Very nice property that is conveniently located to most attractions and restaurants. Everything is within walking distance. The hotel was very nice. Comfortable beds, very clean, and a good size for two people with large suitcases. The breakfast was very good. And of course the staff were very nice and helpful.

Extremely well located and comfortable business-style hotel. The staff is very friendly and accommodating.
Washing machines tended to be all in use in the evening, so we ended up coming back to the hotel in the afternoon one day to wash our clothes.

Staff was very friendly and the location was excellent! The hotel was clean and comfy.
The breakfast was subpar and after the first two mornings we decided to eat elsewhere even though we paid for the breakfast.

This hotel is well located. If you come out and turn right you go straight into the covered shopping streets with multiple small stalls. A few blocks and right into Nishiki Market. The location gives an opportunity to beat the crowd to Nishiki Market and enjoy it without the crush of other tourists. If you turn left you can cross Sanjo bridge and are into Gion which is the older more traditional section. I like the location b/c gives you access to fun things and the subway and busses and options for walking. Rooms are clean.
It’s on a Main Street. On the 3rd floor hotel room facing the street there is unavoidable street noise.

This was our third stay at this hotel during our recent trip to Japan. The first stay was with a small tour group and I believe our room was a standard. On the next two stays I booked a somewhat larger room and this was more comfortable and the rooms had views to the surrounding city. The bathroom was also more spacious. The rooms are well maintained and attractive. The staff are professional, friendly and helpful. The location of the hotel is excellent.
Standard rooms are a bit small. Book a larger room.

The beds were very comfortable and the provided spare toothbrushes and toothpaste and it was very convenient. The shower was nice and easy to use. The location was great as there was a 7/11 and a subway station in a five-hundred meter radius of the area.
The room was small and a little cramped but we managed to adjust and worked out a sleeping position which we all agreed on. The beds were a little small, but 3 beds was big enough for our family of four.

This hotel was booked last minute as last resort when we could not extend our stay in ryokan as it was fully booked. But wow! We got a surprise and it was all worth it. We wanted to stay longer in Kyoto and this hotel not only provided us last minute accommodation but also was one of the highlights of Kyoto. The staff, the ambiance and the location were just the best. Could mot have asked for a better place. They even gave us a gift for our stay !!! How cool!!

Huge room especially for Japan - so much space and we felt really comfortable. Air con could be turned up or down which was helpful. The location was excellent, v close to multiple stations and a great spot just on the border between Gion (older side) and the newer side with branded shops etc. Staff were lovely. The entrance was very impressive too, a great space to return to on an evening.
I would have preferred a smaller double compared to two big singles pushed together but I am sure this is a plus for many people! The bed space is huge.

Breakfast was not good if you want a Japanese breakfast (pickles; good smoked fish etc). They had a few pickles (not good ones); the smoked fish was not tasty. it was disappointing.
Front desk did not seem as oriented as ideal to helping guests to find a good restaurant in the area

It was a little uptight for my taste but thats my perspective. Otherwise, very clean and proper. My room was cleaned every day without my request, which is cool.

Breakfast shocking. Not much choice, what there was ran out. Coffee machine looked like it needed a good clean.

The hotel and location were excellent. 10 min walk from anything. 7 min to train station. Right by the river which is excellent for food and relaxing.
Our reservation was for a bedroom that slept 3 persons. The booking only stated 2 people. At the front desk we said we would pay the difference of the additional person to be added to our room for tax purposes. They strong-armed us into purchasing another room on the spot for 500 dollars for 3 nights. We did not let this affect our trip at the moment however; in retrospect, this was simply not the level of service I was expecting. English skills were lacking to say the least at this location, specifically.

The Royal Park was located in the heart of downtown area, and very convenient to bus and subway lines. The room was very comfortable, clean and quiet. And the breakfast buffet had a nice variety of options.
The breakfast buffet was down in the basement, so not super inviting, but decent enough.

the location is good and we are just next to the popular market sanjo meitengai where people from all walk of life met and say hello. we were lucky to meet a few geisha moving along the back lane attending to their business
we were completely lost due to our mistake to take the royal park shito for the royal park sanjo that we took us almost 3 hours until we were completely exhausted and given up walking. we finally took a taxi from royal shito to royal sanjo after the local police woman told us we have mistaken this royal for that royal. now that it is over its fun anyway and its part of vacation.
