Great location close to Arthur’s Seat and Old Town. Very and very quiet. Steven was a great host and very helpful with suggestions for dining and directions.

Hotel in overall great condition. Lovely bathroom. Spacious bedroom. Warm comfortable and welcoming. Complimentary snacks. Love the checking in system - couldn’t fault the hotel at all.

Our host, Steven, honored our request to have breakfast in the living room with our traveling companions. The room is comfortable and bright. Much nicer than eating in our bedrooms.
Perhaps an expanded breakfast menu. We understand that Steven was working alone, but fresh fruit would have been welcomed. We did have our choice of banana or orange, but a cut up fruit plate would have complimented breakfast.

Excellent service. Warm, friendly and so welcoming. Location was great. A bit out of the way, but we knew that when we booked. Situated on the bus route straight into town, but we walked each day, about 30 mins walk. Self check-in was easy and communication was excellent from Steven and his dad. Would stay again most definitely.

Comfortable, spacious, clean room. There was a complimentary assortment of spirits in the lounge which was nice. Free, off road parking was also good and a big motivation for us to stay here. The bathroom was huge and spotlessly clean as was the bedroom. Bed was also a good size and comfortable.
The website describes this guest house as within walking distance of all main attractions for Edinburgh. It's actually 1.8 miles to the city centre so we found this (as 60-year-olds) to be a stretch if we're honest. However, the main disappointment was the complete lack of personal attention given by the owners. We were expected to let ourselves in to the guesthouse on arrival via a coded key box. Breakfast needed to be ordered via a form and left in the hall. Our breakfast was delivered direct to our room in one go. The room wasn't serviced during our second day which I've never experienced ever. The food was pretty good actually but the only egg you could order was scrambled and there was no toast on offer, another first for me. it felt as though we weren't really welcome, as if the owners didn't want to see us, talk to us or make sure we were comfortable. People running guesthouses are in the hospitality trade and this experience felt like anything but hospitable. Cold, impersonable and perfunctory is how it felt. Some may prefer this hands-off approach and I dare say the owners may point out that Covid is playing its part but the pandemic is over everywhere else in the hospitality trade so I wouldn't necessarily buy that. The note in the room asked us to be out by 10.30am and to open a window?! If this is a throwback to covid then they should have explained that perhaps? It made us feel like they didn't want any trace of us to face once we've left. It's a nice building with real character but the whole experience was marred by this minimalistic approach - sorry!

Though not a big problem it is very difficult to turn on a light at night without disturbing your partner as lighting was quite bright (even the side lamps. some gentle lighting would be useful for those who have to get up.

We loved the complimentary breakfast! There were lots of delicious options and it was a wonderful start to our day. The staff were so friendly and accommodating, especially as our flights in and out were quite late.
The room was a little chilly, but staff provided an electric heater, fluffy blankets, and a heated towel rack.

Very friendly staff member, greeted us when we arrived. The breakfast was excellent.
Although the Ard Na Said is out of the city centre, we had no problem going in by bus (about 20 / 25 mins) and getting a taxi back late at night (about 10 minutes).
Personally, I prefer to have breakfast somewhere other than the room, but it worked well anyway, and the choice, quality and quantity were superb.

It was in a good location; quiet and great links for the bus into town.
Breakfast was served in the room in disposable containers and was very disappointing as a result. There was no dining room available for breakfast and this was why breakfast was served on a tray in the room. Considering the cost of the room, this was very disappointing to say the least. The hosts stated that this was due to Covid restrictions, but the restrictions were relaxed long before our visit.

Room was really king's kind with perfect king size bad. Clean and tidy. Breakfast was great and provided to the room door.
Perfect location with easy access to the town centre. Really enjoyed our stay there.

Didn’t like eating my breakfast in the room, would have been nice to have a change of scenery and to meet other guests particularly as I was travelling alone.

Friendly welcome, Room was above standards very clean. Location was within walking distance so if you couldn't get a taxi it wasn't a problem.
It was a shame breakfast was served in our rooms. We would have loved to meet the rest of the team. We know this made sense and kept everyone safe and well.

Not to Very disappointed with breakfast, booked this on the reviews especially breakfast. Instead of a full Scottish breakfast we got a takeaway one, a choice of rolls with different options, sausage bacon etc, scrambled egg,with a choice of 1 sausage or 1 bacon etc. Choice of omelette, or porridge and cereals. Fruit juice no choice just orange,tea or coffee and a pastry. Unfortunately the bun was not toasted, so when scrambled egg and other hot food was added it became very soggy and virtually inedible, ketchup or brown sauce were the only condiments and no choice if haggis beans tomatoes etc. Was very disappointed, I understand the covid situation but other places we have stayed have provided a good breakfast in a breakfast room with social distancing in place, with food on a plate not in a bag or a box.
