Lovely, clean property, as advertised, no surprises.
Nothing, the inclusion of a small fridge might be nice but the lack of it wasn’t a detractor at all.

Jasmine and Danny are wonderful and very hospitable! Our room and bathroom were very clean and neat. Breakfast was great and the location is close to a tram you can take to get down to the Royal Mile-or you can walk if you enjoy walking.

Our twin room was up the staircase and had high ceilings with bay windows looking out onto the beautiful green expanse of the Leith links. The owners were exceptionally kind and welcoming and were helpful in every respect. A warm breakfast was included in the room price. The bus stop to the city is located right in front of the property. This is a first rate guest house and we would be happy to return.

My stay at Mackenzie Guest House far exceeded my expectations. The room and bathroom were both spotless and clean. The house is located just 10-15mins away from the city center with public transportation very close by - there's a bus stop right outside the house and the tram stop(my preference) was about a 5min walk away. I slept very well and felt comfortable there.
Danny and Jasmine were very friendly and made me feel at home. They kept me company in the morning during breakfast and went out of their way to accommodate me. They even woke up earlier than normal one morning to make me breakfast as I was heading out extra early that morning. The breakfast that they served was delicious.
If I am ever back in Edinburgh I will absolutely be staying here again. Thanks to Danny and Jasmine for being great hosts.

Great accommodation in Edinburgh, just outside the crowded inner city. Though conveniently located and just a 10 minute walk from the tram station and a bus stop almost right in front.
The owners Danny and Jasmin take very good care of their guest house, but also of their guests. We could even store our rental bikes indoors, just for safe keeping.
For us the guest house was a safe and quiet getaway, and should we revisit Edinburgh we would definitely stay with them again.

The room was very nice and clean. The beds were comfortable. It provided all the amenities I needed. Breakfast was very tasteful. The owners were nice and helpful especially when providing information about the city transit such as taxis and buses. It is also across the street from a park and bus stop.
Nothing.

In a city of expensive accommodation, this is a great option. Close to buses and the tram from the airport, with great cafes nearby, it's a little oasis. Classic small guesthouse, everything clean and well-managed.

Danny was very friendly and welcoming. The room was all I could need and quite comfortable. Breakfast was great and filled me up for most of the day.

had top
floor, very private, long winding staircase but owner helped carry luggage upstairs. Would not be good for handicapped people though, no lift
nothing really. we walked to Royal Brittania and to Royal Mile and Edinburgh castle. Good hike if you like walking.

Excellent choices for breakfast.

Everything. The rooms were clean, the bed is comfy, from make up remover to little cookies, they had everything that I needed. The bathroom had a bathtub and cutest windows I've ever seen. The location was great compared to the price, there were multiple bus stations within the walking distance which took less than 30 minutes, and walking from the city center is also doable

Clean, friendly, comfortable. The owners went out of their way to make the place welcoming.
Nothing to improve!

The bed was great and room was very comfy. I liked that I could regulate the heat when I was present. Danny loaned me a converter for my phone so I could keep it charged. I had brought the wrong kind.
I was unable to get hot water in the shower on a reliable basis.
I was disappointed in the breakfast offerings. Coffee and Juice was good. I expected fresh baked goods. It wasn't advertised, it was just my expectation.
I had a great room and bath at the end of the hall, ecxcept I was on the 3rd floor. I am too 'senior' to do the two flights of stairs. I did not request a change since the room was comfortable and other guests were present.

I didn't have breakfast. I had breakfast elsewhere.
Upon entering the room, several things surprised us. Small bed for two adults. Both the width and length of the bed were unsatisfactory. One blanket is not enough for two people. The room was on the last floor under the roof, where the roof is without insulation, so it is very cold there. The direct heater is quite noisy when switched on, so if it is switched on all night, the thermostat switches off and on every 10 minutes. It interferes with sleep. During the second change of towels, one towel was dirty and poorly washed. I think I could request this discount for the entire stay.

Owner really dedicate, accepted to serve a slightly earlier breakfast (15 min earlier) due to my tight business schedule.
Very rich breakfast.
Bus stop to city exactly on the opposite side of the road.
It should be clear in the presentation that breakfast is usually served between 8:30 and 9.30 in the morning at this facility. For people like me visiting the city for business, it can be inconvenient, since after breakfast you must take into account that you need time to get to the centre.

The owners were extremely kind and helpful. The bathroom was big and very clean. Shower had good water pressure and was never cold. They even folded the corners of the toilet paper. The room was small but well kept, very clean decent selection of tea and hot chocolate and biscuits.
It’s an old house so the floors are creaky in some spots and there’s only stairs. The bathroom for my room was down the hall but private. The only thing I was concerned with was waking up other guests by opening and closing my door to go to the bathroom late at night.
