Rooms was clean. P
Rooms shower and toilets was no force of water, Air Conditioning was not cooling proper. Beach is untidy. Breakfast was not 50/50. Pool was not clean.

Too many mosquitoes at night and the windows didn't have the transparent curtain nets.

The beach
Almost everything from the room, they were not clean, dirty curtains, door handles werent working, there were no kettle in the room for tea/coffee. There is no value for money and I am very disappointed.
The pool was not clean

The room we got had a nice view with no obstruction of the ocean. The staff were friendly.
The AC in the room was not working, the AC machine just hummed out a noise. The TV was not working as there was no decoder, which they later brought and connected it to the TV. We requested specific food for dinner, but it was not prepared as per our request.

Strongly recommend..do not waste your money and time to stay there .

Well working resort and helpful staff.
Good location, but be prepared that it is a busy part of the Southern Beaches.
You can enter the beach from the hotel itself in few steps.
Beach area has simple, but good beach bars for nightlife (Rasta style) in footwalking distance
The area is not well developed with regard to transport. Difficult to find taxis there. Nothing the resort could change though.

We like the place very much, have stayed several times here. The beach is growing busier and busier, especially weekends. Nice rooms, good facilities with the small pool, and maybe the best beach in Tanzania. Easier to access now with the Kigamboni bridge. Calm, since the Villa is rather small.
There is some decline in maintenance. Leak, missing bulbs, some wholes in net, Staff should check and prepare the rooms better in advance. Things were fixed during the stay, though. We don't fancy the music in the bar area very much, prefer to hear the sea rather than contemporary music nearly whole day and evening. Not very loud though. Polite staff and some good staff, not everyone very sharp. But it is still a favourite place.

the beach but had nothing to do
we arrived late at about 23:00 and there was a huge Rasta Party that was extremely loud, at the neighbor location, eventually they stopped. Went to the room and had to wash baby and kids and no hot water, seems nobody turner the boiler on as there was a switch that we found in the morning. here comes the breakfast that was an absolute Nightmare, no cofee just Instant Cofee, just eggs and omlette that were disgusting, there is like an outdoor shed where the kitchen is that was not hygienic. Back to the room, shower head not working, bed light shortcircuiting and danger of electrocution, no bulbs. imagine us with 3 small children there. we complained and still got charged the full amount for the night spent there for an absolute nightmare.

Super friendly and professional staff; nice shady (palm trees) hotel garden facing the sea; small number of modern, spacious and nicely decorated rooms with en-suite bathrooms in good condition; big breakfast with eggs and fruits included in room price; hotel restaurant offers nice variety of dishes including fresh fish and seafood; my second stay - I will be back. Thanks again and warm regards to the team!!
The ride to the airport can be tricky as to horrendous traffic in the bridge area depending on the time of the day.

The swimming pool is small but the fact they have a lifeguard watching over is an added advantage. He is also very friendly.
One tall waiter who served us dinner was very friendly
They need to improve their breakfast menu.
The lady manager needs to interact more with the guests rather than assuming things and passing on information with the waiters which could have been done by her.
The music playing close by the property was very loud and annoying.
Too many boats outside the property which is blocking clear access to the ocean.

Super friendly and accommodating staff in every area of the hotel (reception, restaurant, kitchen, cleaning, guards). Everybody went out of his/her way - thank you so much again for making my stay a very pleasant one!!
I very much appreciated the fact that employments were maintained despite the ongoing difficulties in the hospitality sector due to the pandemic.
A non-issue for me personally (!!) but since the pool is public, the place can be a bit crowed and noisy, especially on weekends (during day-time only). If hotel guests expect a rather private, relaxing place, that's not what is is. For that, room prices are a bit excessive.

the place was bad , I arrived to a dirty bathroom that had a wet floor and dirty taps, the drain from the shower was even blocked , the bed had sand particles in it as well. I was up at 5am ready to check out . the shower handle was electrified you can’t touch it .

The rooms were very clean and comfortable, probably the best we have ever booked in that price range. The staff is very friendly. Amazing view from our room.
The food is over price and not worth the money we paid and the tv in our room was not working. The swimming pool was closed for maintenance for two days, which was very disappointing but we do understand that things brake and that was out of their control.

Barstaff were slow and couldn't prepare cocktails.

This place should not be rated as a touristic resort at all. Very old building, old cheap furnitures, only three staff, even they have good intention, trying to run everywhere, but of course doing very lame service. You should ask couple times to clean the room. Beach is very dirty, there are dirty diapers around, nobody is cleaning. During nights very loud music makes you impossible to sleep. Stay away from this property! Not a value for your money!

We stayed 3 nights and enjoyed the food and the pool.
Sadly, the WiFi didn’t work at all despite what was promised. We were unable to do some work, that we intended to do there..
We had at least 5 water cuts on our 3 nights. Additionally, the main light in the restaurant didn’t work and kept blinking. It was quite challenging to eat dinner.
Most disappointing was the fact that the rooms were not ready for us upon arrival. Towels and toiletries were missing.
Most of this was due to poor management and had nothing to do with the local staff. They truly tried their best to fix any issues. We even saw then call management serval times with no luck.
