downstairs living area has the main TV with streaming services but could perhaps be a bit cosier.

Very well equipped and comfortable with everything we needed. Shower nearly blew me out of the door on first use, brilliant water pressure. Bath was nice too after a long day walking. Place was central and parking close by way easy. (people who complain about the parking when it states 'No Parking' need their heads examined). Great base for our two dogs who were perfectly comfy downstairs, huge fridge for all our stuff and great selection of coffee and Teas. Great place, would come back and stay again.
Found the double bed was quite short and my feet hung over the end (i'm 5ft 10). It's a decent sized place but there seemed to be a lot of furniture making it feel a lot smaller. A little light in the corridor when you are struggling to unlock the padlock at night might be nice.

Great location, very good facilities particularly in the kitchen which had lots of things I wouldn't even think of! tea and coffee available as well which was great.
The only thing I would change would be to put a curtain up in the downstairs living area - we felt that we couldn't sit there in the evening without being 'exposed' with people walking past on a reasonably busy street. I know that there is also the upstairs seating area but the downstairs living room had a bigger TV. Other than this we had a great stay and would visit again.

Location perfect very safe ideal for travelling around or staying in the town. This cottage is the best one we have stayed at and would highly recommend it.

Perfect location for Rye, so close to everything and whilst there is no actual parking there is a car park literally around the corner that is so cheap to use. Close to walk to everything in Rye, Lovely quirky cottage, with everything you could possibly need and the host has gone to the trouble of having toiletries, hairdryer, straighteners etc. The kitchen is incredibly well equipped and has the benefit of a dishwasher and even a washing machine should you need one. Loved it and highly recommend.

The place is a gem! Tara has perfect taste and style in decorating the house. Everything was thoughtfully provided. Place is close to a car park. Location is near all important land marks.

Very near Rye old town. Lots of provisions available. Several TVs. Nice relaxed atmosphere. New kitchen.
Opposite noisy drinks club. A lot of noise from main road traffic late at night. Youths gathered outside club and at adjacent Chinese takeaway. Loud from 11pm - 1am Thu - Sat.
