The cabin was wonderful and all of us fit without being on top of each other. The kids and adults loved the the game room. The only issues that i could see was with that many people, the garbage was filled quickly and had to call for pick-up and the matresses need replaced- they have deep divits you can see making them uncomfortable. Other than these, i highly recommend this cabin for your large family vacation and I would definitelybook again.are prett

In looking forward to our annual Christmas trip with family from Georgia and Michigan, we were
Thoroughly disappointed after long drives and arriving at the 4:00 checkin time that the cabin had not been cleaned and was not going to be cleaned that day. We were advised to find other lodging. No one from the management company even called us ahead of time to forewarn us. After telling them that we had 22 people and that would either be really expensive or possibly nothing available, they said sorry but that was the only option. They did not even give us the courtesy of calling us to forewarn us.
The door was unlocked and we had no where to go, so we went in and started cleaning. We washed sheets, cleaned the bathrooms and kitchen with supplies we bought at Dollar General. Around 10:30 that night a worker brought us clean sheets, towels and toilet paper leaving them just inside door. No one came the following morning to clean, remove soiled linens or trash. We didn’t have a broom to sweep with so we requested one. Later in the day a worker came to bring broom and remove linens and trash. We didn’t have any one come to clean our entire stay.
I own a home I rent through VRBO and if I had a property manager that did not represent my home with 100% accuracy, they would no longer manage my home. If I had a guest call me concerning issues found with the house that continued to go unfixed, I would be livid.
Here are some of the issues:
Bed upstairs to the right is broken
Shower upstairs in room to right won’t drain
Hot tub wouldn’t heat
Coffee table in living room leg broken
No tips on pool sticks
No shelves in refrigerator
Heat doesn’t work upstairs
Over heats downstairs
Main floor bedroom no heat
Hopefully the owner sees this review and will address the issues that are stated. We were reimbursed one nights stay, the cleaning fee and cost of Dollar General items purchased.
I would just advise any one staying at this property to contact Timbertops ahead of time to make sure they don’t face the same disappointment that our family did.

Broken fridge shelving, holes in wall behind bunk beds, games in arcade room don’t work.No brooms, no mops to clean up and REALLY REALLY cold bedrooms.
Glad we were with family and not needing to impress.

Had a amazing time here

After the first night of staying we had no power due to weather nor no communication with anyone. Not there fault. But the place was dirty there was still food on the floor from the previous gas the toilets and showers were still dirty without power it gave me the opportunity to actually clean the place. The furnace had the siding taken off of it and just laying on the ground. There was mouse poop in the couch bed 😣. TVs would not work at all the first day when we did have power there was batterys missing in three of the remotes. My boys had their phones charging and a plug that had no face cover when I found out I freaked. I can't even discuss everything with this property it's so dirty and unsafe.

This house worked perfectly for us. Absolutely love that all bedrooms have a bathroom. There were 17 of us and it was great! It was pricey so I would have expected a few things to be more on the up and up. We arrived without the furnace working. A guy was sent out that night but said this was his 3rd time there. He hot wired it, hoped it would stay on and would be back Monday with the parts... Never showed so luckily it didn't go back out. I called, and he must have came while we were out. Also that initial phone call requested light bulbs. They were out EVERYWHERE!! My room was so dark, no lights in the closet or stairway and out randomly everywhere. The home was clean for the most part but I think house keeping could definitely clean the fans from time to time. They were filthily along with burnt out lightbulbs. I called a few days later for lightbulbs again and still never received them. We also had to repair the fridge ourselves as when we arrived most of the shelves were broken and for 17 people we were ready to stock the fridge. As I said the house worked out perfectly outside of a few issues. I just think for that price for a week it should be standard practice that lightbulbs are always replaced and if you are having issues with a furnace that it gets fixed properly so new guests are continually experiencing issues. The arcade games were a hit.. but some didn't work well and could easily be replaced for renters to enjoy as well.

Beds were broken, toilets wouldn’t flush, showers were dirty. It was so dark in the house you could hardly see! We asked for more light bulbs and never got them. They came to fix the toilets, didn’t fix them and never came back! House was very worn! I only have one star because I couldn’t give a negative! The only positive thing I can can is that check in was easy! Pics were definitely old pics! This house needs major renovations!

The property was beautiful and provided a great space for our church youth group to stay. There were 26 of us total staying and we were able to spread out comfortably. The only drawbacks that I saw were that the arcade games were not functional, our students were really disappointed with that. Also, several of the pull out couches were broken. Our students made the best of the situation, however given the cost of the cabin it was disappointing for me to see that several of their beds were not set up properly. They loved the hot tub and how close the property was to a public field for football and frisbee. Very nice property altogether.

This was a great cabin for all ages in your family. Drive wasn't bad to get to attractions ( except traffic) at times. Cabin was clean when we arrived. Some issues with couple games, but other stuff to do. I would take my family back to this cabin again. We made great memories..

Beautiful cabin close to everything. Pull out couches okay for children but we will rethink that as a sleeping option for adults next time.
The management staff was outstanding from booking to checkout. We will definitely work with them for our future trips!!!

We had a great stay but on our 3rd evening there, the breaker wouldn't stay on on one of the units. We called to report it and they told us that someone would be there but no one ever showed. Several guests were uncomfortable due to it being so hot. Now we know why there were several fans in the cabin.

We were a group of 10 adults and 6 kids. Checked in Thursday afternoon and checked out on Sunday
Issue #1 - THURSDAY - we checked-in to find out the refrigerator was not working and was set at a high temperature. So reset it, hoping it would work.
Friday - the refrigerator would still not work and a work order was raised. A technician was dispatched within 2 hours and it took 4 hours for the issue to be fixed (yes 4 hours on your first day of vacation waiting for the technician to leave. Not to mention all the food, milk etc. that went stale and had to be trashed)
Issue #2 - Saturday morning - woke up to a stinky kitchen!
Well, the refrigerator seemed to be working now but probably drained out crappy water from the day before. No words to explain how bad the stench was. All of us were double masked inside the house not for COVID but the stench.
Issue #3 - couple of hours into Saturday Morning - It was a rainy day. While we were still living with the stench in the kitchen, and then came the next surprise - the ceiling in the kitchen starts leaking at multiple places. We could not figure out if the rain is contributing or if it is a leak from the bath room upstairs. (Can't get messier)
We complained and again a technician was sent. For issue #2 they wanted to do a detailed check which maybe meant another 4-6 hours? Or they offered to place a box of baking soda inside the refrigerator (seriously?!).
And for Issue #3 they wanted to check the bathroom upstairs which basically meant I had an option to spend my remaining vacation with the technician or live with the issues. We chose the latter and tried to stay out as long as we could and checked out the day after.
I read multiple other reviews where the management had been apologetic and had clarified that they had fixed the issue later. But fixing them later does not help the folks who have had a bad vacation experience. They should instead offer to refund for such an awful service.
If you are the one hosting a group at this property, you will be up for an embarrassment. All my guests suggested that I should claim a refund!
On a lighter note - the first thing my 4 year old said as soon as we arrived back home - "WOW! this house smells so good!"

Eighteen of us stayed here ranging from age 7 to 64 and never once felt crowded or short on space. The game room was perfect for every age — pool table was the biggest hit and they had several tournaments during our stay.
The property is as described and the pictures are pretty accurate. We had a couple of issues but someone was sent over quickly to help resolve them. Everything was clean and well supplied — two coffee pots, electric skillets, crockpot and plenty of dishes and pots and pans to accommodate us. They give you enough toilet paper, paper towels and trash bags to get you started — just bring extra if you will be there for more than a few days. Food City and Dollar General are close by to pick up anything you may need.
We would definitely stay here again if we ever return to the area with our family.

This cabin is huge!! The closets are big enough to be bedrooms. This is the perfect spot to avoid traffic, getting to Gatlinburg is about 1 mile to 321 and just a few miles later it puts you out at red light #3 in downtown Gatlinburg. Traffic backed up in Pigeon Forge, no problem. Waze GPS app will take you right into the middle of Pigeon Forge or Sevierville and you will likely not see more than 10 cars on the route. We stayed 5 days and never got caught up in the nightmare traffic. We were able to spend all that extra time doing fun things instead sitting in the car. We'll be back.
